Renters, Airbnb and elevators at Markham Place II

Do mostly owners or renters live here?

Leases 62%Sales 38%

Renter-heavy building. Of 29 deals here in the last 24 months, 18 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Markham Place II?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Markham Place II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Markham Place II is the newer of two near-identical towers on Rosebank Drive, and it is the building I suggest to buyers in northeast Scarborough who want a concierge building from this century without paying new-construction prices. The catch is supply: when I checked, nobody was selling. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Markham Place II is a 16-storey high-rise condominium of 203 suites at 6 Rosebank Drive (also addressed as 2 Rosebank Drive) in Scarborough, Toronto, in the Malvern East area near Markham Road and Sheppard Avenue. It was built in 2011 by V.H.L. Developments, and the condominium corporation, TSCC-2134, was registered on 14 February 2011. GPM Property Management manages it. Suites run about 553 to 1,114 sq ft. Condos.ca lists the fee as covering common elements, heat, building insurance, parking and water.

Two towers, one builder

V.H.L. Developments built Markham Place as a pair. The first tower, at 8 Rosebank Drive, registered in 2010 as TSCC-2070 with 205 suites. This one, Markham Place II, followed in 2011 as TSCC-2134 with 203 suites. Both are 16 storeys, with similar suite ranges.

For a buyer, that is useful. If this tower has nothing for sale, which is often the case, the first tower offers almost the same product, and its sales are a fair comparison for pricing. They are separate corporations, though, with separate budgets and reserve funds, so do not assume one’s finances tell you about the other’s.

Ask the manager whether any facilities, driveways or the garage are shared between the two towers under an agreement, and how the costs are split. That kind of arrangement is common in phased projects and shows up in the status certificate.

Together, the two towers hold just over 400 suites built by the same company within a year of each other. That gives you a much deeper pool of comparable sales than either building on its own, which helps when you are pricing an offer.

What 2011 gets you

At 15 years old, Markham Place II sits in a sweet spot. It is new enough to have a modern lobby, concierge, guest suites and the layouts buyers now expect, and old enough that the first owners have moved on, prices have settled and there is a track record you can read.

Suites run from about 553 to 1,114 sq ft, so the range covers compact one-bedrooms through to larger two-bedroom-plus-den plans. That mix appeals to first-time buyers and to downsizers coming out of houses in Malvern and Rouge who want to stay in the area.

Fifteen years is also when the first round of big maintenance starts to appear in reserve fund studies: carpets and corridors, the lobby, some mechanical equipment and, before long, the garage membrane. Read the study to see how those are planned and paid for.

Inside the suite, 15 years is also about when original appliances, faucets and the heating and cooling units start to need replacing. Ask the seller what has been updated, and check the declaration for which in-suite equipment the corporation maintains and which is your responsibility.

The fee, and what is not in it

Condos.ca lists common elements, heat, building insurance, parking and water in the fee. Hydro is not on that list, so expect to pay your own electricity bill, which is normal for a building of this age.

Without current listings, I cannot give you a fair per-square-foot fee figure for this tower. Ask the listing agent or the manager for the current budget, and compare the fee for your suite with the same plan at Markham Place I.

With heat and parking included, the fee covers your two biggest monthly extras after electricity. Ask the manager how cooling works in the suites and who pays for it, since air conditioning is not on the inclusion list either.

Condos.ca also flags pet restrictions. Read the declaration and rules for the details before you buy, especially with a larger dog.

Living near Markham Road and Sheppard

Rosebank Drive runs east off Markham Road, north of Milner Avenue, in the southeast quadrant of Markham Road and Sheppard Avenue. A 1999 City of Toronto report describes this quadrant as a phased residential development, with the Markham Gardens townhouses at 19 Rosebank Drive as its third phase. The two Markham Place towers followed in 2010 and 2011.

This is the southern edge of Malvern, a planned community that the Canada Mortgage and Housing Corporation began developing on former farmland, with the first residents arriving in 1972. Highway 401 is close, and the Rouge Valley and Toronto Zoo are a short drive east. The panel on this page lists transit, schools and shops.

Transit is the long-term story. The City and the TTC are planning Scarborough East Rapid Transit, a line from Kennedy Station to Malvern Town Centre, with a connection to the new Line 2 terminus at Sheppard and McCowan. Both projects point toward better rapid transit for this part of Scarborough over the next decade.

What Markham Place II costs

Condos.ca puts the building average at about $617 per square foot. That is a little higher than Markham Place I next door, at about $586, and well above the 1980s and 1990s towers nearby, which is what you would expect for a building from 2011 with concierge and guest suites.

When I checked, no suites were for sale and three were for lease, so there is no asking range I can fairly quote. In a 203-suite building, that tells you owners are holding on.

Low turnover cuts both ways. It usually signals owners who are happy where they are, which is good for the building. It also means that when a suite does list, it can sell quickly, so have your financing and status certificate review lined up in advance.

The practical approach is to widen your search to both Markham Place towers and set up an alert. Use the panel on this page for recent sales, or ask me for a building sold report covering both buildings before you make an offer.

Amenities at Markham Place II

ConciergeParty roomGuest suitesMeeting roomVisitor parkingSecurity guardParking garage

Concierge, guest suites and a party room are the practical package here: someone to take your parcels, a place for visiting family to stay and room to host. It is a sensible set for a building this size rather than a resort-style floor. I could not confirm a pool or gym here, so if those matter to you, ask what the building actually has before you book a showing.

Jatin’s honest take on Markham Place II

Who this building suits

First-time buyers and young families who want a newer concierge building in northeast Scarborough, and downsizers from Malvern and Rouge who want to stay close to where they have lived. It also suits buyers who plan to hold through the transit build-out in this part of the city.

What I’d want you to check

Read the reserve fund study for the first wave of major items in a 15-year-old building, and ask about any sharing agreements with Markham Place I. Confirm how suites are cooled and who pays, check the pet rules, and confirm the parking and locker that go with the suite.

The value question

At about $617 per square foot, Markham Place II costs more than the older towers nearby, and you get a newer building, a concierge and lower near-term repair risk for it. The hard part is getting in. Be patient, watch both towers and be ready to act when the right plan lists.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
