Renter-heavy building. Of 172 deals here in the last 24 months, 156 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Liberty Place?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Liberty Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Liberty Place is the wedge-shaped tower at the west end of East Liberty Street, and it is one of the cheapest ways into Liberty Village per square foot. The flatiron shape is not just styling: it creates corner suites, two-level lofts and a few large units you will not find in the boxier towers around it. The trade-off is a big building, with the turnover and elevator traffic that come with 466 suites. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Liberty Place is a 466-suite high-rise condominium at 150 East Liberty Street, just south of King Street West in Liberty Village (Fort York-Liberty Village), Toronto. Listing data shows 32 storeys, though published sources range from 30 to 33. It was developed by CanAlfa Group, designed by IBI Group (now Arcadis), and completed in 2014. The condominium corporation is TSCC-2371, registered 17 April 2014, and listing data shows Del Property Management as manager. Suites run from about 350 to 2,695 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

A flatiron tower, and an argument about it

Liberty Place sits on Block 7 of the King Liberty Village master plan, and CanAlfa built it on a triangular floor plate. IBI Group, now part of Arcadis, was the architect, and RJC Engineers did the structure: cast-in-place concrete over six levels of underground parking.

The wedge was controversial when it was announced. On UrbanToronto’s forum, some observers called it a step backward from the master plan and criticised the materials, while others argued it broadly followed the plan and that it was too early to judge the neighbourhood. A decade later, it is one of the more recognisable shapes in Liberty Village, if not the most refined.

Even the height depends on who you ask. Listing data shows 32 storeys, RJC’s project page says 33, and marketing material says 30. Use the registered plan when you need certainty.

Two-level lofts and the suites at the tip

The shape produces some layouts you do not see elsewhere in the neighbourhood. Early floor plans posted on UrbanToronto showed about 17 suites on a typical floor, three two-level loft suites on each even floor between the 6th and 23rd at the southwest corner, and a larger two-bedroom-plus-den of about 1,260 sq ft at the western tip on the upper floors.

Those were pre-construction plans, so verify against the registered floor plan, but the range of sizes on record supports them: suites run from about 350 sq ft up to about 2,695 sq ft. Most of what trades is one-bedrooms and one-plus-dens between 500 and 900 sq ft, with 9-foot ceilings and floor-to-ceiling windows.

Triangular buildings create angled walls. In a corner suite that can mean a wide view and an awkward wall for furniture. Walk the suite with a tape measure, especially in the pointed units.

Parking, the gym and life at the west end of East Liberty

The garage has six levels and space for about 343 vehicles, according to RJC. With 466 suites, that means not every suite has a spot, so confirm parking is actually attached to the one you are buying. Where it is, parking is included in the fee, which is uncommon in Liberty Village.

The amenity package is better than the price suggests: a two-storey fitness centre with separate yoga and pilates space, steam rooms and a sauna, a landscaped terrace, a games room, a business centre, guest suites and a concierge.

CanAlfa also built Liberty Towers and Bliss just to the east, so this end of East Liberty is a cluster of similar-era towers from one developer. That is useful for comparables. It also means the block is dense, and the area west of the building is still less finished than the core of the neighbourhood around Hanna Avenue.

Living in a 466-suite tower

Size cuts both ways. A building this large spreads the cost of a concierge, a big gym and a spa across many owners, which is why the fee per square foot stays under $1 with parking included. It also means more people in the lobby, more move-ins and more demand for the elevators on a Saturday.

Small suites dominate the listings here, and small suites are what investors buy. That is not a problem in itself; it keeps rental demand and resale liquidity high. But it does mean the building’s culture depends heavily on the board and the manager, because a larger share of residents have no long-term stake.

Before you buy, read the last year of board minutes if you can get them, and ask the concierge how elevator bookings and deliveries are handled. Those two things tell you more about daily life in a tower this size than any amenity list.

What Liberty Place costs

The building average is about $742 per square foot. That is the lowest of the comparable Liberty Village towers I track: Liberty Towers is about $814, Bliss about $818 and Zip about $841. Part of the discount is age and size; part is the reputation that comes with a large, investor-heavy building.

Seven suites are listed for sale, asking between $436,888 and $722,000. One-bedrooms in the 500s ask between $436,888 and $488,000, one-plus-dens run from about $479,800 to $722,000 depending on size, and a two-plus-den in the 700s is in the middle of that range. That is a deep set of comparables, and it means you can price a specific suite against several near-identical ones rather than guessing.

Fees on current listings average about $0.95 per square foot, with monthly fees ranging from $456 to $841. With parking, heat, air conditioning and water included, that is fair for a building with a spa and a two-storey gym, but confirm whether suites without parking pay less.

Jatin’s honest take on Liberty Place

Who this building suits

First-time buyers who want Liberty Village at the lowest price per square foot, and investors who want a one-bedroom with parking in the fee. The two-level lofts suit buyers who want separation between living and sleeping space without paying for a townhouse. And the large suites at the tip of the wedge suit buyers who want a big view and are willing to live with angled walls to get it.

What I’d want you to check

Confirm the suite has a parking spot, since the garage has fewer spaces than the building has suites. Ask for the registered floor plan, especially for loft and tip suites, and measure angled walls. Read the status certificate and reserve fund study; at over ten years old, windows, the garage membrane and the spa equipment are the items to watch. Large buildings see more move-ins, so ask about elevator bookings and any recurring issues in the board minutes. Confirm the current manager too, since listing data is not always current.

The value question

At about $742 per square foot with parking included, Liberty Place is the value entry to Liberty Village. You give up some polish and quiet compared with the newer towers, and you gain space, amenities and a lower monthly cost. If the reserve fund is healthy, I think it is a sensible buy for a five-year hold or for an investor. To compare a suite here against Liberty Towers or Bliss, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
