In August 2026 TRREB recorded 100 detached house sales across North York’s six core districts (C06, C07, C12, C13, C14 and C15). District medians ran from $1,107,500 in C06 (Bathurst Manor, Clanton Park) to $2,200,000 in C12 (St. Andrew-Windfields, the Bridle Path); by my arithmetic the 100 sales averaged $1,752,047. Houses sold at 93 to 98 percent of their list price depending on the district, and 610 detached houses were for sale, about 6.1 months of supply against 4.4 months across the City of Toronto. TRREB’s detached benchmark price fell year over year in every North York district, from 2.02 percent in C14 to 8.45 percent in C15. Semis (21 sales) averaged $946,429 and only three freehold townhouses sold. Your own number depends first on your district, then on your lot and your house’s condition.

TRREB publishes each district separately and does not publish a median for North York as a whole, so the North York column is my arithmetic: total dollar volume divided by total sales for the average, and sale-to-list and days on market weighted by each district’s sales. Toronto Central also covers downtown and midtown, so it is not a North York figure. Three townhouse sales and 21 semi sales are small samples; read them as a snapshot, not a price.

Months of inventory is my arithmetic: active listings divided by August sales. C06, C12 and C13 each had 12 or fewer sales, so one unusual house can move the median by a lot. Treat those three as rough markers.
Two things stand out. First, the spread: the C12 median is almost double the C06 median, so a “North York price” means little until you name the district. Second, supply: C12 had 135 detached houses for sale against 11 sales, about 12 months of inventory, while C06 had 39 for sale against 12 sales, about 3.3 months. The top end of North York is a buyer’s market; the more modest pockets are much tighter.
Two districts straddle the old North York boundary and are not in my totals. W05 (Downsview, York University Heights) had 10 detached sales at a $934,000 median, and C04 (Lawrence Park, Bedford Park, Forest Hill North) had 24 at a $2,356,850 median. Depending on your street, one of those rows may fit better.
Are North York house prices going down? The benchmark trend

The benchmark is TRREB’s MLS® Home Price Index model of a “typical” home in each area, not an actual sale; it smooths out the month-to-month noise of which houses happened to sell.
So yes, against August 2025 North York detached values are lower in every district. C15, C13 and C06 fell by more than 8 percent, roughly double the City of Toronto’s 4.33 percent. C12 and C14 held up best, down about 2 percent. Note the C12 gap: the benchmark is $3,143,000, but the 11 August sales had a $2,200,000 median. That is what a small sample does. What the numbers mean for your list price
Across the six districts, 100 of 249 new detached listings sold, about 40 percent (my arithmetic), against 47 percent for the City of Toronto and 43 percent across TRREB. With 6.1 months of supply against the City’s 4.4, North York buyers had more choice.
The sale-to-list ratio tells the same story. In C06 and C07, houses that sold went for 93 percent of their final list price on average, and that ratio only counts houses that sold, often after a price cut. On a $1,865,000 house, 7 percent is about $130,000 (my arithmetic). C13, at 98 percent, was the firmest district.
- Price from sold houses, not active listings. With several months of supply, the asking prices around you include houses that will not sell at those prices.
- Plan for five to seven weeks. Average days on market ran from 31 in C14 and C15 to 46 in C12. See how long it takes to sell a house in Toronto.
What moves your North York house above or below the median
- Lot frontage and depth. In Willowdale, Bayview Village and the York Mills side of C12, many older bungalows and side-splits are bought for the land and replaced with new custom homes, so the lot often sets the floor on price. A wider or deeper lot, or a ravine edge along the Don Valley, widens the builder pool. See how lot size and frontage affect value and what to know about ravine lots.
- The basement. A finished basement with a separate entrance appeals to multi-generational buyers and investors. A legal second unit, with the permits to prove it, is worth more than an unpermitted apartment, because the buyer’s lender and insurer will ask.
- Detached or semi, garage and parking. North York is mostly detached; the 21 semis averaged $946,429. A double garage is expected at the top end.
- Renovation level. Updates matter to end users; builders buying for the land will not pay for them.
- Street and sub-area. A quiet crescent sells better than a house backing onto Yonge, Sheppard, Finch or Bayview traffic, even within the same district.
- Schools. Catchments drive demand in parts of Willowdale and Bayview Village; confirm your address with the school board.
- Transit. Walking distance to Line 1 (York Mills, Sheppard-Yonge, North York Centre, Finch) or Line 4 Sheppard (Bayview, Bessarion, Leslie, Don Mills) helps, as does quick access to the 401 and the Don Valley Parkway.
- Age and big-ticket systems. Much of North York was built after the war, so the roof, windows, furnace, electrical panel and original plumbing are often due. Have receipts ready; buyers discount for anything they have to replace.
The land transfer tax point
A North York buyer pays two land transfer taxes: Ontario’s and Toronto’s municipal tax. Below $3,000,000 the Toronto tax uses the same brackets as Ontario’s, so the total is double the provincial amount. A buyer in Vaughan, Richmond Hill or Markham pays only the Ontario tax.
