Living here
Renters, Airbnb and elevators at Summerside II
Do mostly owners or renters live here?
Renter-heavy building. Of 15 deals here in the last 24 months, 9 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Summerside II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Summerside II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Summerside II is a low-rise condominium that most buyers find by accident, on a quiet street off Warden Avenue near St Clair. It is four storeys and 141 suites, the second phase of a Mattamy community, and it offers something Scarborough towers rarely do: a small building with a lean fee. The catch is that the fee is lean because you pay more of the bills yourself. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Summerside II is a four-storey, 141-suite condominium at 10 to 30 Mendelssohn Street in Scarborough’s Clairlea-Birchmount neighbourhood, near St Clair Avenue East and Warden Avenue. It was built in 2009 and CondoInvestments.ca lists Mattamy Homes as developer. The condominium corporation is TSCC-2032, registered on 23 October 2009, and condos.ca lists ICC Property Management as manager. The fee includes common elements, building insurance and parking.
Summerside II at a glance
Phase two of a planned low-rise community
Summerside was built in phases. Summerside I covers addresses on Tranter Trail, Ayers Crescent, Gerigs Street and the other half of Mendelssohn Street, and CondoInvestments.ca lists it as a four-storey, 108-suite Mattamy project from 2009. Summerside II at 10 to 30 Mendelssohn is the second phase, with 141 suites, under its own corporation, TSCC-2032.
The two phases look and feel like one neighbourhood, but they are separate corporations with separate budgets and reserve funds. If you are choosing between a suite in Summerside I and one in Summerside II, compare both status certificates rather than assuming they are run the same way.
Mattamy is best known for large suburban subdivisions, and Summerside has that planned-community feel: consistent streetscapes, internal streets and a scale closer to a townhouse neighbourhood than a tower block.
Two formats under one corporation
Suite numbering suggests that Summerside II mixes formats. Number 10 has suites in the 100s through the 400s, which reads as a four-storey apartment building, while number 30 carries low two-digit suite numbers, which is typical of condo townhomes. Condos.ca records suites from about 300 to 1,092 square feet.
That range covers very different homes. At the small end is a studio; at the large end is a three-bedroom with family-sized rooms. Current listings run from one-bedrooms in the 600s of square feet to a three-bedroom, so this is one of the few low-rise buildings in the area where a growing family can stay put.
Ask which format you are looking at before you look at price. An apartment-style suite with an elevator and a townhome-style suite with its own entry and stairs sell to different buyers, and the fee, the utility set-up and the outdoor space often differ between them.
The small end deserves its own warning. A suite near 300 square feet in a low-rise building is unusual, and it will sell to a narrow group of buyers: students, single owners and investors. If you are buying one, buy it because the price works for you today, and be realistic that resale may take longer than for a one- or two-bedroom.

A short fee list, and the bills you pay yourself
The fee here covers common elements, building insurance and parking. Heat and water are not on condos.ca’s inclusion list, which usually means each suite has its own meters. Across the five current listings, fees work out to about $0.77 per square foot, but they range widely, from under $300 to over $900 a month, which reflects how different the suites are.
When you compare Summerside II with a high-rise where heat and water are in the fee, add your own utilities back in. A suite that looks cheaper on the fee line can cost about the same once a winter heating bill is counted.
The amenity list is modest: a party room, a meeting room, visitor parking, an underground garage and a security system. Condos.ca lists a pet restriction, so read the declaration and rules yourself if you have a pet. With few shared facilities, there is less to maintain, but the garage remains one of the larger long-term costs.
Parking is one line on the fee list that works in your favour. It is included, and in a low-rise community with an underground garage, a space that comes with the suite saves you a monthly charge you would pay at many newer buildings. Confirm the space, and any locker, in the status certificate and the agreement.
St Clair and Warden, between two transit lines
Mendelssohn Street sits in the Clairlea-Birchmount area near St Clair Avenue East and Warden Avenue, a mature part of southwest Scarborough with established residential streets around it. Life here is quieter and lower-rise than at Scarborough Centre.
Two things are changing nearby. Line 5 Eglinton began service on 8 February 2026, running east to Kennedy Station. And the City’s Golden Mile Secondary Plan study covers about 113 hectares along Eglinton between Victoria Park Avenue and Birchmount Road, intended to turn a strip of plazas and big-box stores into a mixed-use district with homes.
For owners here, that means more shops and services to the north over time, plus construction along Eglinton while it happens. The data panel on this page shows the nearest subway and GO stations, schools and parks to Mendelssohn Street.
Pricing: about $593 a square foot
Condos.ca puts Summerside II’s average at about $593 per square foot. That is below the Scarborough Centre towers I have reviewed, such as EQ1 at about $617 and EQ2 at about $651, and in line with what I would expect for a 2009 low-rise with owner-paid utilities.
The five current listings ask $399,900 to $640,000. That spread is wide because the building is: studios, one-bedrooms, two-bedrooms and a three-bedroom are all represented, and townhome-style suites usually command more per suite than apartment-style ones.
For the real traded numbers, use the 12-month data panel on this page. In a mixed-format community, make sure any comparable you rely on is the same format as the suite you are buying. My building sold report can sort that out for you.

Amenities at Summerside II
There is no gym, pool or concierge, so this is a building where the suite and the street do the work. The party and meeting rooms cover the occasional gathering, and underground parking is a genuine convenience in a low-rise community.
Jatin’s honest take on Summerside II
Who this building suits
Buyers who want a small, quiet low-rise building with a family-sized option, and who are comfortable managing their own utilities. It suits first-time buyers moving up from a studio, small families who want three bedrooms without a freehold price, and people who prefer a street to a lobby.
What I’d want you to check
Confirm the format of the suite, whether apartment-style or townhome-style, and what that means for stairs, entry and outdoor space. Get the seller’s heating, hydro and water bills so you can compare the true monthly cost. Read TSCC-2032’s reserve fund study for the garage, roofs and building envelope, and check the declaration and rules on pets and leasing. If the suite is townhome-style, ask who is responsible for its exterior doors, windows and any private terrace, as that split is set in the declaration.
The value question
At about $593 a square foot, Summerside II is a fair price for low-rise living in this part of Scarborough, and the three-bedroom options are hard to find at this level elsewhere in the area. The fee looks low, but it is low because you carry your own utilities. Budget on the all-in number and the value holds up.
