Leases 86%Sales 14%

Renter-heavy building. Of 7 deals here in the last 24 months, 6 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Bayview?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Bayview

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1901 Bayview Avenue is one of the few ways to own in Leaside without buying a house or a large-suite building priced for downsizers. It is a small four-storey condominium from 2011 with just 36 suites, and its fee covers heat, hydro and parking. It shares a name with a bigger building down the street, which causes real confusion, so let me start there. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Bayview is a four-storey, 36-suite condominium at 1901 Bayview Avenue in Leaside-Bennington, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by 499968 Ontario, a numbered company, and built in 2011. The condominium corporation is TSCC-2148, registered on 21 April 2011, and Glendale Properties Inc. is listed as the manager. Maintenance fees include common elements, heat, hydro, building insurance, parking and water.

Not the other Bayview

There are two condominiums on this stretch of Bayview Avenue that go by the name The Bayview. This one, at 1901, is a four-storey, 36-suite building from 2011, corporation TSCC-2148. The other, at 1801 Bayview, is an eight-storey, 81-suite building from 2003, corporation TSCC-1542, with much larger suites at the top end.

When you search listings, set alerts or read a status certificate, check the address and the corporation number, not the building name. Mixing them up means comparing the wrong fees and the wrong sales history.

The developer is listed as 499968 Ontario, a numbered company. That is common for small infill projects, but it means there is no well-known brand or track record to look up. The building’s own history, through its reserve fund study and board minutes, matters more than the developer’s name.

The building is also past its new-home warranty. Tarion coverage for a condominium’s common elements runs out at seven years for major structural defects, so any construction issues from 2011 are now the corporation’s to fix. Ask whether the original performance audit found problems, whether they were resolved, and whether anything was left for the reserve fund to cover.

A small, modern building with an old-school fee

Condos.ca lists common elements, heat, hydro, building insurance, parking and water as included in the fee. Hydro in the fee is rare in a building finished in 2011, when most new condos were going to individual meters. It makes your monthly cost simple and predictable.

Air conditioning is not on that list. Ask how the suite is cooled, what equipment it has and how old it is, and whether cooling runs through the building’s system or the owner’s own unit.

Like any building with bulk utilities, every owner shares the cost of everyone’s usage. Ask how the utility line in the budget has moved over the last few years. In a 36-suite building, a jump in energy prices shows up in the fee quickly, and there are fewer owners to absorb it.

Suites, parking and the amenity list

Condos.ca does not publish a suite size range for this building. A one-bedroom listed while I was researching was marketed in the 500 to 599 square foot band, which suggests at least some compact suites. Ask for the floor plan and measured size of any suite you consider, because without a building range it is hard to judge value.

Parking is included in the fee, and the building lists a parking garage. In Leaside, where street parking is limited and buyers often have cars, a space with a compact suite is a real advantage. Confirm which space goes with the suite and whether a locker is included.

The amenity list is short: a parking garage and a security system, with a pet restriction noted. There is no gym, party room or concierge listed. For a building this size that is normal, and it keeps the shared costs lower.

Small buildings depend on a few engaged owners. With 36 suites, the board is drawn from a small group, so read recent minutes to see how decisions are made, how quickly repairs get done and whether the corporation has had trouble filling board seats.

Bayview Avenue and Line 5 Eglinton

Leaside is one of the most sought-after neighbourhoods in Toronto, mostly single-family homes, and condo stock is thin. That is the main reason a small building like this holds buyer interest. You get a Leaside-area address and Bayview Avenue’s shops and restaurants for far less than a house.

The big change is transit. Line 5 Eglinton opened in February 2026, serving Leaside with three stations and connecting to Line 1 at Yonge. For a building just north of Eglinton, that is a real improvement in how you get around. The data panel on this page covers the nearest stops, schools and parks.

Transit also brings development. Several mid-rise and tower proposals have been reported along Bayview near Eglinton in recent years, so expect construction and new supply nearby. New buildings compete with resales, but they also add shops and services along the street.

Pricing and fees

Condos.ca does not publish an average price per square foot for this building, and with only 36 suites there are few sales to build one from. One suite was listed for sale when I checked, and I will not anchor on a single listing.

The nearest useful reference is the other Bayview at 1801 Bayview Avenue, which averages about $632 per square foot and also includes hydro and heat in its fee. That building is older and has larger suites, which tends to push the per-foot figure down, so I would expect a newer, smaller-suite building like 1901 to trade at a different level. Use it as context, not a comparable.

When you compare fees, remember this one carries heat, hydro and parking. Add those costs to any building you compare against. To see what has actually sold here, ask me for a building sold report, which uses aggregate MLS data rather than single listings.

Amenities at The Bayview

Parking garageSecurity system

There are no shared amenities beyond parking and security. The building works for people who use the neighbourhood, Bayview’s cafés, gyms and parks, rather than the building, for their daily routine.

Jatin’s honest take on The Bayview

Who this building suits

First-time buyers and singles who want a Leaside-area address, young professionals who will use Line 5, and downsizers who want a small, quiet building with parking and a predictable fee. It suits people who do not need a gym or concierge and would rather spend their time on Bayview Avenue than in a lobby.

What I’d want you to check

Confirm you are looking at 1901 and TSCC-2148, not the other Bayview. Ask about the suite’s cooling equipment, the utility costs behind the fee, the parking space and locker, and the pet rules. At about 15 years old, the building is approaching its first round of larger repairs, so read the reserve fund study and recent board minutes.

The value question

Compact suites with heat, hydro and parking included in Leaside are rare, and that scarcity supports value. The question is the price per square foot of the specific suite. Get a proper set of comparables before you offer, because this building has few sales to go on. Measured against a Leaside house or townhouse, the saving is large and the trade-off is space, not location, which is exactly the deal many buyers here are looking for.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
