Renters, Airbnb and elevators at Courtyard Villas

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Courtyard Villas?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Courtyard Villas

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Courtyard Villas is not a townhouse complex, even though it sits among them. It is a three-storey, 48-suite low-rise built by B.G. Schickedanz Homes in 1999, with apartment-style suites and a fee that covers parking and water. It is one of the lowest-cost ways into the new Mount Dennis transit area, and its street is about to change. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Courtyard Villas is a three-storey condominium at 50 to 54 Sidney Belsey Crescent in Mount Dennis, in the former City of York, Toronto. Condos.ca lists 48 units, built in 1999 by B.G. Schickedanz Homes. The condominium corporation is MTCC-1258, registered on 29 June 1999, and it is managed by ICC Property Management. The maintenance fee covers common elements, building insurance, parking and water.

A low-rise of suites, not townhouses

Most of what Schickedanz built in this pocket is townhouses: Pioneer Townhomes in 1998 and Shining Star Crescent in 2002. Courtyard Villas is different. It is three storeys with 48 units across the 50 to 54 addresses, and listings use suite numbers such as 202 and 204, which points to apartment-style suites on each floor rather than homes with their own front doors to the street.

That changes the buyer and the checks. You get one-level living, a smaller home to heat and maintain, and a shared entrance with an enterphone. You give up the private garage and the yard that the townhouses next door offer.

Ask whether the building has an elevator. In a three-storey building it often does not, and for an upper-floor suite that matters to anyone carrying groceries, a stroller or a bad knee. Condos.ca had no suite size range for this building, so get the floor plan for each suite.

Suites in a three-storey building also differ more by position than townhouses do. A ground-floor suite may have a patio and easier access, a top-floor suite more light and no one overhead. Ask which suites have balconies or terraces, and check whether outdoor space is exclusive-use common element the corporation maintains.

Not to be confused with Riverboat Landing

A neighbouring building at 64 and 66 Sidney Belsey Crescent is listed as Riverboat Landing Courtyard Villas. It is a separate entry with its own address, and you should confirm whether it is a separate condominium corporation with its own fees, reserve fund and rules.

When you look at listings on this crescent, check the street number and the corporation number on the status certificate. Two similar names on one street is how buyers end up comparing fees and reserve funds from the wrong building.

Mount Dennis, and the towers proposed across the street

Mount Dennis station opened to GO Kitchener line and UP Express trains in late 2025, and Line 5 Eglinton opened in February 2026 with Mount Dennis as its western terminus. For a pocket that used to feel cut off from the subway, that is a genuine change in how the area connects to the rest of the city.

The station sits on the former Kodak lands. Kodak ran its Toronto plant here for more than 80 years before closing it in 2005, and the old employee building, Building 9, was kept as part of the new transit complex.

The bigger local change is on this very street. BGS Homes, the related company of the original builder, has a pre-construction proposal for 300 Sidney Belsey Crescent: four rental towers of 20, 20, 22 and 24 storeys, 1,204 units and some retail, on the west side of the crescent. If it proceeds, expect years of construction nearby and then a much busier street with more people and probably more shops.

Whether that is good for you depends on your timeline. A long-term owner may welcome the retail and the activity. Someone who values the current quiet, or who plans to sell during construction, should weigh it carefully and check the application’s status with the City.

What I would check in a 1999 low-rise

A 27-year-old low-rise has a predictable list of big items: the roof, windows and balcony doors, exterior masonry and sealants, corridor finishes, the entry system, and any underground parking structure. Each should appear in the reserve fund study with a cost and a year.

Then read the minutes for the last two years. You are looking for leaks, garage repairs, window programmes or insurance claims, and for how the board responded. A board that plans and communicates is worth a lot in a 48-suite building, because there are not many owners to share a surprise bill.

Inside the suite, check the age of any in-suite heating and cooling equipment, the water heater and whether it is rented, and the condition of the windows. Ask for permits for any renovation that moved plumbing or walls.

What the fee covers and how to price a suite

The fee covers common elements, building insurance, parking and water. Including parking is useful in a low-rise suite building, because it means your space is not a separate monthly bill. Ask how many spaces come with the suite, whether they are underground or surface, and whether lockers exist.

Heat and hydro are not listed as included. Ask how suites are heated and whether each has its own meter, because that decides how much your winter bills swing.

There were no active listings when I checked, and condos.ca had no average price per square foot for the building. Use my building sold report for recent aggregates and compare with suites in nearby Mount Dennis buildings, adjusting for the inclusions.

Price per suite also depends heavily on floor and exposure in a building this size. A top-floor suite with more light and no one above, or a ground-floor suite with a patio, can sell for noticeably more than a middle-floor suite of the same size. Compare on square footage and position together, not just bedroom count.

The amenities are the basics of a secure low-rise: a parking garage, visitor parking, a security system and an enterphone. There is nothing here to raise your fee in the way a gym or pool would, which suits a 48-suite building.

Jatin’s honest take on Courtyard Villas

Who this building suits

Courtyard Villas suits first-time buyers, downsizers who want one floor and a small building, and commuters who will use the GO, UP Express or Line 5 at Mount Dennis. It also suits an owner who wants parking and water in the fee for predictable monthly costs. It is a reasonable first step for a buyer who would otherwise rent in the area.

What I’d want you to check

At 27 years old, check the reserve fund study for the roof, windows, balconies, corridors and any underground parking, and read the minutes for recent work. Confirm whether there is an elevator, how the suite is heated, and the exact parking and locker arrangement. Be sure the status certificate is for MTCC-1258 and not the Riverboat Landing building next door. Ask for the insurance deductible too, since a water leak between suites can fall on you.

The value question

For a buyer who wants into Mount Dennis at a lower price than a townhouse, this is a sensible option if the building’s finances are in order. The tower proposal on the street is the variable; it could add value over time and disrupt in the meantime. Book a call and I will help you weigh it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
