The five lowest Etobicoke condo fees I could verify are Reina at 689 The Queensway (about $0.59 to $0.62 per sq ft, August 2026), Queensway Park at 784 The Queensway ($0.66, strata.ca), The James Club at 1135 Royal York Rd ($0.71, strata.ca), Ocean Club at 59 Annie Craig Dr (about $0.75, October 2026 listings) and The Royal York Grand at 1403 Royal York Rd ($0.77, strata.ca). The order is my judgement, not an official ranking.
How I chose these five
There is no public database of every Etobicoke condo’s fee, so I cannot honestly claim these are the five lowest in the district. What I can do is rank the lowest per-square-foot fees I could verify from a named source with a date, and explain why they are low.
My rules were simple:
- A dated, attributed figure: either strata.ca’s building average, which I read on 30 October 2026, or a figure on my own building page with its stated date.
- Per square foot, not per month: a monthly fee mostly tells you how big the suite is. The per-square-foot rate is the only fair comparison between buildings.
- Inclusions noted: a fee that includes hydro or internet is not the same as one that does not.
I deliberately excluded buildings where my only figure was a builder’s projected budget. 859 West on The Queensway is the example: its builder budgeted about $0.56 per square foot, but actual listings computed closer to $0.96 on my page.
Fees change every year with the budget, so treat every number here as a snapshot and confirm it on the status certificate. The order follows the lowest figure I could source, and the choice of buildings is my judgement, not an official ranking.
1. Reina Condos, 689 The Queensway
The fee
Reina had the lowest rate I found: about $0.59 to $0.62 per square foot, per my building page, which states its figures as at August 2026. That fee includes bulk high-speed internet and water, with hydro sub-metered separately.
Because internet is bundled, the saving is larger than the headline rate suggests. My page estimates that a Reina fee which looks similar to a neighbouring building’s is effectively $50 to $80 a month cheaper.
Why it is low
Reina is new: its corporation, TSCC-3158, registered on 23 December 2025. It is a nine-storey building with 200 suites and no pool, though it has a long list of lower-cost amenities such as a courtyard, rooftop deck, fitness centre, play rooms and a pet wash.
What to check
First-year fees in a new building come from the builder’s budget, not from years of actual costs. Compare this year’s budget with the next one and read the reserve fund study before you assume the rate will hold. Parking runs about $40 a month and a locker about $10, per my page. Suites run from roughly 520 to 1,485 sq ft and the mix is weighted to two and three bedrooms, so a low rate matters more here than in a building of small one-bedrooms. More on my Reina page.
2. Queensway Park Condos, 784 The Queensway
The fee
Strata.ca lists maintenance fees at $0.66 per square foot, lower than its neighbourhood average of $0.88. My own building page reported a range of about $0.66 to $0.74 as at August 2026, depending on source, with live listings supporting the higher end.
My page says fees include common elements, building insurance and water. Sources conflict on heat and hydro, so that is the first line to confirm on the status certificate.
Why it is low
This is a nine-storey, 170-suite mid-rise registered in 2022 (strata.ca lists completion in 2020). The amenities are practical rather than resort-style: concierge, fitness centre, playroom, library, art studio, pet wash and a terrace with gardens, with no pool on the list.
What to check
The gap between $0.66 and $0.74 is about $80 a month on a 1,000 sq ft suite, so ask for the exact fee on the suite you are buying rather than a building average. Suites run from about 453 to 1,162 sq ft, and 10-foot exposed concrete ceilings are standard. The building backs onto Queensway Park, and the 80 Queensway bus stops at the door. See my Queensway Park page.
3. The James Club, 1135 Royal York Rd
The fee
Strata.ca lists The James Club at $0.71 per square foot, which it describes as lower than the neighbourhood average of $0.72. My own page recorded the same $0.71 figure from strata.ca on 24 August 2026, so it held through the autumn.
Inclusions are generous for that rate. On my page, condos.ca lists air conditioning, common elements, heat, building insurance, parking and water.
Why it is low
The James Club is notable because it is not a bare-bones building. Condos.ca lists an indoor pool, guest suites, sauna, games room, media room and concierge. It is 14 storeys with 209 suites, built by Princess Group, with corporation TSCC 2158 registered on 30 May 2011.
What to check
A 15-year-old building with a pool is entering the years when major components come due. Read the reserve fund study for the pool, roof and mechanical systems. Strata.ca’s neighbourhood average of $0.72 means this building is only marginally below its immediate area, so the real story is what that rate buys. Royal York station on Line 2 is about a 20-minute walk by my measurement. See my Royal York Road condos page.
