Mix of owners and renters. Of 15 deals here in the last 24 months, 8 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Carrington Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Carrington Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Carrington Place has one of the higher-looking fees on Leslie Street, and one of the most complete. This 13-storey, 110-suite building from 2004 includes hydro, heat, cooling and parking in the monthly payment, which changes the maths completely. It also sits on a stretch of Eglinton that is changing fast. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Carrington Place is a 13-storey, 110-suite condominium at 1103 Leslie Street in North York’s Banbury-Don Mills area, near Leslie Street and Eglinton Avenue East. It was built in 2004; condos.ca names Monarch Group as the builder in its overview but leaves the developer field blank. The condominium corporation is TSCC-1638, registered on 18 November 2004, and FirstService Residential is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.

The smaller neighbour to The Haven

Carrington Place sits beside The Haven at Carrington Park, the 20-storey, 290-suite pair at 1101 and 1105 Leslie Street that Monarch Group completed in 2003 with Graziani + Corazza as architect. The shared Carrington name and the timing point to the same builder, and condos.ca’s overview credits Monarch with Carrington Place, though its developer field is blank. I treat that as likely, not confirmed.

The difference is scale. At 13 storeys and 110 suites, Carrington Place has roughly a third as many homes as The Haven. Fewer neighbours means quieter elevators and a smaller corporation, but it also means fewer owners sharing the cost of every repair.

That last point matters more as buildings age. A roof or a garage repair costs about the same in a small building as in a large one, and here it is split 110 ways.

For a buyer, the practical upside of the pairing is comparables. When Carrington Place has few recent sales, sales at The Haven give you a second reference point for a similar location and age, adjusted for the different fee structure and the taller building.

Why the fee looks high

The active listings when I checked carried fees of about $808 to $1,218 a month, and condos.ca works the average out at about $1.41 per square foot. On paper that is well above most 2000s buildings in Don Mills.

Read the inclusions before you judge it. Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water. Hydro is the unusual one: in most buildings you pay electricity on your own meter, and in a two-bedroom that can easily be a three-figure monthly bill on its own.

Once you subtract hydro, heating, cooling and a parking space, the fee here is much closer to its neighbours than the raw number suggests. The trade-off is that heavy and light electricity users pay the same share, and that any future plan to install suite meters would be a capital project and a change to your costs. Ask whether the board has discussed it.

A simple test: take the fee on any suite you like here, subtract a realistic monthly figure for hydro, heat and cooling and a parking space, and compare what is left with the fee at a newer building nearby. Do it with the actual numbers from both status certificates, not with averages.

Suites and layouts

Condos.ca lists suites from about 550 to 1,229 square feet, which covers one-bedrooms through two-bedroom plans. There are no very large suites here, so this is not a downsizer building in the way some of the bigger Don Mills condos are.

In a building this age, look at the kitchen and bathrooms first. Many suites will still have their original 2004 finishes, and a renovation budget should be part of your offer price rather than a surprise after closing.

Guest suites and a car wash bay are on the amenity list, which is a sign the building was designed for owner-occupiers who drive. Confirm the parking space and locker that come with any suite you are looking at.

Thirteen storeys is a useful height on this site. Upper floors in a building this size can catch long views over the surrounding parkland and low-rise neighbourhoods, while the elevator ride stays short. Orientation matters, so check which way a suite faces and what is planned across the street.

Leslie and Eglinton is changing

For most of this building’s life, Leslie and Eglinton was a car-first corner with parkland, office campuses and the Don Valley Parkway nearby. Line 5 Eglinton, the Crosstown LRT, changed that when it opened along Eglinton in early 2026, with a stop at Leslie.

New transit lines usually bring redevelopment proposals along their route. For owners here, that likely means more construction nearby over the next decade, more condo supply competing on resale, and over time more shops and services within walking distance.

The green side of the location is unchanged: you are close to the parks and trails of the Don Valley system. The panel beside this review shows stations, schools and parks.

If you are buying for the long term, the transit line is the main reason I like this location more today than I did five years ago. If you are buying to rent out, it also widens the pool of tenants who do not own a car.

Price per foot and current asking range

Condos.ca puts the building average at about $680 per square foot. That is in line with other 2000s mid-size buildings in Don Mills, and below Savoy at Camelot on Dallimore Circle at about $727, which does not include hydro or parking in its fee.

Five suites were listed for sale when I checked, and nothing for lease. The four with full details were asking between $465,000 and $599,000. Five listings in a 110-suite building is a lot of supply at once, which gives a buyer some negotiating room.

When you compare buildings, compare total monthly cost, not the fee alone: fee plus hydro plus parking plus heat. On that basis Carrington Place often comes out closer to its neighbours than the headline fee suggests.

Jatin’s honest take on Carrington Place

Who this building suits

Owner-occupiers who want a smaller building and one predictable monthly payment, with hydro and parking already in it. It also suits buyers who want to be on Line 5 Eglinton without paying new-build prices.

What I’d want you to check

This building is over 20 years old, so windows, roofing, the garage membrane, elevators and the central heating and cooling plant are due or coming due. In a 110-suite building those costs are split among relatively few owners, so read the reserve fund study, the latest budget and the board minutes carefully. Ask whether suite hydro metering has been discussed, and confirm the parking space and locker in writing.

The value question

At about $680 per square foot, with utilities and parking included, the value is better than the fee suggests. The current supply of listings also gives buyers some leverage. If the reserve fund is healthy, I think this is a sensible owner-occupier buy on a corridor that should keep improving. Book a call and I will walk you through the recent sales here and at The Haven.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
