Living here
Renters, Airbnb and elevators at The Bungalows at Kilgour Estates
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Bungalows at Kilgour Estates?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Bungalows at Kilgour Estates
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Bungalows at Kilgour Estates is one of the rarest formats I can show a buyer in Toronto: a one-storey home, with no stairs inside, owned as a condominium. There are only eight of them, tucked into the Kilgour Estates community off Bayview Avenue, and they almost never come up. When one does, the buyer pool is small, specific and usually ready. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Bungalows at Kilgour Estates is a low-rise condominium of eight single-storey homes at 11 Burkebrook Place in Toronto’s Bridle Path-Sunnybrook-York Mills area, near Bayview Avenue and Kilgour Road. It was completed in 2010 as part of the Kilgour Estates community, which condos.ca attributes to the Daniels Corporation. The condominium corporation, TSCC-2092, was registered on 28 June 2010 and is listed as self-managed. Maintenance fees cover common elements, building insurance, parking and water.
The Bungalows at Kilgour Estates at a glance
A bungalow, owned as a condominium
Most condo buyers who want single-floor living end up in an apartment, with an elevator between them and their car. Here the home itself is on one level. That is the whole reason this complex exists, and it is why it draws downsizers from the detached streets of Leaside, Lawrence Park and the Bridle Path who are not ready for a tower.
Condos.ca records the building as one storey and eight units. That makes TSCC-2092 one of the smallest condominium corporations I come across. Eight owners share the roof budget, the grounds and the reserve fund, so every large repair is divided only eight ways.
I could not find published floor plans or a size range for these homes, and condos.ca does not list one. Ask for the plan and the measured area of the specific unit, and confirm whether any lower level or garage space is counted in the listed square footage, because that changes any comparison.
One level inside does not automatically mean step-free. If accessibility is the reason you are looking, walk the route from the parking spot to the front door, check for steps at the entrance and into any garage, and measure doorways and the main bathroom. Those details decide whether a home works for the next 20 years, and they are much cheaper to learn before an offer than after closing.
Where Kilgour Estates sits
Burkebrook Place and Kilgour Road take their names from the land’s past. Burke Brook is the ravine stream named for Edward Burke, who farmed here in the 1860s, and the Kilgour family later assembled the large estate between Bayview Avenue and Leslie Street that became Sunnybrook Hospital and Sunnybrook Park. The estate’s surviving gatehouse and stone gates were added to the City’s heritage register in 2005.
Today Kilgour Estates is a mixed community of condominium and rental buildings around Burkebrook Place. Daniels runs a rental mid-rise at 21 Burkebrook Place through its Daniels Gateway arm, which it markets for its ravine and trail setting and its access to Highway 401 and the Don Valley Parkway.
The daily reality is quiet and green. You are on a short internal street away from Bayview traffic, with the ravine system and Sunnybrook Park nearby. Shopping is a drive or a longer walk, not something at your front door, which is part of the trade for a bungalow on a cul-de-sac.

The amenity question
Condos.ca lists a pool, gym, sauna, party room and meeting room for 11 Burkebrook Place. An eight-unit corporation is very unlikely to run a pool on its own budget, and the larger buildings in the Kilgour Estates community do offer amenities such as an indoor pool and fitness room.
So the key question is access. Before you rely on the pool or gym, ask the seller and the status certificate whether bungalow owners use shared facilities in a neighbouring building, under what agreement, and what share of that cost sits in your fee. Shared-facility agreements can be a good deal or a source of friction, and the document is what decides.
Self-managed, with eight owners
Condos.ca lists the corporation as self-managed. In practice that means the owners, through their board, hire the contractors, collect the fees, keep the books and order the reserve fund studies, sometimes with help from a part-time manager or bookkeeper.
That can keep fees lean and decisions quick. It also means the quality of the governance depends on a handful of volunteers. Read the board minutes, ask who keeps the financial records, and check that the corporation has an up-to-date reserve fund study and the insurance it needs.
Also confirm exactly what you own. In a bungalow condominium, roofs, windows, doors, decks and driveways can be the owner’s responsibility or the corporation’s, depending on the declaration. That single answer decides whether a new roof is your bill alone or a shared one.
Pricing a home that rarely trades
There were no units listed for sale or rent at 11 Burkebrook Place when I checked in October 2026, and condos.ca does not publish a building average per square foot. With eight homes, that is normal; some years nothing sells at all.
That makes pricing more judgement than arithmetic. I would anchor on any recent sales shown in the panel on this page, then on bungalows and condo townhouses in Leaside, Bennington Heights and around Bayview and Eglinton, adjusting for size, condition, parking and outlook.
On fees, condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not listed, so expect to pay your own utilities. Ask the seller for a year of bills and the current monthly fee, and compare the total carrying cost with a freehold bungalow, where you would pay all upkeep yourself.
Scarcity cuts both ways. When you buy, there may be no recent sale in the complex to justify a price, and when you sell, you may be the only listing for years. That is not a reason to avoid it, but it is a reason to buy at a price you can support with nearby comparables rather than with hope.

Amenities at The Bungalows at Kilgour Estates
The amenities that matter most here are the private ones: a one-level home, parking and a quiet street. Treat the listed pool, gym and sauna as something to verify, because access for an eight-unit corporation almost certainly runs through a shared arrangement.
Jatin’s honest take on The Bungalows at Kilgour Estates
Who this building suits
Downsizers who want to leave a house but not stairs or a tower, buyers with mobility needs who want a home on one level, and anyone who values a handful of neighbours and a cul-de-sac over a lobby and an elevator.
What I’d want you to check
Read the declaration for who repairs roofs, windows and driveways, and read the reserve fund study and board minutes closely, because every major cost is split eight ways in a self-managed corporation. At about 16 years old, roofs and paving are approaching their first big replacement cycle. Confirm in writing whether you have access to the pool and gym in the wider community and what that costs, and confirm your parking.
The value question
Value here comes from scarcity. There is very little stock in midtown Toronto that offers a single-storey home with shared upkeep, so when one comes up it should be compared with bungalows and townhouses nearby rather than with apartment condos. If the reserve fund and the paperwork are in order, I think it can be a strong long-term hold for an owner-occupier. If you want help weighing one, book a call.
