Living here
Renters, Airbnb and elevators at Axiom Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 197 deals here in the last 24 months, 180 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Axiom Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Axiom Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Axiom Condos at 460 Adelaide Street East is a building I recommend to first-time buyers who want a recent tower east of the core with a fee that actually covers the winter. Greenpark and Fieldgate built two towers here, finished in 2019, and the fee includes heat, cooling and water. The trade-off is that this is a one-bedroom building, so you have to be picky about layout. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Axiom Condos is a two-tower condominium of 19 and 21 storeys with 527 suites at 460 Adelaide Street East, at Ontario Street between Sherbourne and Parliament, in the Moss Park area of downtown east Toronto. Some records also use 424 Adelaide Street East. It was developed by Greenpark Homes and Fieldgate Homes and designed by Kirkor Architects. It was completed in 2019, and the condominium corporation is TSCC-2725, registered 19 July 2019. Maintenance fees include common elements, heat, air conditioning, building insurance and water. Suites run from about 415 to 1,058 square feet.
Axiom Condos at a glance
Two towers that match their neighbour
Kirkor Architects designed Axiom as two towers, 19 and 21 storeys, rising from a seven-storey podium of off-white brick and precast. UrbanToronto noted that the podium’s style and scale echo Ivory on Adelaide immediately to the west, so the block reads as one consistent street wall rather than two unrelated projects.
The towers use a tinted, reflective window wall with grey spandrel panels and dark aluminum mullions, with the undersides of the balconies painted white. A landscaped promenade at grade was part of the plan to make the Adelaide and Ontario corner friendlier to walk past.
The project grew during approvals. When it launched in 2013 it was pitched as towers of 19 and 17 storeys with about 480 suites; it was built at 19 and 21 storeys with 527.
Greenpark and Fieldgate are both long-established GTA builders, better known in the suburbs than downtown. Axiom was one of their downtown joint projects, and the build reflects it: practical, consistent and without much experimentation. For most buyers of a one-bedroom, that is exactly what they want.
A one-bedroom building with good ceilings
Suites range from about 415 to 1,058 square feet across studios, one-bedrooms, one-plus-dens, two-bedrooms and two-plus-dens. Launch materials advertised 9 and 10 foot ceilings, which helps a compact suite feel larger than its floor plan suggests.
Almost everything listed recently sits in the 600 to 699 square foot band, and most of it is one-bedroom or one-plus-den. Two-bedrooms exist but come up far less often. If you need two real bedrooms, be ready to move quickly when one appears.
In a building with this many similar suites, the differences that matter are the den, the balcony and the view. A one-plus-den where the den can take a desk and a door is worth more at resale than a one-bedroom of the same size with an awkward nook.
Fees on 600 to 699 square foot suites here run in a fairly tight band, which tells you most of these suites are similar in size and layout. That makes comparison shopping easier than in a building with a wide mix. It also means your suite will compete with several near-identical listings when you sell, so the view and condition will set you apart.

The amenity package is broader than most
For a 2019 building at this price point, the amenity list is long. condos.ca lists a rooftop deck, party room, meeting room, guest suites, sauna, yoga studio, concierge and visitor parking. The original marketing also promised a theatre, games room, pet spa, fitness studio, outdoor terrace and sky deck.
Guest suites matter downtown, where visiting family otherwise means a hotel bill. A yoga studio and sauna in the building make it easier to skip a separate gym membership.
Ask which of the marketed spaces exist today and how they are booked, because amenity rooms are sometimes repurposed after registration.
Living at Adelaide and Ontario
The site sits between Sherbourne and Parliament on the eastbound Adelaide corridor. The St. Lawrence Market is about a five-minute walk south and west, and the Distillery District is a short walk southeast, as blogTO pointed out when the project launched.
When Axiom launched in 2013, this stretch had empty storefronts and few new buildings. It has filled in since with towers on Adelaide, Richmond and King, and that work is still going on. Expect construction nearby for some years and check what is approved across from any suite you are serious about.
When the project launched, blogTO was frank that the blocks north toward Queen still had rough edges. Some of that remains, and I would rather you see it for yourself than read about it. Walk from the building to Queen Street and back in the evening before you buy.
Transit, schools and walkability are in the data panel on this page.
What Axiom costs, and why the fee looks better than it seems
condos.ca puts the building average at about $862 per square foot. That sits a little below St. Lawrence Condos at 158 Front at about $894, and well above older stock such as The Richmond at about $759. For a building only seven years old, I think that is a fair level.
Fees on current listings average about $0.88 per square foot. That is not cheap for a 2019 building, but the fee covers heat, air conditioning and water as well as common elements and insurance, so only hydro is on your own bill. Against a newer tower where the fee is lower but heat and cooling are metered to you, the gap narrows considerably.
Parking deserves a separate look. It was sold as an extra at launch, so many suites have none, and a suite with parking should sell for more. If you do not need a car, a suite without parking is one of the cheaper ways into a recent building here.
At the time of writing there were ten suites for sale and two or three for rent. One-bedrooms and one-plus-dens of 600 to 699 square feet were asking about $449,000 to $599,900, with a two-bedroom also on the market. The data panel shows what has actually sold.

Amenities at Axiom Condos
Guest suites, a sauna and a yoga studio are the useful parts of the package for daily life, along with a rooftop deck that gives one-bedroom owners outdoor space beyond a small balcony.
Jatin’s honest take on Axiom Condos
Who this building suits
First-time buyers and young professionals who want a recent building with a predictable monthly cost, and investors looking for an easy-to-rent one-bedroom east of Yonge. It is less suited to families, because two-bedroom supply is thin and nothing tops 1,058 square feet.
What I’d want you to check
The building is seven years old and leaving its warranty period, so ask about any outstanding common element warranty items and read the reserve fund study. Confirm whether the suite has parking and a locker, since parking was sold separately at launch and does not appear in the fee inclusions. With 527 suites, ask about elevator service and move booking rules. Check the rental rules in the declaration.
The value question
At about $862 per square foot with heat, cooling and water in the fee, Axiom offers decent value for a recent tower downtown. The real competition is the one-bedroom next door at Ivory on Adelaide and the newer towers on Front, so compare monthly costs, not just price. Buy a well-laid-out one-plus-den and you have a suite that will resell easily.
