Living here
Renters, Airbnb and elevators at 29-41 Eaton Avenue Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 29-41 Eaton Avenue Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 29-41 Eaton Avenue Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

29-41 Eaton Avenue is a three-storey, 21-unit condominium from 1978 on a residential street just off the Danforth near Pape. It gives you a Danforth address in a small, low-rise corporation, at a scale closer to a row of houses than a tower. The records on it are thin and even its building type is described two ways, so this is a buy-on-the-documents building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
29-41 Eaton Avenue Condos is a three-storey, 21-unit condominium at 29-41 Eaton Avenue in the Danforth neighbourhood near Pape Avenue and Danforth Avenue, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1978, and the condominium corporation is YCC-412, registered on 30 August 1978. No developer or property manager is recorded on condos.ca, and it does not publish what the maintenance fee includes. Condos.ca lists a parking garage and barbecue permission.
29-41 Eaton Avenue Condos at a glance
Townhouse or apartment? The records disagree
Condos.ca classifies 29-41 Eaton Avenue as a townhouse complex but titles it as condos, and records three floors and 21 units. A property portal describes a unit at 41 Eaton as a two-bedroom, one-bathroom condo apartment with one parking space. Both may be right: some low-rise complexes of this era mix stacked flats and townhouse-style units.
For a buyer, that difference matters. A flat on one level and a two- or three-storey townhouse are different products, with different stairs, privacy and outdoor space. Ask for the floor plan of the exact unit, which floor it is on, and whether it has its own entrance.
The address range tells you something too. Running from 29 to 41 Eaton, the complex faces the street like a row of houses, which suits the scale of Eaton Avenue far better than a mid-rise would.
Outdoor space and entrances vary in complexes like this. Some units have a private door to the street or a small patio, others share a hallway and stairs. Those details shape daily life more than the square footage does, so confirm them on the viewing rather than from a listing summary.
A small corporation with no listed manager
The condominium corporation is YCC-412, registered on 30 August 1978. Condos.ca does not list a property manager or a developer for the complex. In a corporation of 21 units, that often means the owners manage it themselves, or that the data has simply not been recorded.
Self-management can work well. Owners keep fees down and know each other, and decisions can be quick. It can also go badly, with records kept informally and repairs left until they become urgent. Ask directly who manages the corporation, who keeps the books, and when the last reserve fund study was done.
Ontario requires every corporation to keep a reserve fund and update its study on a regular cycle. If the answers about the study, the audited statements or the minutes are vague, take that as a warning sign rather than a formality.

What a 1978 low-rise needs now
At 48 years old, this complex has been through at least one cycle of replacing roofs, windows and exterior doors, and possibly brick repairs and balcony work. The parking garage is the item I would look at first. Garage slabs and waterproofing are among the most expensive repairs a small corporation can face.
With 21 owners, a major repair is shared among few households. Read the reserve fund study, compare the reserve balance with the work planned for the next ten years, and ask whether any special assessment has been discussed. Read two years of board minutes for the repairs owners have been talking about.
Ask about heating and utilities as well. Condos.ca does not say what the fee includes, so you need the budget to know whether heat, water or anything else is paid by the corporation or billed to you.
Insurance is worth a question too. Ask for the corporation’s insurance certificate and the deductible for water damage, which can be high in older buildings. Your own unit policy needs to cover that deductible, because in many corporations the owner whose unit caused the damage pays it.
Eaton Avenue, just off the Danforth
Eaton Avenue is a residential street of older houses just off the Danforth, near Pape. Being a short walk from the Danforth means its restaurants, bakeries, grocers and shops are part of your daily routine, while the side street keeps the noise of the strip at a distance.
There are very few condominiums on these residential streets, which is part of what makes this complex unusual. Most condo options near Pape and Danforth are newer mid-rise buildings on the main streets, or loft conversions such as Glebe Lofts at 660 Pape Avenue, a converted 1912 church. The data panel on this page covers transit, schools and parks.
That scarcity cuts both ways. It means a unit here will always appeal to people who want this neighbourhood at a condo price. It also means there are few comparable sales nearby, so pricing a unit takes more judgement than in a tower with dozens of trades a year.
Pricing: comparing with the street
Condos.ca does not publish an average price per square foot for this complex, and there were no active listings when I checked. With 21 units, sales are infrequent, and I will not guess at a number. The data panel on this page shows recent MLS sales and rents.
The comparison that matters is with what surrounds it. Houses on the streets around Pape and Danforth sell at freehold prices, so a unit here is a way into the neighbourhood for much less. The questions are how much less, and what the monthly fee and the condition of the complex take back from that discount.
Because the fee inclusions are not published, get the current fee and budget before you compare this complex with any other. For a proper read of what has sold here and nearby, ask me for a building sold report.

Amenities at 29-41 Eaton Avenue Condos
Garage parking and permission to barbecue are the only shared features on record. That is normal for a small 1978 low-rise, and it keeps the fee focused on the building itself rather than on facilities. In a Danforth location, a parking space is worth more than any gym. Confirm whether your space is owned with the unit or assigned by the board, since that affects resale.
Jatin’s honest take on 29-41 Eaton Avenue Condos
Who this building suits
Buyers who want to live on a quiet residential street off the Danforth without paying for a house, and who prefer a small, low-rise building to a tower. It suits first-time buyers, couples and downsizers who know the neighbourhood and want to stay in it.
What I’d want you to check
Who runs the corporation and how well. Ask for the status certificate, the reserve fund study, the audited financial statements and two years of minutes. Confirm the unit type and floor, the parking space and its status, what the fee includes, the condition of the garage, and the rules on pets and rentals. Ask for the water-damage deductible as well.
The value question
If the corporation is well run and the reserve fund is healthy, a unit here is one of the few ways to get a Danforth side-street address in a condominium, and that has lasting appeal. If the records are disorganised or the garage needs work that is not funded, I would walk away, however good the location.
