Do mostly owners or renters live here?

Leases 0%Sales 100%

Mostly owner-occupied. Of 5 deals here in the last 24 months, 0 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 43 Lexington Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 43 Lexington Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

43 Lexington Townhouses is a small one: 61 condominium townhouses from 1970 on Lexington Avenue, a residential side street in north Etobicoke. Small complexes can be the best-run buildings in a neighbourhood or the most stretched, and with a parking garage to maintain, the difference shows up quickly in the fee. Homes here come to market only now and then, so it pays to know the complex before one does. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

43 Lexington Townhouses is a condominium townhouse complex at 39 to 47 Lexington Avenue in north Etobicoke, Toronto, near Albion Road and Silverstone Drive, in the area Condos.ca files under West Humber-Clairville. It has 61 homes and was built in 1970. The condominium corporation is York Condominium Corporation No. 10 (YCC-10), registered on 8 January 1970, and it is managed by Mission Property Management. Listed features are a parking garage, visitor parking and permission to barbecue. There were no active listings when I checked.

Sixty-one homes and a garage

YCC-10 is a small corporation by any measure. Sixty-one homes share every cost: insurance, grounds, snow clearing, management, and the reserve fund for roofs, paving and the parking garage that Condos.ca lists among its features.

That last item is what makes size important here. A shared garage is a costly structure to maintain, with waterproofing, concrete, drainage and ventilation that all eventually need major work. In a 250-home complex, that bill is split many ways. In a 61-home complex, each household carries roughly four times the share.

None of that means the garage is in poor shape; I have no information that it is. It means the reserve fund study and the latest engineering reports on the garage are the first documents I would read, before the home itself.

Why small corporations can work well

There is a real upside to 61 homes. Owners tend to know each other, board meetings are manageable, and a well-organized board can make decisions and get work done faster than a large one.

Mission Property Management is the listed manager. Ask how long they have managed YCC-10 and how often the board meets. In a small corporation, steady management and a board that has kept records over the years are worth paying for.

Read two years of minutes. You are looking for a board that plans repairs ahead, gets quotes, and does the work on the schedule the reserve fund study sets. You also want to see that the corporation has not been borrowing or deferring to keep fees flat.

Ask about the corporation’s insurance as well. Find out the deductible on the master policy and when the declaration or by-laws let the board charge it back to an owner. In a small complex, one large water or garage claim can move the budget, so you want to know how the corporation has handled claims before.

Lexington Avenue and the Silverstone pocket

The address is a side street, which is the main daily advantage over complexes that face Albion Road or Martin Grove Road. Lexington is shared with another early condominium: 2068 Martin Grove Road Townhomes, YCC-1, includes 6 Lexington Avenue. 444 Silverstone Drive Townhouses, YCC-19, is also close by.

Wikipedia places the Silverstone area west of Martin Grove and north of Finch, within the larger Smithfield neighbourhood. Smithfield was named after a former village at Albion Road and Martin Grove Road and became urban after the Second World War as part of Rexdale. Albion Centre is the area’s main mall.

Line 6 Finch West opened on 7 December 2025, running about 11 kilometres along Finch Avenue West from Finch West station on Line 1 to Humber College, with stops at Martin Grove and Albion among others. For a buyer who works along Finch or needs Line 1, it changes the commute.

The panel on this page covers the stops, schools and parks closest to Lexington.

Buying a 1970 townhouse here

Read the declaration first. It sets out whether the corporation or the owner pays for windows, doors, roofs, fences and patios, and older declarations do not always follow the pattern buyers expect.

Then have the home inspected by someone who knows houses of this age. Ask about the plumbing, the electrical panel and wiring, insulation, ventilation and any older materials that need assessment. Ask the seller for the ages of the furnace, air conditioner and water heater, and whether the water heater is rented.

Ask about past changes, too. After more than half a century, basements have been finished and walls moved in many homes, and some of that work needs board approval under the declaration. Get copies of any approvals before you firm up.

Finally, give yourself time on conditions. Status certificates for small, older corporations can take the full ten days the Condominium Act allows to arrive, and your lawyer needs time to read it. I build that into the offer from the start, so the seller knows the timeline and you are not asked to waive a condition you have not satisfied.

Pricing a home that rarely comes up

There were no active listings when I checked, and the building data did not include home sizes or a price per square foot. In a 61-home complex, that is normal. It also means you will be pricing against a handful of past sales.

Widen the comparison. The nearest like-for-like complexes are YCC-1 on Martin Grove, YCC-19 on Silverstone and the larger YCC-25 on John Garland Boulevard, all from 1968 to 1970. Adjust for size, condition and basement finish, and use nearby freehold townhouses as a ceiling. My building sold report gives closed-sale aggregates.

Fee inclusions were not published in the data I had. Ask exactly what the fee covers, and compare the fee and the planned reserve contributions against those other three corporations. In a small complex with a garage, that comparison tells you a lot about how the next ten years will feel.

Amenities at 43 Lexington Townhouses

Parking garageVisitor parkingBBQ permitted

The amenity list is short and practical: a parking garage, visitor parking and permission to barbecue. That suits a small family complex, though it also means the garage is the biggest shared asset the 61 owners pay to keep up. Visitor parking is a quiet plus on a residential street, where overnight parking for guests can otherwise be hard to find.

Jatin’s honest take on 43 Lexington Townhouses

Who this building suits

This complex suits families and first-time buyers who want a townhouse on a quieter side street in north Etobicoke, at a price well below freehold, and who like the idea of a small community where owners know each other. Line 6 makes it more practical for commuters along Finch.

What I’d want you to check

Read the reserve fund study and any engineering reports on the parking garage first. Then read the minutes for how the board plans and pays for repairs, and the declaration for who maintains windows and doors. Have the home inspected for 1970-era plumbing, wiring and insulation, and check that past alterations were approved.

The value question

In a small corporation the value depends heavily on the reserve fund. If it is healthy and the garage is in good order, a home on Lexington is an affordable, quiet Toronto townhouse. If a big garage project is coming and underfunded, 61 owners will feel it. Be patient for the right home, and book a call so I can watch for one with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
