Renters, Airbnb and elevators at 31 Walmer Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 31 Walmer Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 31 Walmer Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

31 Walmer Road is a small, owner-run townhouse condominium on one of the Annex’s most historic streets, a few minutes’ walk from Bloor. It has eleven homes, no amenities to speak of and no property manager. That combination can mean low costs and a close-knit building, or it can mean a lot of unpaid work for whoever is on the board. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
31 Walmer Road Townhouses is an 11-home condominium townhouse complex at 31 Walmer Road in the Annex, midtown Toronto, near Bloor Street West and Spadina Road. It was built in 1978 and registered as YCC-434 on 17 November 1978. The corporation is self-managed by its owners, and no shared amenities are listed.
31 Walmer Road Townhouses at a glance
A 1970s townhouse on an old-money street
Walmer Road north of Bloor was once one of the grandest streets in the Annex. Families such as the Eatons lived in this part of the neighbourhood into the mid-20th century, and Timothy Eaton’s house stood at the corner of Lowther Avenue and Walmer Road.
Most of those big houses have since been divided into apartments, replaced by mid-century apartment buildings, or taken over by institutions. 31 Walmer Road belongs to a later chapter: a small group of townhouses built in 1978 and registered as a condominium the same year.
Timing matters here. The Annex came through a 1960s fight against the Spadina Expressway, and a 1975 freeze on buildings over 45 feet helped preserve the neighbourhood’s low-rise character. A low-rise townhouse complex like this one, completed three years later, sits comfortably within that character, and the neighbourhood’s heritage protections, which cover more than 500 Annex buildings, limit how much the streets around it can change.
Self-managed: eleven owners, no manager
YCC-434 does not use a property management company. The owners run the corporation themselves: collecting fees, paying insurance, hiring trades for the roof, snow and repairs, keeping the books and planning the reserve fund.
In an eleven-home complex, that can work well. Costs are often lower, decisions are quick, and neighbours know each other. It can also put a lot of weight on one or two volunteers. When they move, the corporation can lose its memory overnight.
Before you buy, ask who handles the administration today, how records are kept, and whether the corporation has a current reserve fund study. Ask your lawyer to review the full status certificate, the declaration and by-laws, the financial statements and recent owners’ meeting minutes, not just a summary.
It is also worth asking how the owners handle insurance. A self-managed corporation still needs a proper building policy, directors’ and officers’ coverage and an up-to-date insurance appraisal. If those are missing or out of date, that is a problem you would inherit on closing.

What to expect from a 1978 townhouse
Expect a multi-level home with a more traditional plan than a modern open-concept townhouse. Many have since been renovated, and the gap between an original home and an updated one can be large. Condition, not the building, will set the price of the home you are looking at.
I did not find a reliable size range for the complex, and no parking or other amenities are listed. Ask for the floor area and how it was measured, what outdoor space comes with the home, and whether parking is available at all. In the Annex, a dedicated space adds real value, and its absence should be reflected in the price.
The shared elements of a 1978 complex, such as roofs, windows, masonry and underground services, are now well into their life. Ask what has been replaced, when, and what the reserve fund study plans next.
Also ask about the services underground. In older complexes, water and sewer lines that run under the shared land can be the corporation’s responsibility, and in a building this small, one failed line is a large cost spread over very few owners. A good inspector, ideally with a camera scope, is money well spent.
Living just north of Bloor
The location is the strongest argument for this building. You are a short walk from the restaurants and shops of Bloor Street, from the University of Toronto’s St. George campus, and from the cultural institutions around Bloor and Avenue Road. The data panel on this page covers transit, schools, food and parks.
The Annex has long been a student quarter, and the streets close to Bloor see a lot of foot traffic and seasonal rental turnover. Walmer Road itself is residential and leafy. If you are buying to live here, visit in September and again on a weekend evening to get a feel for the street at its busiest; if you are buying to rent it out, read the declaration for any leasing rules before you make an offer, since small corporations sometimes have their own. Nearby small condominiums on Spadina Road, such as Seventy-Four Spadina and Annex Town5, are useful comparisons for buyers weighing a townhouse against a suite in a small building.
Pricing: compared with Annex row houses
There were no homes listed for sale or rent when I checked, and with eleven homes, there is no reliable building average to quote. Sales are rare, and condition varies enough that one sale tells you little about the next.
To value a home here, I would compare it with recent sales of Annex row houses and semis of similar size, and with suites in small condominiums nearby, then adjust for the fee, the lack of listed amenities, parking and the condition of the corporation. Against a freehold house, you give up land and control, but you share the exterior costs and usually pay less.
Lenders sometimes look harder at small, self-managed corporations, so speak to your mortgage broker early. My building sold report can show what has actually traded nearby, or book a call and I will walk you through comparables.

Jatin’s honest take on 31 Walmer Road Townhouses
Who this building suits
Owner-occupiers who want to live steps from Bloor and the University of Toronto in a townhouse rather than an apartment, and who are willing to take part in running a small corporation. University faculty, professionals and downsizers who want to stay in the Annex are the natural buyers.
What I’d want you to check
Everything about self-management: who does the work, how the money is held, whether there is a current reserve fund study, and how decisions are made. Then the building itself: roofs, windows, masonry and plumbing in a complex from 1978. Confirm parking, outdoor space and floor area for the specific home, and check the declaration for any rules on renting, pets or renovations rather than assuming.
The value question
If the corporation is organized and adequately funded, a townhouse here is a practical, lower-cost way to own a home in the heart of the Annex. If records are thin, there is no reserve fund study, or one owner carries the load, I would either price that risk in or keep looking. In a building this small, the corporation is half of what you are buying.
