Living here
Renters, Airbnb and elevators at 2068 Martin Grove Road Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2068 Martin Grove Road Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2068 Martin Grove Road Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most buyers have never heard of 2068 Martin Grove Road, but the corporation number tells you why it is worth a page: YCC-1, York Condominium Corporation No. 1, registered on 1 August 1968. These 86 townhomes in north Etobicoke are among the oldest condominiums in Toronto, and that age shapes everything about owning one. Homes here rarely reach the open market. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2068 Martin Grove Road Townhomes is a condominium townhouse complex at 2068 to 2088 Martin Grove Road, 7 to 33 Tealham Drive and 6 Lexington Avenue in north Etobicoke, Toronto, in the area Condos.ca files under West Humber-Clairville. It has 86 homes and was built in 1968. The condominium corporation is York Condominium Corporation No. 1 (YCC-1), registered on 1 August 1968. Condos.ca credits Rockport Group as the developer and lists the corporation itself as the manager. There were no active listings when I checked.
2068 Martin Grove Road Townhomes at a glance
Corporation number one, and what that means today
Condominium corporations registered in the old York registry division carry a YCC number, assigned in sequence. YCC-1 is the first number in that series, registered in August 1968, in the earliest years of condominium ownership in Ontario.
That history is interesting, but the practical consequence matters more. The complex has had 58 years of boards, budgets and repairs. Some corporations of this age have rebuilt roofs, windows and services at least once and run on healthy reserves. Others have spent decades catching up. The documents tell you which kind you are buying into.
Condos.ca credits Rockport Group as the developer. I could not confirm that independently, and for a complex of this age the original builder matters far less than how the corporation has maintained it since.
How the corporation runs
The manager field on Condos.ca shows the corporation’s own name, York Condominium Corporation, rather than a management company. That can mean the complex is self-managed by its board, or simply that the record has not been updated. Ask the seller directly.
Self-management is common in older townhouse corporations and can keep fees low. It also puts a lot of weight on a small group of volunteer owners: collecting fees, hiring trades, keeping records and producing the status certificate on time. If the complex is self-managed, ask how long the current directors have served and who handles the paperwork.
Either way, ask for the status certificate, the latest reserve fund study, the budget and two years of board minutes. In a corporation this old, those four documents are your inspection report for everything outside your own walls.
Ontario requires condominium corporations to update their reserve fund study on a regular cycle, so there should be a recent one. Check its date. Then compare what the study said should be done in the last few years with what the minutes show was actually done. In an old complex, the gap between the two is where special assessments come from.

The address: Martin Grove, Tealham and Lexington
The complex spreads across three street addresses: Martin Grove Road, Tealham Drive and Lexington Avenue. That matters for daily life, because a home facing Martin Grove hears an arterial road, while one on Tealham or Lexington faces a quieter residential street. Check which side the home you are looking at faces.
This is the old Rexdale part of north Etobicoke. Wikipedia describes the Smithfield area, named after a former village at Albion Road and Martin Grove Road, as a neighbourhood that urbanized after the Second World War, with Albion Centre as its main shopping mall. The Silverstone pocket, west of Martin Grove and north of Finch, includes several townhouse corporations from the same few years, two of them a short walk from here.
The biggest recent change is transit. Line 6 Finch West opened on 7 December 2025, running about 11 kilometres along Finch Avenue West from Finch West station on Line 1 to Humber College, with stops at Martin Grove, Albion and Westmore among others. For homes in this pocket, that is the first rapid transit connection in their history.
Two YCC neighbours sit within a short walk: 43 Lexington Townhouses (YCC-10) and 444 Silverstone Drive Townhouses (YCC-19). If you are shopping this pocket, compare all three.
What to inspect in a 1968 townhouse
Start with what the corporation is responsible for. The declaration sets out whether roofs, windows, doors, fences and the exterior walls are common elements or the owner’s responsibility. In older complexes this is not always intuitive, so read it before you price the home.
Then look at the home itself with a good inspector. Ask about the plumbing supply and drain lines, the electrical panel and wiring type, insulation, and whether any materials common in the 1960s need further assessment. Ask the seller for the age of the furnace, air conditioner and water heater, and whether the water heater is rented.
Finally, ask about alterations. In 58 years, owners finish basements, add bathrooms and replace windows and doors. Some of those changes need board approval under the declaration, and an unapproved change can become the buyer’s problem after closing.
Pricing when homes rarely sell
There were no active listings when I checked, and the building data I had did not include suite sizes or an average price per square foot. In a complex of 86 homes that rarely trade, that is normal, and it makes pricing harder.
The best comparables are nearby townhouse corporations of the same age, such as YCC-10 on Lexington and YCC-19 on Silverstone, adjusted for size, condition and basement finish, and nearby freehold townhouses for a ceiling. Use my building sold report for closed-sale aggregates in the area.
Fee inclusions were not published in the data I had. Ask what the monthly fee covers, especially water, parking, exterior maintenance and insurance, because those make a large difference when you compare an older condominium townhouse with a freehold home.
Ask too for the home’s size from a floor plan or measurement, since no size range was published. Price per square foot only works as a comparison once you know what you are measuring, including whether the basement is counted.

Jatin’s honest take on 2068 Martin Grove Road Townhomes
Who this building suits
This complex suits buyers who want a townhouse with a yard-and-front-door feel in Toronto at a price well below freehold, and who are comfortable with an older home. With Line 6 now running on Finch, it also suits commuters heading to Humber College or across to Line 1.
What I’d want you to check
Confirm who manages the corporation and how it keeps its records. Read the reserve fund study for roofs, windows and paving, and the minutes for how quickly the board does the work. Have the home inspected for the plumbing, wiring and insulation typical of the 1960s, and check for unapproved alterations.
The value question
Value here depends on the corporation more than the address. A well-run YCC-1 with healthy reserves is one of the cheaper ways into a Toronto townhouse; a corporation behind on major repairs can make a low price expensive. Because homes rarely sell, be patient and be ready when one does. Book a call and I will help you price it.
