Leases 32%Sales 68%

Mostly owner-occupied. Of 38 deals here in the last 24 months, 12 were leases and 26 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Buckingham?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Buckingham

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Buckingham is one of the older condominiums I still recommend looking at seriously. Built by Mazel Construction in 1975, it has the large suites, indoor and outdoor pools and fully bundled fee that buyers of that era expected, and it sells for a fraction of what new Etobicoke condos ask per square foot. At 51 years old, though, the paperwork matters more than the view. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Buckingham is a 19-storey, 434-suite high-rise condominium at 714 and 716 The West Mall, Toronto M9C 4X1, in the Eringate-Centennial-West Deane neighbourhood of the former City of Etobicoke. It was built by Mazel Construction in 1975. The condominium corporation is YCC-202, registered on 1 May 1975, and it is managed by FirstService Residential. Maintenance fees include cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water.

A 1970s building with 1970s floor plans

The Buckingham dates from the first wave of Toronto condominium construction in the 1970s, when buildings were planned for people leaving houses rather than for investors. Its corporation number, YCC-202, is one of the older ones you will see on a Toronto status certificate, and that age shapes almost everything about owning here.

That history shows in the layouts. Suites here are large by any current standard. One source reports a range of about 1,063 to 1,306 square feet, while recent listings include one-bedroom-plus-den units described in the 900 to 999 square foot band, so the smallest plans may be a little under the published minimum. Either way, these are suites with separate dining rooms, real storage and space for a full set of furniture.

Listings show one-bedroom-plus-den, two-bedroom, two-bedroom-plus-den and three-bedroom-plus-den plans. For downsizers, that combination of space and a single-level layout is the main reason to be here.

The fee covers almost everything

The Buckingham’s fee includes cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water. That is about as complete an inclusion list as you will find in Toronto. Apart from internet and your contents insurance, there are very few other housing bills to budget for.

Across current listings, fees average about $1.11 per square foot, with monthly fees running from about $1,014 to $1,150. On a large suite that is a significant number, and it is what keeps some buyers away. The fair comparison is against a newer condo’s fee plus separate hydro, heating and cooling, cable and parking charges, and against the property tax, utilities and upkeep of the house many buyers here are coming from.

Bulk utilities in a 434-suite building also mean the corporation’s energy bill is very large, and rate increases move the fee for everyone. Ask for the last five years of budgets and whether the board has studied energy retrofits.

One more practical point: because the fee is so complete, the monthly carrying cost here barely changes between January and July. For retirees on a fixed income, that predictability is often worth more than a lower headline fee with separate hydro and heating bills that swing with the seasons.

Central Etobicoke, between Centennial Park and the 427

The Buckingham sits on The West Mall in the Eringate-Centennial-West Deane area, a neighbourhood built mostly in the 1960s on former farmland. The surrounding streets are largely bungalows and post-war family homes, with high-rise buildings concentrated along the main roads.

The neighbourhood’s big asset is green space. Centennial Park forms its western edge, along with the Centennial Park Golf Centre, and the Etobicoke Olympium is part of the same area. Highway 427 runs along the west side of the neighbourhood, which makes Pearson Airport and the rest of the GTA easy to reach by car.

This is not a walk-everywhere location, and I would not pitch it to someone who wants to live without a car. It suits people who value space, quiet and parkland over a busy street life. The automatic panel on this page covers transit, walkability and nearby services in detail.

What a 51-year-old building asks of its owners

Any building from 1975 has been through at least one full cycle of major replacements and is likely in the middle of another. Elevators, boilers, cooling equipment, windows, balcony concrete and guards, plumbing risers, the roof and the garage structure all have finite lives, and with indoor and outdoor pools to maintain as well, the reserve fund carries a heavy load.

The size of the corporation helps, because 434 suites share those costs, and professional management by FirstService Residential generally means organised records. But size alone does not make a reserve fund healthy. Read the most recent reserve fund study carefully, and compare it against what the board minutes say has actually been completed.

Within each suite, check the condition of the original electrical panel, plumbing and windows, and ask what the corporation allows for renovations. Many owners here have updated their units, and the difference in value between a renovated suite and an original one is substantial.

Price per square foot: space at a discount

The building average sits around $458 per square foot, well below what newer Etobicoke condos trade at. Large suites, age and an all-in fee all pull that figure down, and so does the fact that buyers price in future capital costs for a building of this vintage.

At the time of writing, four suites were listed for sale, asking from $429,900 to $539,900, with fees from about $1,014 to $1,150 a month. For suites of roughly 1,000 square feet, that is a low entry price by Toronto standards, and it is the main reason buyers accept the fee.

When I price a unit here, I compare it against other large-suite buildings from the 1970s and 1980s along The West Mall and The East Mall, then adjust for floor, exposure, renovation and parking. If you want the actual sold comparables, start with my building sold report.

Having both an indoor and an outdoor pool means swimming all year, which is rare at any price, and staffed security adds peace of mind for owners who travel. Some sources also mention a gym; confirm what is currently open when you tour. With 434 suites, ask how busy the pools are at peak times and how bookings work.

Jatin’s honest take on The Buckingham

Who this building suits

Downsizers leaving a house who want to keep their furniture and their space, couples who want a true two- or three-bedroom on one level, and swimmers who want a pool all year. It also suits buyers who want one predictable monthly bill with every major utility included.

What I’d want you to check

This is a 51-year-old building, so the reserve fund study and the last two years of board minutes come first. Look at the timing and funding of elevator, mechanical, window, balcony and garage work, plus the two pools. Ask for the five-year fee history. Confirm the pet rules, which are listed as restricted, check the parking space and any locker for the suite, and verify the actual square footage from the floor plan.

The value question

Measured by space per dollar, The Buckingham is very strong value for Etobicoke. The trade-off is a high monthly fee and the ongoing cost of maintaining a 1970s building with two pools. For an owner-occupier who will stay for years and prefers space over new finishes, it can be a smart purchase, provided the reserve fund is in good shape.
