Living here
Renters, Airbnb and elevators at Four Seasons Private Residences
Do mostly owners or renters live here?
Renter-heavy building. Of 34 deals here in the last 24 months, 27 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Four Seasons Private Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Four Seasons Private Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Four Seasons Private Residences is the building Toronto buyers name when they mean the top of the condo market. You are buying into a two-tower complex wrapped around a five-star hotel, its spa and its pool, and the price per square foot reflects that. The real question is not whether it is good, it is whether the hotel model is worth the fee to you. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Four Seasons Private Residences is the condominium component of the Four Seasons Hotel and Residences Toronto, with residential addresses at 55 Scollard Street and 50 Yorkville Avenue in Yorkville. It was developed by Bay-Yorkville Developments, a partnership of Menkes Developments, Lifetime Developments and Alcion Ventures, and designed by architectsAlliance with Page + Steele / IBI Group. The complex was completed in 2012 and the condominium corporation, TSCC-2282, was registered on 21 December 2012. Sources differ on tower heights and suite counts; the condos.ca profile records 210 suites. Suites range from about 680 to more than 9,000 square feet. Fees include air conditioning, heat, water, parking, common elements and building insurance.
Four Seasons Private Residences at a glance
Two towers, one hotel, and numbers that do not agree
The complex sits on a roughly two-acre site at Bay Street and Yorkville Avenue. The taller west tower holds the 250-plus-room Four Seasons Hotel on its lower floors, with private residences above. The shorter east tower is residential, with a restaurant at grade facing a new public park on the north-east corner of the site.
Be careful with the published figures, because they conflict. UrbanToronto’s project record lists a 52-storey west tower and a 26-storey east tower with about 100 residences each. The architect’s own project page describes 46 and 30 storeys, with 108 and 133 residences. The condos.ca building profile says 34 floors and 210 suites. Floor counts differ because of mechanical levels, hotel floors and numbering, so ask for the declaration and the registered plan rather than relying on marketing numbers.
Either way, this is not a boutique building. It is a large, mixed-use complex where the condominium shares the site with a working hotel, a ballroom and conference floors, and that shapes everything from the front door to the budget.
Who designed it, and why that matters at resale
The exterior is by architectsAlliance, with Page + Steele / IBI Group also credited. Yabu Pushelberg designed the hotel common areas and amenity spaces, and Gluckstein Design Planning handled suite layouts and finishes. The landscape, including the public park, was designed by Claude Cormier’s firm.
That roster matters for a practical reason. Ten years on, the lobby, corridors and amenity floors still read as current, which is not true of every luxury building from the same era. Buyers at this level notice tired common areas immediately, and they pay less for them.
The developers’ pitch at launch was that every suite had panoramic views, which in a two-tower site is a strong claim. In practice, orientation and floor height make a large difference here, and the view from one stack can be very different from the stack beside it. Walk the suite at the time of day you will actually use it.

Suite sizes run from pied-à-terre to full-floor estate
The size range is unusually wide. The condos.ca profile records suites from about 680 square feet up to roughly 9,000. The developer material described the east tower as roughly 1,000 to 3,000 square feet and the residences above the hotel as roughly 2,000 to 9,000.
That spread means two very different buyers live here. Smaller east-tower suites suit someone who wants the Four Seasons address and services as a city base. The large west-tower residences are effectively houses in the sky, and many have been customised, so condition and finishes vary widely between suites of similar size.
When suites are this customised, comparables are thin. Price per square foot gives you a starting point, but the real valuation work is in the specific residence: view, floor, layout, and how much of the original finish has been replaced.
What sharing a site with a hotel means day to day
The architect describes an eight-storey extension attached to the west tower that holds the ballroom, conference space, and a spa, health club and pool shared by hotel guests and residents. That is the draw: a five-star spa and pool in the building, with hotel dining and services steps away.
The other side is shared space and shared costs. In a hotel-residence complex, what you can use and what you pay for are set out in shared facilities and cost-sharing agreements between the condominium and the hotel. Read those before you firm up, because they decide who controls the amenities and how costs are split if the hotel’s needs change.
Expect hotel traffic at the curb, events in the ballroom and busy weekends. Yorkville at Bay is the centre of the neighbourhood, and the film festival brings crowds every September. The data panel on this page covers transit, Walk Score and nearby food and parks.
Pricing at the very top of the Toronto market
The building averages about $1,574 per square foot on condos.ca, which places it among the highest-priced condominiums in the city. Because so many suites are large and customised, that average can move a lot with a handful of sales, so treat it as a rough guide rather than a valuation.
At the time of writing there were two suites listed for sale, asking from about $8.6 million to $18.8 million, with monthly fees on those listings ranging from roughly $4,300 to $8,200. Several suites were also offered for lease.
The fees look large, and they are. But they include heat, air conditioning, water and parking as well as common elements and insurance, so hydro is the main utility left to you. When you compare with another luxury building, add those costs back to its fee before deciding which is cheaper to own.
Leasing activity is worth a look too. A building where several suites are offered for rent at once tells you a meaningful share of owners are investors or part-time residents, which affects how the building feels on a weeknight and who sits on the board. Neither is a problem in itself, but you should know which kind of building you are joining.

Amenities at Four Seasons Private Residences
The amenity package is really the hotel’s: a spa, health club and pool in the attached podium, plus concierge service at the residential lobbies. Confirm in the shared facilities agreement exactly which hotel services residents get and on what terms.
Jatin’s honest take on Four Seasons Private Residences
Who this building suits
Buyers who want hotel-level service without running a house: frequent travellers, downsizers from Rosedale or Forest Hill, and international owners who want a secure, staffed city base. The smaller east-tower suites also suit someone who wants the address and the services in a manageable size.
What I’d want you to check
Read the shared facilities and cost-sharing agreements with the hotel, the reserve fund study and recent board minutes. At this age, the first major cycle of mechanical, window and amenity renewal is approaching, and in a mixed-use complex the split of those costs between hotel and residences matters. Also confirm the suite’s actual floor plan and square footage against the registered plan, because published tower and suite counts conflict.
The value question
You pay a premium for the brand, the service and the location, and you should. The value question is whether you will use the hotel side enough to justify the fee and the per-square-foot price over a quieter Yorkville building with fewer shared services. If you will, there is very little in Toronto that competes. If you won’t, a boutique building nearby may give you more space for the money. Book a call and I’ll walk you through the trade-off.
