Living here
Renters, Airbnb and elevators at 250 Erskine Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 250 Erskine Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 250 Erskine Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

250 Erskine Avenue is a cluster of nine brick condo townhouses from 1978, tucked onto a street that is better known for its towers. It gives you a three-storey house with underground parking a short walk from Yonge and Eglinton, at a lower price than a freehold on the same streets. The trade-off is that the nine owners run the corporation themselves. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
250 Erskine Avenue Townhouses is a condominium of nine townhomes at 250 Erskine Avenue in the Mount Pleasant East area of midtown Toronto, near Mount Pleasant Road and Eglinton Avenue East. It was built in 1978 and registered as YCC-423 on 4 October 1978. Condos.ca lists it as self-managed. Recent listing descriptions show three-storey brick homes with finished basements, underground parking and gas forced-air heating with central air. The developer is not recorded, and the full list of fee inclusions was not published in the sources I used.
250 Erskine Avenue Townhouses at a glance
Three storeys, a basement and a garage below
The homes here are three-storey brick townhouses with a finished lower level. Recent listing descriptions put a three-bedroom, three-bathroom home at roughly 1,400 to 1,600 sq ft above grade, with gas forced-air heating and central air. I could not find floor plans for every home, so confirm the layout and size of the specific one you are viewing.
Parking is underground, which is unusual for a townhouse complex this small and a real advantage in midtown. A recent listing described two covered spaces with the home. Confirm how many spaces come with any home you look at and whether they are part of the unit or an exclusive-use common element.
Outdoor space is the other draw. Listings describe fenced rear yards with a green, ravine-like feel, plus balconies on upper floors. Condos.ca records BBQs and visitor parking for the complex.
Think about the stairs before you fall for the layout. Three storeys plus a basement means four levels of living, which suits a family with children far better than someone planning to age in place. If you are downsizing, walk the home twice, once as you are now and once as you might be in ten years.
What self-managed means for nine owners
Condos.ca lists 250 Erskine as self-managed. In practice, that means the owners elected to the board handle the budget, contractors, insurance renewals, reserve fund studies and records themselves, rather than paying a management company. That keeps fees lower, but it puts a lot of weight on a few volunteers.
Self-management can work very well in a small, stable group of long-time owners. It can also fall behind on the formal requirements of the Condominium Act, such as periodic reserve fund studies, annual meetings and proper records. The status certificate, the latest reserve fund study and recent minutes will show you which kind of corporation this is.
A listing described pets as allowed with restrictions. I could not see the rules themselves, so read the declaration and rules for any limits on number, size or type of pet before you commit.
Insurance is worth its own question. Ask what the corporation’s policy covers, what the deductibles are for water and other claims, and how a deductible is charged back to an owner. With only nine homes, one claim in the garage or on a roof can mean a noticeable bill for the owner whose home it started in, so align your own policy with the corporation’s.

A 1978 building: what is likely due
At almost 50 years old, this complex is at the age where big shared components come up for renewal: roofs, windows, the underground garage’s waterproofing and slab, and the driveway ramp. An underground garage is a great convenience, but it is also usually the most expensive single item in a small townhouse corporation’s reserve fund.
Ask when the garage was last repaired or membraned, what the reserve fund study projects for it, and whether the fund is on track. In a nine-home corporation, a major garage repair without enough in reserve can become a special assessment split nine ways, which is why I look at this before anything cosmetic.
Inside the home, the furnace, air conditioner, electrical panel and plumbing are typically the owner’s responsibility in a townhouse condo, but check the declaration to be sure.
Erskine Avenue, then and now
Erskine Avenue runs east from the Yonge and Eglinton area toward Mount Pleasant Road, and it has been rebuilt around this complex. Tridel’s 32-storey 101 Erskine, designed by CS&P Architects, was finished in 2018, and older low-rise sites along the street have been replaced by towers. A linear park walkway now links Erskine and Broadway.
The Eglinton Crosstown, now TTC Line 5, opened on 8 February 2026, which improves east-west travel from the area. The data panel on this page covers transit, schools and the Walk Score. Being a low-rise complex among towers keeps a certain privacy at ground level, but expect construction nearby for years to come.
Pricing: one listing is not a market
When I checked, condos.ca showed a single three-bedroom home for sale here and nothing for rent. One listing is not enough for a responsible asking range, so I will not quote its price or fee. With nine homes, sales are infrequent, and recorded sales on the panel on this page are the better starting point.
Homes like these are priced against midtown semis and small freeholds, which usually cost more, and against large condo apartments and newer condo townhomes in nearby towers. Underground parking, a fenced yard and a finished basement push a home here toward the freehold end of that range.
Fees in a self-managed townhouse complex with an underground garage can look high for the size of the corporation, because the garage, insurance and reserve contributions are shared by only nine owners. A listing noted that water is included. For a broader comparison, ask me for a building sold report covering midtown condo townhomes.

Amenities at 250 Erskine Avenue Townhouses
There is no gym or party room. What you get instead is a garage under your home, a fenced yard and permission to barbecue, which for most townhouse buyers matters more than an amenity floor. Errands, gyms and restaurants are a walk away around Yonge and Eglinton.
Jatin’s honest take on 250 Erskine Avenue Townhouses
Who this building suits
Families and downsizers who want a three-storey home with a yard and underground parking near Yonge and Eglinton, without paying freehold prices. It also suits owners who are willing to take an active part in running a small corporation.
What I’d want you to check
Ask for the status certificate, the latest reserve fund study and two years of minutes, and focus on the underground garage, roofs and windows. Confirm the parking spaces attached to the home, the pet rules and the exact fee inclusions. Have a home inspector look at the furnace, air conditioning and electrical, which in a 1978 home may have been updated more than once or not at all.
The value question
Underground parking and a yard close to Yonge and Eglinton are hard to find at this price point, and that scarcity supports value. The risk is the shared garage and the self-managed structure. If the reserve fund is healthy and the records are in order, I think this is a sensible alternative to a midtown semi. If they are not, price the risk in. Either way, I would want to see the documents before we talk about price.
