Living here
Renters, Airbnb and elevators at Rusty Crestway Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Rusty Crestway Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Rusty Crestway Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rusty Crestway is one of those North York townhouse complexes that buyers drive past for years without noticing, tucked behind Don Mills Road north of Sheppard. What it offers is simple: a two-storey home with your own front door, close to Fairview Mall and two highways, at a price well below the detached houses around it. What it asks of you is patience with a complex built in 1973, and a careful read of its finances. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Rusty Crestway Townhomes at 32-156 Rusty Crestway is a two-storey condominium townhouse complex in the Don Valley Village neighbourhood of North York, Toronto, off Don Mills Road north of Sheppard Avenue East (postal codes in the M2J 2Y area). condos.ca lists it as built in 1973 and managed by 360 Community Management Ltd. No developer or condominium corporation number is published, so confirm the corporation number on the status certificate. Maintenance fees include cable TV, common elements, building insurance and water, and there is visitor parking on site.
Rusty Crestway Townhomes at a glance
A townhouse complex hidden off Don Mills
Rusty Crestway is a private internal street of townhouses rather than a building you see from the main road. That layout is the point: traffic on Don Mills Road stays out on Don Mills, and the inside of the complex feels like a quiet residential crescent.
Because it is a condominium, you own your unit and share ownership of the roads, grounds and exterior elements with every other owner. The corporation maintains those shared parts and the board sets the budget, so the quality of the board and the manager shapes your experience as much as the unit itself.
condos.ca lists 360 Community Management Ltd as the property manager. Confirm the current manager on the status certificate and ask how responsive they have been; on a townhouse complex, the manager’s handling of snow, landscaping and exterior repairs is something you notice every season.
Built in 1973: what that means today
A complex from 1973 is now past fifty years old. That is not a problem by itself, since many North York townhouse condos from this period are well kept, but it means the big-ticket exterior items have either been replaced already or are coming due.
Before I let a client firm up, I want the reserve fund study, the last couple of years of board minutes and the most recent budget. I am looking for when the roofs, windows, doors, private road surface and underground services were last addressed, and whether the study shows a smooth funding plan or a cliff that will need a special assessment.
Inside each unit, condition varies widely. Many owners have renovated kitchens and baths and finished their basements; some units are closer to original. Have a home inspector look at the electrical panel, plumbing, furnace and air conditioning, because in most townhouse condos those systems are the owner’s responsibility.
Position within the complex matters too. End units usually get more light and a little more outdoor space, while interior units share walls on both sides. Units facing the internal road see more foot and car traffic than those backing onto the edges of the site, so walk the whole complex before you decide which unit fits.

Daily life near Don Mills and Sheppard
The complex sits west of Don Mills Road between Sheppard Avenue East and Finch Avenue East, with Highway 404 on the other side. That puts Fairview Mall, at Don Mills and Sheppard, within easy reach for groceries, shopping and errands.
For drivers this is one of the more convenient pockets in North York. The 404 runs north to Markham and south to the 401 and the Don Valley Parkway, so commutes in most directions start quickly. The surrounding area mixes townhouse complexes, apartment towers and detached streets, and the Sheppard corridor continues to see new mid- and high-rise development.
The trade-off is that Rusty Crestway itself is purely residential. There is nothing to walk to inside the complex, so the convenience depends on the mall and the main roads around you. Transit and walkability details are in the automatic panel on this page.
What your fee covers, and what it doesn’t
The maintenance fee here includes cable TV, common elements, building insurance and water. Cable in the fee is a small but real saving compared with complexes where every service is billed separately.
Hydro and heating are generally the owner’s cost, and in a two-storey townhouse with a basement those bills behave more like a house than a condo apartment. Ask the seller for a year of utility bills so you are budgeting from the unit’s real costs.
Parking in older townhouse complexes can be a garage, a driveway pad or an assigned surface space, and the legal status varies. Confirm exactly what parking comes with the unit and how it is described in the declaration before you rely on it.
How I think about value at Rusty Crestway
There were no active listings in the data I had when I wrote this, so I’m not quoting an asking range. The automatic panel above shows recorded sales and leases, which are the right starting point.
When I price a townhouse here, I compare it with other 1970s condo townhouse complexes in Don Valley Village and nearby Pleasant View and Hillcrest Village, then adjust for basement finish, renovation level and parking. Price per square foot matters less on townhouses than on apartments, because buyers value basement space very differently.
The fee is only half the story. A complex with cable, water and insurance included and a well-funded reserve can be better value than a lower fee elsewhere that is heading toward a levy for roofs or roads. Read the fee and the reserve fund side by side. If you’d like a second set of eyes on the status certificate, book a call with me.

Jatin’s honest take on Rusty Crestway Townhomes
Who this building suits
Families, first-time buyers and downsizers who want a two-storey home with their own entrance in North York and who drive. It particularly suits people who value being close to Fairview Mall and the 404 and 401 over walking to shops and cafes.
What I’d want you to check
Get the status certificate, reserve fund study and recent board minutes before you firm up. On a 1973 complex I want to see the replacement history for roofs, windows, doors and the private road, the next ten years of planned work, and whether any special assessment is under discussion. Confirm the corporation number, the current manager, exactly what parking you are buying, and which systems inside the unit are yours to maintain.
The value question
The case for Rusty Crestway is townhouse space in a convenient part of North York for less than a freehold nearby. That case only holds if the corporation is well run and well funded. I would rather pay more for a unit in a complex that has already done its big exterior work than save on one that hasn’t.
