Living here
Renters, Airbnb and elevators at Liberty Village Townhomes
Do mostly owners or renters live here?
Renter-heavy building. Of 18 deals here in the last 24 months, 11 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Liberty Village Townhomes?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Liberty Village Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The stacked townhouses on Western Battery Road are what I show buyers who want Liberty Village but hate the idea of an elevator lobby. You walk in from the street, you live without a concierge desk between you and your front door, and your fee is low because it covers very little. That last part is the one to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Liberty Village Townhomes is a low-rise stacked townhouse condominium on Western Battery Road in Liberty Village, Toronto, with addresses including 22 to 34 Western Battery Road. It was developed by CanAlfa Group and completed in 2006. Condos.ca lists 138 suites, the condominium corporation as TSCC-1746, registered on 9 February 2006, and Icon Property Management as the manager. Condos.ca lists the maintenance fee as covering common elements, building insurance and water only.
Liberty Village Townhomes at a glance
The first homes on the east side of Liberty Village
Before the towers went up along East Liberty Street, CanAlfa started here with stacked townhouses. Condos.ca describes these as the first residential buildings on the east side of Liberty Village, completed in 2006, a few years before CanAlfa moved on to Liberty Towers and Bliss.
The architecture is deliberately traditional: stone mouldings, generous windows and balconies, in a style that nods to Georgian rowhouses rather than to the glass towers around it. In a neighbourhood that is now mostly high-rise, that gives the complex a residential feel at street level that the towers cannot match.
A note on naming and addresses. The CanAlfa townhouses on this part of Western Battery Road and East Liberty were built in more than one phase, and listing sites group the addresses differently. This review covers the corporation condos.ca lists as TSCC-1746, with addresses including 22 to 34 Western Battery Road. Confirm the corporation number on any suite you look at, because a neighbouring phase will have its own budget and reserve fund.
How stacked townhouse living actually works
Each suite has its own entrance at or near street level, and you climb stairs inside rather than ride an elevator. A Globe and Mail profile of a suite at 34 Western Battery described exactly that appeal: it feels more like a house than a condo, with fewer of the shared spaces and lineups you get in a tower.
Suites vary a lot. Some are compact one-level units; the Globe profile was of a one-bedroom under 400 sq ft with a Juliet balcony over the interior courtyard. Others are two-level or multi-level townhouse plans with bedrooms upstairs. Condos.ca lists a rooftop deck among the amenities, and listings in the CanAlfa townhouse phases mention private rooftop terraces with water and gas hookups on some plans. Do not assume every suite has one.
Stairs are the obvious trade-off. If you are buying for the long term, think about how you will feel about two or three flights with groceries, a stroller or a bad knee. These homes suit people who see the stairs as part of the deal.

A low fee that covers very little
Condos.ca lists the fee here as covering common elements, building insurance and water only. Heat, hydro and air conditioning are on you, and the Globe profile noted parking was not included in that suite’s fee. That is why the monthly fee looks lean next to a tower, and why the comparison is not like for like.
In practice, budget for your own hydro and heating bills, and ask whether the suite comes with an underground parking space and a locker. The Globe profile mentioned an exterior locker; storage is one of the things that differs from suite to suite here. Ask, too, whether the furnace, air conditioner or water heater is owned or rented, because that affects your monthly cost and what you inherit at closing.
Condos.ca also lists a security guard and security system, visitor parking, an underground garage and barbecues as permitted. For a low-rise complex that is a reasonable package, and without a pool or gym to maintain the fee stays low.
Living on Western Battery Road
Western Battery is a short internal street on the east side of Liberty Village. Step out and you are a few minutes from the neighbourhood’s restaurants, cafés, gyms and grocery shopping. The Globe profile mentions a 24-hour supermarket and transit nearby, and the data panel on this page has the transit and walkability details.
The surroundings are now mostly towers, and Liberty Village is one of the densest pockets of the city. That brings crowded rush-hour streetcars and slow traffic out of the neighbourhood. In exchange you live at ground level in a neighbourhood where almost everyone else lives up in the air.
What the townhomes cost
Condos.ca does not publish a reliable building average per square foot here, and with so many different plans, from compact one-level suites to multi-level townhouse units, a single average would not tell you much anyway. Price each suite against similar plans in the same complex.
When I wrote this there were two suites for sale and two for lease. The two listings with published prices asked from about $500,000 to about $829,000, with fees between roughly $485 and $710 a month.
Keep the all-in cost in mind when you compare. A tower suite at a similar price may carry a higher fee that includes heat and cooling, while here the fee is lower but you pay those bills directly. Ask the seller for a year of hydro and gas bills so you are comparing real numbers.
Because comparables are thin and the plans vary so much, a generic estimate is risky in this complex. If you want to know what a specific suite should sell for, I can pull the closest comparables through my building sold report.

Amenities at Liberty Village Townhomes
There is no pool, gym or party room to speak of, and that is the point: you are paying for your own front door, outdoor space on some plans and a low fee, not for shared amenities you may never use.
Jatin’s honest take on Liberty Village Townhomes
Who this building suits
Buyers who want a ground-oriented home in Liberty Village and do not want to share an elevator with hundreds of neighbours. It suits people with dogs who want to step straight outside, owners who like a rooftop terrace or balcony for barbecuing, and anyone who would rather pay their own utilities than fund a pool they will not use.
What I’d want you to check
Confirm the corporation number first, because the CanAlfa townhouses were built in phases. At about 20 years old, the complex is due for roofing, terrace waterproofing and garage membrane work; stacked townhouses have a lot of roof and terrace surface per suite, so read the reserve fund study and any engineering reports carefully. Check whether parking and a locker come with the suite, whether the heating and cooling equipment is owned or rented, and what hydro and gas bills look like for that plan. Look at the stairs honestly too.
The value question
The townhomes are a different product from every tower around them, and the value depends on the plan. A two-level suite with a rooftop terrace and parking is rare in Liberty Village and worth paying for. A small one-level suite with no parking competes directly with tower studios and one-bedrooms, and there I would compare the all-in monthly cost carefully, utilities included, before deciding.
