Living here

Renters, Airbnb and elevators at 1120 Huntingwood Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1120 Huntingwood Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1120 Huntingwood Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eighteen homes is about as small as a condominium corporation gets. 1120 Huntingwood Drive Townhouses, registered in August 1973, spreads those homes across two street fronts in Agincourt North, near Midland Avenue. At this size, you are not just buying a home, you are joining a very small business. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1120 Huntingwood Drive Townhouses is an 18-home condominium townhouse complex at 1120 to 1130 Huntingwood Drive and 2 to 20 Crockamhill Drive in the Agincourt North neighbourhood of Scarborough, Toronto, near Midland Avenue and Huntingwood Drive. It was built in 1973, and the condominium corporation is YCC-109, registered on 1 August 1973. Condos.ca lists no developer, no property manager, no amenities and no fee inclusions.

Eighteen homes, two street addresses

The complex carries two sets of addresses: 1120 to 1130 Huntingwood Drive and 2 to 20 Crockamhill Drive. That is why you will see it listed under either street. It is still one corporation, YCC-109, with one board, one budget and one reserve fund.

Which side a home faces makes a difference. Huntingwood Drive is a through street that carries more traffic, while Crockamhill Drive is a quieter residential street. Ask which address the home carries and walk both frontages before you decide.

Crockamhill Drive has other townhouse complexes from the same period, including 90 Crockamhill Drive Townhouses. These are separate corporations with their own finances. Buyers sometimes assume neighbouring complexes are run the same way; they are not, so check the corporation number on anything you are sent.

What an 18-home corporation really means

Every shared cost is divided among 18 owners. When a roof cycle, a paving job or an insurance increase arrives, each household’s share is large, and there is no economy of scale to soften it. A healthy reserve fund matters more here than in almost any other kind of condominium.

Condos.ca does not list a property manager. That often means a small complex is self-managed by its board, sometimes with a bookkeeper. Done well, self-management keeps costs low and gives owners real control. Done badly, records and maintenance slip, so confirm who handles the books, the contractors and the insurance.

The board in a complex this size is likely three or so neighbours. Read at least two years of minutes to see how decisions are made, whether owners are engaged and whether any large projects are being discussed. If the minutes are thin or hard to get, treat that as information.

Insurance deserves its own question. A corporation’s premium can change significantly at renewal, and in an 18-home complex any increase lands on very few owners. Ask what the current policy costs, what the deductible is and who pays it under the corporation’s bylaws if water or fire damage starts in your home.

A 1973 home and what comes with it

Condos.ca records the complex as one floor and lists no amenities, which is typical of how it classifies small townhouse complexes. Confirm the number of levels, bedrooms and basement space of any home you are viewing from the floor plan or a site visit, not from the data panel.

After 50 years, condition varies widely from home to home. Some will have updated kitchens, bathrooms, windows and electrical panels; others will be close to original. Get a home inspection, and ask the seller what has been updated and whether the corporation approved any changes to exterior walls, windows or plumbing.

Condos.ca does not list parking either, so ask whether the home has a garage or driveway, how many cars it fits and whether there is any visitor parking. In a small complex on a residential street, guest parking can be the most common daily irritation.

Outdoor space is part of the appeal. Ask whether the yard or patio behind the home is exclusive-use common element or simply common element, who maintains fences and trees, and what you are allowed to change. Rules on decks, sheds and gardens vary from one corporation to the next.

Agincourt, and the change coming to Sheppard

Agincourt began as a village along Sheppard Avenue, with a post office from 1858 and two railway stations, one of which is today’s Agincourt GO station on the Stouffville line. From the 1980s, the Sheppard and Midland area became one of the first suburban Chinese commercial districts in the GTA, and the plazas along Sheppard still reflect that.

The bigger story is growth. Agincourt Mall at Sheppard and Kennedy has a master plan from North American Development Group for 12 towers on 26 acres, about a five-minute walk from Agincourt GO. Separately, Cando Apartments filed plans in 2025 for four more towers at the southwest corner of Sheppard and Kennedy, still pending approval when reported.

That will bring more shops and services over time, along with years of construction and more traffic on Sheppard and Kennedy. The province has also said it will extend Line 4 Sheppard east to McCowan, though no opening date has been set. The panel on this page shows today’s transit, schools and walkability.

Pricing in a complex that almost never trades

There were no active listings and no building average price per square foot in the data when I checked. With 18 homes, years can pass between sales, so the building’s own history will rarely be enough to price a home.

I would price a home here against recent sales of comparable 1970s condominium townhomes in Agincourt and L’Amoreaux, adjusting for size, bedrooms, basement, parking, frontage and condition. Newer towns near Sheppard are a ceiling rather than a comparable.

Thin markets affect financing too. Talk to your lender early, because some appraisers struggle with very small corporations that have few recent sales. My building sold report shows what has actually traded here.

If you are serious about this complex, get pre-approved and register your interest early. When a home here does come up, the buyers who are ready to move quickly, with financing in place and the status certificate review lined up, are the ones who get it at a fair price.

Jatin’s honest take on 1120 Huntingwood Drive Townhouses

Who this building suits

Buyers who want a townhouse in Agincourt North at a lower price than a freehold home, and who like the idea of a very small community where they will know every neighbour. It also suits owners who are willing to take an active role, even serve on the board. It suits less well if you want professional management, amenities or an easy resale.

What I’d want you to check

Confirm who manages the corporation and how the books are kept. Read the reserve fund study closely for roofs, windows, doors, paving and drainage, and check whether the fund is on track. Ask about arrears, planned projects and any special assessment, and read the declaration to see what is the owner’s responsibility versus the corporation’s.

The value question

The value in a complex this size is real but fragile. A well-funded, well-run 18-home corporation can give you townhouse space at a sensible cost for a long time. A poorly funded one can hand you a large bill. With so few sales, careful pricing and a long hold, at least five years, are what make it work.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
