Do mostly owners or renters live here?

Leases 69%Sales 31%

Renter-heavy building. Of 16 deals here in the last 24 months, 11 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Liberty Village Townhomes?

9units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Liberty Village Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

21 Pirandello Street is one of the smallest condominium corporations in Liberty Village, and that is both its charm and its risk. Forty-four households share the costs, the decisions and the roof. Suites here come up rarely, so when one does, you want to know in advance whether it is right for you. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Liberty Village Townhomes at 21 Pirandello Street is a low-rise, 44-suite stacked townhouse condominium in Liberty Village (Fort York-Liberty Village), Toronto. It was built by CanAlfa Group and completed in 2005. The condominium corporation is TSCC-1673, registered 2 May 2005. Suites run from about 359 to 1,565 sq ft. Maintenance fees include common elements, air conditioning, building insurance, parking and water.

An early piece of the Liberty Village plan

CanAlfa Group, led by Walter Jensen, assembled much of the former industrial land in Liberty Village and, according to a Globe and Mail report, cleared chemical debris and industrial waste before building. Its first residential phase was 466 low-rise townhouses at one end of the site, and 21 Pirandello Street is one of those corporations, registered in May 2005, a few months before the larger phase on Western Battery Road.

CanAlfa also built the neighbourhood’s central supermarket, originally a Dominion, to anchor the retail strip. The towers, including CanAlfa’s own Liberty Towers and Bliss, came later and now surround the townhouses on most sides.

With only 44 suites, this corporation is small even by townhouse standards, and much smaller than the 117-suite phase next door at 38–42 Western Battery Road. Listing data shows Icon Property Management as manager for both.

The suites and their terraces

These are stacked townhouses, so suites come in two forms. Ground-level suites are mostly single-floor; upper suites stack living space, bedrooms and often a rooftop terrace over two or three levels. Sizes run from about 359 to 1,565 sq ft.

A Globe and Mail feature on a ground-floor one-bedroom at 21 Pirandello described it at about 550 sq ft, among the smallest one-bedrooms in the complex, with an open living and dining area, hardwood floors and a peninsula kitchen. Its terrace was close to 300 sq ft, with running water, power and a gas line.

That is the case for this building in one detail: even a small ground-floor suite can come with outdoor space the size of a second living room. Upper suites with rooftop terraces take it further. Confirm what the specific suite has and what you are allowed to do with it.

Stairs are the trade-off with the upper suites. Climbing two or three flights from the front door to a rooftop terrace is fine for most buyers in their twenties and thirties, and it rules the building out for some downsizers. The ground-floor one-bedrooms are the exception, and they are the suites I would point an older buyer toward.

What a 44-suite corporation means for you

Small corporations behave differently from towers. Each owner carries a bigger share of any repair, so a roof or garage project shows up quickly in the fee or as a special assessment. Board seats are harder to fill, and one difficult owner can shape the mood of the whole building. The upside is that you know your neighbours and decisions are made by people who live there.

The same Globe feature noted there is no 24-hour security, concierge, pool or gym. Fees pay for the basics: landscaping, snow removal, the shared garage, insurance and the reserve fund.

Before you buy, read the reserve fund study with extra care. In a building this size, a thin reserve is a bigger problem than in a tower, because there are fewer owners to spread a shortfall across.

Parking and daily life on Pirandello

Parking is in a shared underground garage and is included in the fee for suites that have a spot, but not every suite does. The suite in the Globe feature came with a locker and no parking. Visitor parking is listed, which matters in a neighbourhood with so little street parking.

Pirandello Street is a short residential street in the middle of Liberty Village. The supermarket, cafés, restaurants and Liberty Village Park are a few minutes away on foot, and King Street is just north. Listing data shows pets allowed and barbecues permitted; confirm both in the rules. The data panel on this page covers transit, schools and walkability.

When these townhouses were new, the Globe reported that about 1,000 people lived in Liberty Village and projected 7,000 to 10,000 at full build-out. That has largely happened. The result is a neighbourhood with everything within walking distance, and a lot more people sharing the sidewalks, the supermarket and the transit at rush hour.

Pricing when there is almost nothing to compare

The building average is about $930 per square foot, but treat that with caution. With 44 suites and very few sales, the average can swing on a single transaction, and the next-door phase at 38–42 Western Battery Road averages about $674. Price a suite here against recent sales across all the CanAlfa townhouse phases, adjusted for size, terrace and parking.

Nothing is listed for sale right now, and only one suite is listed for rent. That scarcity is normal for a building this small. If you want in, the practical step is to set up an alert and be ready to act when a suite appears, with your financing and a status certificate review lined up.

Fees include common elements, air conditioning, building insurance, parking and water. Heat and hydro are not listed, so budget for them. Without current listings I cannot give you a fee per square foot, so ask for the fee on the specific suite and compare it with the Western Battery Road phase.

Amenities at Liberty Village Townhomes

Private terraces (many suites)Outdoor patioUnderground parking garageVisitor parkingBBQs permitted

There is no amenity floor, gym or concierge here. The amenity is your own terrace and a quiet, small community, and the fee stays focused on the buildings themselves. If you want a gym or pool, plan on a membership at one of the many good options nearby.

Jatin’s honest take on Liberty Village Townhomes

Who this building suits

Buyers who want a small, quiet community and their own front door in Liberty Village, with a terrace instead of a balcony. Ground-floor one-bedrooms suit buyers who want to avoid stairs; upper suites suit couples and young families comfortable with them.

What I’d want you to check

Read the reserve fund study and the last two years of board minutes closely, since 44 owners share every repair. Ask about the roof terraces and membranes, the garage and any planned exterior work, and whether there has been a special assessment. Confirm whether the suite has parking and a locker, the rules for the terrace, and the heating system, since heat is not in the fee. Confirm pet and barbecue rules in the by-laws.

The value question

Value here depends on the suite rather than the building average, which is too thin to rely on. A well-kept suite with a big terrace and parking is a rare thing in Liberty Village, and I would pay a fair premium for it if the reserve fund is healthy. If you want me to watch for a listing here and price it against the other CanAlfa phases, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
