Living here
Renters, Airbnb and elevators at Jade Waterfront Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Jade Waterfront Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Jade Waterfront Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Jade is the Humber Bay Shores tower with the rippling aqua balconies, the one people describe instead of naming. Behind the look is a deep amenity package and some of the larger balconies on the strip, but also a fee per foot that is high for a 2018 building, without parking in it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Jade Waterfront Condos is a 41-storey high-rise at 2175 Lake Shore Boulevard West and 33 Shore Breeze Drive in Humber Bay Shores, Etobicoke. It was developed and built by Phantom Developments, designed by Quadrangle Architects and completed in 2018. Listing data shows 381 suites, while construction coverage reported 370. The condominium corporation is TSCC-2678, registered 9 October 2018, and City Sites Property Management manages it. Maintenance fees include common elements, heat, air conditioning, water and building insurance.
Jade Waterfront Condos at a glance
The balconies are the building
Quadrangle Architects, with principal Ted Shore, designed Jade as a slim tower on a three-storey stone-clad podium. The north and south faces carry undulating balconies with aqua-tinted glass meant to echo the lake. The varying depths are not just decoration: they shade the heavily glazed walls from summer sun.
The practical upshot is outdoor space. Quadrangle described many of the balconies as large, with some approaching 400 sq ft. Balcony size varies a lot from stack to stack because of the wave pattern, so compare floor plans carefully; two suites of the same interior size can have very different outdoor rooms.
Penthouse suites occupy floors 39 to 41. The design grew between announcement and completion, too: the original announcement described a 38-storey tower, and the finished building rose to 41.
A long amenity list, and the cost of running it
Phantom and Quadrangle loaded the podium with amenities: a dining lounge, a fitness centre and yoga space, a theatre room, a billiards room and a golf simulator, plus a pet-grooming area. Outside, the terrace was designed around a swimming pool and hot tub, a putting green and a communal garden looking out over the lake.
Interiors were by Tomas Pearce Interior Design, the same firm that did amenity interiors at Ocean Club down the road, and the landscape was by Scott Torrance Landscape Architects. A public park was planned over the underground garage to link residents through to the waterfront.
All of that is part of why the fee is where it is. An outdoor pool, a golf simulator and staffed security cost money every month, and the reserve fund has to plan for replacing them.
If you are coming from a smaller building, the scale of the amenity floor is the adjustment. Bookable rooms such as the theatre and golf simulator usually run on a reservation system with rules set by the board, so ask management for the current amenity rules before you assume a room will be free on a Saturday night.

Developer and builder in one
Phantom Developments acted as both developer and general contractor here, which is less common than you would think on a 41-storey tower. That can mean tighter control over construction, but it also means there is one party to look at when you read the history of warranty claims and deficiency work.
The suite count is another small inconsistency in the record: construction coverage in 2015 reported 370 suites, while current listing data shows 381. Final registered counts often shift as plans are combined or split, so treat 381 as the working figure and confirm on the status certificate if it matters to you.
On layouts, suites run from about 463 sq ft to roughly 1,985 sq ft. The bulk of what trades is one-bedrooms in the 600s and two-bedrooms between 700 and 900 sq ft, with a handful of compact suites under 500 sq ft at the low end. The tower is heavily glazed, so ask about window coverings and summer heat gain on the south and west stacks, where the balcony depth does most of the shading work.
Shore Breeze Drive in daily life
Jade sits at the west end of Humber Bay Shores, on the former motel strip, with Shore Breeze Drive running down to the lake and the Martin Goodman Trail. Waterfront cafés, the marinas and Humber Bay Park are a walk away, and Lake Shore Boulevard gives quick access to the Gardiner.
Staffing is a step up from many towers this size: listing data shows a security guard as well as concierge. In a neighbourhood this busy, that front-desk presence makes deliveries, move-ins and visitor parking noticeably easier to manage, and it is one of the line items that explains the fee.
The biggest change nearby is across Lake Shore. The former Christie’s cookie plant at 2150 Lake Shore Boulevard West is planned as a large mixed-use district with fifteen towers, parks, community facilities and a new Park Lawn GO station. Long term, that is a major upgrade for this end of the neighbourhood. In the meantime, expect cranes and construction traffic for years. Transit and walkability details are in the data panel.
Price per foot, fees and what is on the market
The building average sits around $836 per square foot in the data I am working from, which puts Jade in the middle of the Humber Bay Shores range. Smaller suites drive the figure up and the larger upper-floor plans pull it down, so compare by suite size and view.
Fees on active listings average about $1.01 per square foot. That is high for a 2018 building, and parking is not on the inclusion list, so if the suite comes with a space, check whether a separate parking fee applies. The fee does cover heat, air conditioning, water and insurance.
There are ten suites for sale and six for rent right now. One-bedrooms ask roughly $420,000 to $580,000, and two-bedrooms about $650,000 to $800,000, with monthly fees from about $430 to $800 across the listings.

Amenities at Jade Waterfront Condos
This is one of the fuller amenity packages in Humber Bay Shores, and the outdoor pool on the lake-facing terrace is the part owners actually use in summer. The golf simulator and putting green are niche, but they help set Jade apart when you compare buildings.
Jatin’s honest take on Jade Waterfront Condos
Who this building suits
Buyers who want a newer tower with real outdoor space and a long amenity list, and who will use the pool, the gym and the lounges. The larger balconies suit people who treat outdoor space as part of the floor plan, and the one-bedrooms suit first-time buyers and investors who want a recognisable building.
What I’d want you to check
Read the reserve fund study and the latest budget with the amenity list in mind; outdoor pools and specialty rooms are expensive to keep up. Ask the board minutes about balcony glass, since tinted glass panels on a wave facade are a custom item to replace. Confirm whether the suite includes parking and a locker and what any separate parking charge is, because parking is not in the fee here.
The value question
Jade sits mid-pack on price per foot and high on fees, so the value case depends on how much of the amenity package you will use and how much the balcony matters to you. Against an older building with parking and hydro in the fee, Jade looks expensive month to month. Against brand-new inventory with no resale history, it has the advantage of real comparables and several years of board minutes to read, which makes it easier to price. If you are weighing two specific suites, book a call and I will run the comparison.