4. Ocean Club Waterfront Condominiums, 59 and 60 Annie Craig Dr
The fee
Ocean Club is the surprise on this list: a lakeside Humber Bay Shores complex at about $0.75 per square foot, per my building page’s review of active listings in October 2026. Monthly fees on those listings ran roughly $370 to $765.
Fees cover common elements, heat, air conditioning, water, building insurance and parking. Suites run from about 395 to 1,530 sq ft, so most monthly fees here are modest in dollar terms as well.
Why it is low
Scale helps. The complex has 519 suites across a 39-storey tower and a 10-storey building under one corporation, TSCC-2496, registered in 2015. It still has a full amenity list, including a saltwater indoor pool, steam rooms, fitness centre, guest suites and a rooftop garden.
What to check
This figure comes from listings, not the corporation’s budget, so confirm it. A pool, steam rooms and a 39-storey tower’s elevators are expensive to maintain, so the reserve fund study matters as much as today’s rate. Ocean Club is a useful benchmark: nearby Lago averaged about $0.94 and Waterscapes about $0.98 on my October 2026 pages. See my Ocean Club page.
5. The Royal York Grand, 1403 Royal York Rd
The fee
Strata.ca lists The Royal York Grand at $0.77 per square foot, against a neighbourhood average of $0.87. My page recorded the same $0.77 from strata.ca on 24 August 2026.
Inclusions are the weak point in the data. Condos.ca’s structured list and narrative conflict, with the narrative saying the fee covers common element maintenance, heat and water only.
Why it is low
The building is 15 storeys with 216 suites, built by H&R Developments, with corporation TSCC 2020 registered on 12 June 2009. Its published amenity set is thinner than The James Club’s, which usually means less to staff, heat and repair. The building is managed by Duka Property Management, per my page, and sits in Humber Heights–Westmount, further north on Royal York Road than The James Club.
What to check
Get the inclusions in writing from the status certificate before comparing it with The James Club. If heat is included here but air conditioning and parking are not, the two buildings’ rates are closer than the headline numbers suggest. A Royal York Road bus stop is about 110 m away, but the subway is about 4.1 km. See my Royal York Road condos page.

What this means if you’re buying or selling in Etobicoke
A low fee is only good news if the reserve fund is healthy. A building can keep fees low by under-saving, and the bill arrives later as a special assessment, so read the reserve fund study and the last two budgets alongside the fee.
The flip side is that a high fee can be fair value. On my October 2026 pages, Palace Place averaged about $1.20 per square foot and Waterford Towers about $1.46, but Palace Place’s fee includes hydro, cable TV and parking. Compare your total monthly housing cost, not the fee line alone.
Patterns I see in the figures: mid-rise buildings without pools, like Reina and Queensway Park, sit at the low end, while large complexes like Ocean Club can spread amenity costs across many suites. Very new buildings, like Verge on The Queensway, may have no published fee at all yet.
The status certificate is the only document that settles the fee and its inclusions. My page on The Tailor notes it must be provided within 10 days of a written request, for a fee capped at $100 including HST. My Etobicoke condo directory lists the corporation number for each building so you can request it.

Frequently asked questions
What is a typical condo maintenance fee per square foot in Etobicoke?
It varies widely by building and by what is included. Strata.ca lists neighbourhood averages of $0.72 around The James Club, $0.87 around The Royal York Grand and $0.88 around Queensway Park as of 30 October 2026. Some older lakefront towers I reviewed averaged well over $1 per square foot, often with hydro included.
Which Etobicoke condo has the lowest maintenance fee?
Of the buildings I could verify, Reina at 689 The Queensway was lowest at about $0.59 to $0.62 per square foot as at August 2026, with internet and water included. I cannot say it is the lowest in all of Etobicoke, because no public source lists every building’s fee.
Are low condo fees a red flag?
Not by themselves, but check why they are low. A building can keep fees down by under-funding its reserve, which can lead to special assessments later. Read the reserve fund study, the last two budgets and the status certificate before relying on a low fee.
Do Etobicoke condo fees include hydro?
Some do. On my pages, Palace Place and The Palace Pier include hydro, and condos.ca describes Marina Del Rey and Grand Harbour fees as covering hydro too. Newer buildings such as Reina and Lago typically meter hydro separately. Always confirm inclusions on the status certificate.
How do I find out a condo’s real maintenance fee?
Ask for the status certificate. My page on The Tailor notes the corporation must provide it within 10 days of a written request and the fee is capped at $100 including HST. Read it with your lawyer before your conditions expire, paying attention to fee inclusions and the reserve fund.
