Living here
Renters, Airbnb and elevators at 34 Dundalk Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 34 Dundalk Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 34 Dundalk Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

34 Dundalk Drive is a 1979 townhouse complex tucked just off the Kennedy Road strip in Dorset Park. You get a home with its own front door, a parking garage and permission to barbecue, a short drive from Kennedy Commons and Scarborough Town Centre. The question with any 47-year-old complex is how well it has been looked after, and that is where I would focus. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
34 Dundalk Drive Townhouses is a 48-unit condominium townhouse complex at 34 Dundalk Drive in the Dorset Park neighbourhood of Scarborough, Toronto, near Ellesmere Road and Kennedy Road. Condos.ca lists it as built in 1979, and the condominium corporation, YCC-476, was registered on 6 June 1979. Stronghold Management Group is listed as the property manager. Condos.ca lists a parking garage, visitor parking and BBQs permitted; it does not publish what the fee includes, so confirm that in the status certificate.
34 Dundalk Drive Townhouses at a glance
A townhouse street inside a high-rise district
Dundalk Drive is an unusual street. It is lined with separate condominium corporations of very different kinds: mid-rise and tower buildings such as Kennedy Place at 100 Dundalk and 120 Dundalk Drive, and several townhouse complexes, of which 34 Dundalk is one.
That mix matters when you buy or sell. Searches for Dundalk Drive turn up apartments and townhouses side by side, and the two are not comparable. Make sure any comparable sale you look at is another townhouse, ideally one of the neighbouring complexes, and not a suite in one of the towers.
YCC-476 registered on 6 June 1979, so this corporation is about 47 years old. With 48 homes, it is small enough that the board is made up of neighbours, and large enough that major repairs are spread a little more widely than in a 25- or 30-home complex.
The neighbours also tell you something about the area. Dorset Park was mostly built in the 1950s, and the condominium buildings on Dundalk came later, in the mid to late 1970s. This complex, registered in 1979, belongs to that later wave of condominium building.
Garage, visitor parking and a barbecue
Condos.ca lists a parking garage, visitor parking and BBQs permitted. For a family, those three items are a big part of why you would choose a townhouse here over a two-bedroom in a nearby tower.
Ask exactly what the parking garage means for the home you are buying. In complexes of this era it can be an attached garage or a shared structure, and the maintenance responsibility differs. If it is a shared underground garage, its membrane and drainage are among the most expensive items a corporation ever repairs, so look for them in the reserve fund study.
Barbecue permission usually comes with rules about fuel type, placement and distance from the building. Read them before you buy a large grill. The same goes for pets: condos.ca does not list a pet policy here, so check the rules in the status certificate package.

What a 1979 townhouse needs from you
Condos.ca does not publish unit sizes, and its single-floor entry reflects how the database records townhouse complexes rather than the homes themselves. Measure the unit, ask for the floor plan and look at the basement, which in a home of this age is often where the extra space and the hidden problems both live.
In most townhouse condominiums the corporation looks after the roofs, exterior, grounds and roads, while owners look after the interior and their own furnace, air conditioner and water heater. Older declarations are not always clear on windows, doors and fences, so get the answer for this corporation specifically.
Ask for the reserve fund study, the latest budget and audited financial statements, and the last year of board minutes. Those documents show whether the fee has kept pace with the age of the buildings, and whether any large project or special assessment is coming.
Ask about the wiring too. Homes built in Ontario in the 1970s sometimes used aluminium branch wiring, and insurers usually ask about it. A home inspector can tell you what is in the walls and whether it has been remediated.
Kennedy Road, the busway and the subway extension
The Kennedy Road business district runs roughly from Highway 401 down to Lawrence Avenue, and Kennedy Commons, a large shopping plaza between the 401 and Ellesmere Road, is part of it. For daily errands and quick highway access, that is the point of living here.
Transit in this part of Scarborough has been in flux since the Line 3 Scarborough RT closed in 2023. According to blogTO, a dedicated busway on the old rail corridor, running from Kennedy Station through Lawrence East and Ellesmere to Scarborough Town Centre, was set to open on 30 September 2026, and it is meant to run until the Line 2 subway extension is finished around 2030.
The City’s Line 2 East Extension will add stations at Lawrence and McCowan, Scarborough Centre and Sheppard and McCowan. The data panel on this page shows the routes and distances that apply to this address today.
How to read price at 34 Dundalk
There were no homes for sale or lease when I checked, and condos.ca publishes no average price per square foot for this complex. The data panel on this page shows the aggregate sales and lease record.
The right comparables are the other townhouse complexes on Dundalk Drive and nearby Dorset Park streets, adjusted for size, condition and parking. Apartment sales in the towers on the same street will pull the numbers in the wrong direction, so leave them out.
Compare fees on what they cover, not only on the monthly figure. A townhouse fee mostly pays for the exterior, grounds, insurance and reserve, and utilities are usually on the owner, so add heat and hydro to your monthly budget before you compare with an apartment.
If you are selling, the small number of comparable homes is an opportunity as much as a problem. Buyers who want this kind of home in this area have few choices in any given month, so a clean, updated home with clear documents tends to stand out.

Jatin’s honest take on 34 Dundalk Drive Townhouses
Who this building suits
Families moving out of a condo apartment who want a home with a garage and outdoor space near Kennedy Road, and commuters who use the 401 daily. It also suits buyers who want to own in Dorset Park before the subway extension opens.
What I’d want you to check
Read the reserve fund study for roofs, windows, exterior walls, paving, drainage and the parking garage, and ask whether any major program is coming. Confirm the parking arrangement for your home, the barbecue and pet rules, and the age of your furnace, air conditioner and water heater. Check the basement for any sign of past water.
The value question
A townhouse with parking in Dorset Park is usually priced well below a freehold house a few streets away, and transit here should keep improving through the decade. The value depends on the corporation’s finances and the condition of the specific home. Price per square foot here should be judged against other townhouses, never against the towers. If you want help pricing one, book a call.
