Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Mozo?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mozo

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mozo is the building I point to when a buyer wants a loft look without paying for a warehouse conversion. It is a purpose-built soft loft from 2004, with 9-foot exposed concrete ceilings and floor-to-ceiling glass, and its maintenance fee covers heat, air conditioning and parking, which changes the maths more than most buyers expect. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mozo is a soft-loft condominium with addresses at 218 King Street East and 333 Adelaide Street East, near Sherbourne Street in Moss Park, downtown east Toronto. It was completed in 2004 by Context Development, with architectsAlliance credited as architect. Sources list it at 10 or 15 storeys and roughly 200 to 211 suites. The condominium corporation is TSCC-1606, registered 21 April 2004, and the property manager is listed as Del Property Management. Maintenance fees include common elements, building insurance, water, heat, air conditioning and parking.

A soft loft, not a conversion, and that matters

Mozo stands for Modern Living Zone, and it was built from the ground up as a loft-style condo rather than carved out of an old factory. You get the cues people want from a loft: exposed concrete ceilings at about 9 feet, open plans and full-height windows. You do not get the uneven floors, odd window lines and century-old envelope that come with a true conversion.

The exterior is red brick at the base with a glass-and-steel upper facade and projecting balconies. Retail sits at grade. It reads as an early-2000s building, which it is, and that is part of the appeal: the floor plates were drawn before developers started shrinking everything to hit price points.

One honest note from a loft specialist’s write-up: finishes vary a lot from suite to suite, depending on what the original buyer chose and what later owners changed. Two Mozo units with the same floor plan can feel completely different inside, so judge each one on its own.

Sizes run from studios to two-storey penthouses

Suites here range from about 389 square feet to roughly 2,364 square feet. Most are single-level open plans, but the penthouse level includes two-storey units, which is where the larger square footage sits.

That spread is useful. A first-time buyer can get into a compact one-bedroom, and someone who wants space can look at the top of the building without leaving the address. The catch is that the very small suites and the large penthouses trade in very different markets, so a building-wide average tells you little about the specific unit you are considering.

What I look at when I walk a Mozo suite

Exposed concrete ceilings look great in photos, but they change how a suite lives. There is no drywall ceiling to hide wiring, so lighting is usually track or surface-mounted, and sound from the ducts and neighbours can carry differently than in a conventional condo. Stand in the bedroom for a minute and listen.

Check which way the glass faces. Floor-to-ceiling windows give you light, but a south or west exposure in a building of this age can run warm in summer, and the condition of the window seals matters. Ask whether any units on your stack have had window or balcony door work done.

Finally, look at the kitchen and bathrooms with a renovation budget in mind. Many suites still carry original 2004 finishes. That is not a problem if the price reflects it, and it often gives you room to negotiate against a neighbouring unit that has already been updated.

The fee covers more than you think

Mozo’s maintenance fee includes common elements, building insurance, water, heat, air conditioning and parking. At many newer downtown buildings, heat and cooling sit on your own meter and parking is billed separately or sold as a separate unit.

When you compare Mozo with a newer tower that advertises a lower fee per square foot, add back the heating and cooling bill and a parking charge before you decide which one is cheaper. Hydro, cable and internet are still on you. Beanfield fibre is available in the building, which is worth knowing if you work from home.

Do confirm whether the specific suite you want actually comes with a parking space. Fee inclusions describe what the corporation pays for, not what every unit owns.

King and Sherbourne, day to day

This stretch of King Street East has changed a lot since Mozo went up. Its construction in the early 2000s was one of the first steps in redeveloping Sherbourne between King and Adelaide, followed by Kings Court across the street, which kept the restored 1908 bank facade at the northeast corner of King and Sherbourne. Street-front shops and new trees came with both.

George Brown College’s St. James campus is directly across King, and St. Lawrence Market is a short walk west. Ontario Line construction is underway in this part of downtown east, with a station planned at Queen and Sherbourne. That means disruption now and, eventually, a second rapid-transit option. The panel on this page has the current transit and walkability numbers.

Where Mozo sits on price

The building average is about $806 per square foot. That sits mid-pack among the soft-loft buildings around King and Sherbourne: above East Lofts and Abbey Lane Lofts, below The King East at King and Parliament.

Remember what that per-square-foot number is buying. With heat, air conditioning and parking bundled into the fee, Mozo’s true monthly carrying cost often compares well against newer buildings where those items are extra. On a 700-square-foot suite, the difference between paying your own heating and cooling and having it in the fee can easily be a meaningful sum over a year.

There were no suites listed for sale when I reviewed the building, only a couple for lease. When inventory is that thin, I price from recent resales of similar size and floor, not from the building average. Ask me for a building sold report before you make an offer.

Jatin’s honest take on Mozo

Who this building suits

Mozo suits buyers who want a loft feel with the predictability of a concrete condo, and who value a fee that covers heating, cooling and parking. It also suits people who work downtown or study at George Brown and want to walk. The two-storey penthouses suit someone who wants real space without moving to a house.

What I’d want you to check

This is a 2004 building, so it is entering the stage where original mechanical systems, the garage membrane and window seals come due. Read the reserve fund study and recent board minutes closely. Also confirm the storey and suite count with the status certificate, since published sources disagree, and check whether your specific unit has parking and a locker. If the unit has a balcony on the glass facade, ask about any balcony or window repair program the corporation has planned, since that kind of project is usually funded from the reserve or through a special assessment.

The value question

At around $806 per square foot with heat, air conditioning and parking included, Mozo is fair value for the downtown east, especially for an end user planning to stay five years or more. You give up new-build finishes and gain larger, more honest floor plans and a track record you can read. If the reserve fund looks healthy, I am comfortable recommending it.

Mozo — frequently asked questions

What does Mozo stand for?

Mozo is short for Modern Living Zone, the name the developer gave this soft-loft project when it launched in the early 2000s.

Who built Mozo and who designed it?

Mozo was developed by Context Development and is credited to architectsAlliance. It was completed in 2004.

Is Mozo a real loft conversion?

No. It is a purpose-built soft loft, a new concrete building designed with loft features such as exposed concrete ceilings of about 9 feet and floor-to-ceiling windows.

How many storeys and suites does Mozo have?

Sources disagree. Some list 10 storeys and 211 suites, while UrbanToronto describes 15 storeys and about 200 units. Confirm with the status certificate.

What do Mozo’s maintenance fees include?

Fees include common elements, building insurance, water, heat, air conditioning and parking. Hydro, cable and internet are paid separately.

Does Mozo have two-storey units?

Yes. Most suites are single-level, but the penthouse level includes two-storey layouts, which account for the largest units in the building.

What amenities does Mozo have?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
