Renters, Airbnb and elevators at 300 Avenue Road Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 300 Avenue Road Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 300 Avenue Road Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

300 Avenue Road is one of the rarest kinds of condo in Toronto: a handful of large suites inside a real Victorian house, with a turret, a garage and only five neighbours. Suites here almost never come up, and when they do, the buyer is usually someone who has been waiting. It is also a building where the paperwork matters more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

300 Avenue Road Condos is a six-suite, two-storey low-rise condominium at 300 Avenue Road, just north of Davenport Road in the Casa Loma area of midtown Toronto. It was created by converting a pair of grand semi-detached houses built in the early 1890s, a project by Bob Mitchell. The condominium corporation is MTCC-567, registered on 8 February 1982, and it is managed by Summa Properties. Suites range from about 1,312 to 1,670 sq ft. Maintenance fees include common elements, building insurance and parking.

A Victorian pair, saved and divided

The building started life in the early 1890s as two large semi-detached residences on Avenue Road. By the early 1980s, according to Toronto Life, it had fallen into disrepair, and it could easily have been lost.

Instead, it was converted into six condominium suites. The conversion kept the turreted Victorian exterior, and in 1984 the project was recognised by the Ontario Renews Awards program for converting a single-family building to multi-family use. Sources differ slightly on timing: the corporation was registered in February 1982, while a Toronto Life feature put the conversion in 1984, the year of the award. Either way, this is a 40-year-old condominium inside a 130-year-old house.

That age is the defining fact of the building. You get original character that no new building can replicate, and you also inherit the maintenance realities of Victorian brick, old roofs and older windows, shared among only six owners.

Large suites, house-like living

With six suites carved out of two large houses, each unit is substantial: roughly 1,312 to 1,670 sq ft. That is the size of a generous townhouse, and in this location it is rare to find that much space without buying a whole house. For comparison, a typical new one-bedroom in nearby Yorkville towers is well under 600 sq ft.

Expect layouts shaped by the original house rather than by a condo floor plate. Rooms may be irregular, ceilings and windows vary between floors, and some suites may have features carried over from the original homes. That is the charm, and it is also why you need to walk each suite rather than buy from a floor plan.

The building has a private garage, and parking is included in the maintenance fee, which is unusual and valuable on this stretch of Avenue Road, where street parking is limited. Confirm exactly which space comes with the suite and whether there is any storage.

Six owners, one roof

In a six-suite building, every decision is personal. There is no concierge, no amenity budget and no large owner base to absorb a surprise. When the roof, the masonry or the windows need work, six households share the bill.

The building is professionally managed by Summa Properties, according to condos.ca, which helps. But the reserve fund study and the board minutes are the most important documents you will read here. You want to see when the roof was last done, the condition of the brick and the turret, the state of the windows and the plumbing, and whether the reserve fund is large enough for a building this old.

The fee includes common elements, building insurance and parking. Heat and hydro are not listed, which is common in house conversions where each suite has its own systems, so ask the seller for a year of utility bills.

I would also make any offer here conditional on a home inspection as well as a status certificate review. In a new tower, the inspection is about the suite. In a converted Victorian, an inspector can tell you a lot about the shared structure, the foundation and the building envelope that no condo document will.

Avenue Road above Davenport

This stretch of Avenue Road sits just north of Davenport, with Yorkville to the south and the residential streets of South Hill and Summerhill on either side. Toronto Life noted Robertson Davies Park is about two minutes away on foot. The data panel on this page has the transit, parks and food details.

Avenue Road itself is a busy north-south artery, so the front rooms hear traffic. The trade-off is that you are in a historic house on a block that is a short walk from Yorkville and the Dupont and Davenport shops. Nearby, The Oaklands at 315 Avenue Road and the newer Davies at 281-285 Avenue Road show how differently this street can be lived in.

Pricing: rare, and priced on character

condos.ca puts the building average at about $913 per square foot. That sits below The Oaklands across the road at about $1,019 and above The Dorchester on Farnham Avenue at about $765, which is a sensible place for a large heritage-style suite with parking included.

There were no suites for sale or for rent when I checked, which is normal. With six suites, a building like this may go years without a listing, and when one comes up, it is priced against detached and semi-detached houses as much as against condos.

Because sales are so rare, there is no meaningful building median to lean on. I would value a suite here by size, condition and outdoor space, using recent sales of comparable conversions and townhouses in the Annex and South Hill, and then adjust for the reserve fund position.

Be patient on both sides. As a buyer, you may wait a long time for the right suite; as a seller, the pool of buyers who want exactly this kind of home is small but committed, so presentation and timing matter more than in a large building.

Amenities at 300 Avenue Road Condos

Private garage parkingBBQs permitted

There are no shared amenities beyond a private garage and permission for barbecues. That is the point of a building like this: you are buying space and character, not a gym or a party room, and your fee is not paying for them.

Jatin’s honest take on 300 Avenue Road Condos

Who this building suits

Buyers who want house-sized space and Victorian character without owning a whole house, downsizers from South Hill, Casa Loma and the Annex who want to stay close, and people who value a very small community where you know every neighbour.

What I’d want you to check

Read the reserve fund study and board minutes closely. In a converted 1890s house, I want to know the age and condition of the roof, masonry, turret, windows, plumbing and electrical, and whether any work is planned. Ask whether any heritage rules affect exterior work, confirm which parking space and storage come with the suite, and get a year of utility bills. With six owners, ask how decisions are made and how the board works.

The value question

At about $913 per square foot with parking included, a suite here is fair value against newer buildings nearby, but only if the building is in good repair and the reserve fund is healthy. You are paying for scarcity and character, and you are taking on the costs of an old house shared six ways. If the paperwork is clean, it is a rare find.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
