Living here
Renters, Airbnb and elevators at Merci Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 44 deals here in the last 24 months, 31 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Merci Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Merci Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Merci is the quiet answer to the towers at Bayview and Sheppard. It is a low, terraced Daniels building from 2009 with 159 suites on Rean Drive, across Bayview from its much larger sibling, Arc. The Parisian marketing drew some mockery when it launched, but the building itself is sensible, and the fee package is better than most. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Merci Condos is a 159-suite condominium at 27 Rean Drive in the Bayview Village neighbourhood of North York, near Bayview Avenue and Sheppard Avenue East. It was developed by The Daniels Corporation, designed by Kirkor Architects & Planners and completed in 2009. Condos.ca lists 7 storeys, though the UrbanToronto project thread lists 10. The condominium corporation is TSCC-2042, registered on 17 December 2009, and condos.ca lists Maple Ridge Community Management as the manager. Fees cover common elements, heat, air conditioning, building insurance, water and parking.
Merci Condos at a glance
A terraced building on a tower corner
Daniels built Merci and Arc at the same time, on opposite sides of Bayview, with the same architect, Kirkor. Arc went big and curved. Merci went low and stepped, with terraces cut into the upper floors so the building drops back as it rises. During construction, forum watchers singled out those terraces as the best thing about it.
The height depends on who you ask. Condos.ca and a listing aggregator give 7 storeys, about 27 metres, while the UrbanToronto project thread is titled with 10 storeys. Terraced buildings often have different heights on different faces, so check the floor numbering against the floor plan for the suite you want.
At 159 suites, it is a fraction of the size of the towers around it. That means a calmer lobby, shorter elevator waits and fewer move-ins in a given month. It also means fewer owners sharing the cost of any major repair.
Ask the property manager how the terraces are maintained. In many terraced buildings the owner has exclusive use but the corporation owns and repairs the membrane underneath, and the rules on planters, flooring and barbecues follow from that.
The name, and what it was selling
The marketing launched in 2008 around a Parisian theme, with Bayview Village pitched as a little Paris. UrbanToronto commenters were merciless about it at the time. One commenter reported that most of the building sold at the first VIP event, which tells you buyers cared more about the location than the slogans.
None of that matters much now. What remains is a compact, low building on a side street beside a major mall and a subway station, which is a very practical thing to own in North York.
The useful lesson from that history is about the buyers. A building that sold quickly to end users and investors at launch often has a mix of owners and tenants that persists for years. Ask the property manager or check the status certificate for how many suites are leased, because that affects the feel of a small building more than a large one.

Small suites and a full fee package
Suites run from about 350 to 1,034 sq ft. The bottom of that range is very small, closer to a studio than a true one-bedroom, and the top is a modest two-bedroom. This is a building for singles, couples and downsizers who want less space, not for families.
Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as fee inclusions. That is the same broad package as Arc across the street. With heat and cooling covered, your monthly costs stay steady through the seasons, and only hydro for lights and appliances is left for you to budget separately.
Condos.ca also flags pet restrictions here. I have not seen the actual rules, so if you have a dog or cat, read the declaration and rules in the status certificate before you make an offer firm.
Ask about parking and lockers for the specific suite. Parking is listed in the fee, but it helps only if a space is actually deeded or assigned to your suite, and the smallest units in buildings like this were sometimes sold without one.
Living on Rean Drive
Rean Drive is a short side street just east of Bayview, which keeps the building out of the main traffic while leaving Bayview Village Shopping Centre and the Sheppard line within easy reach. Transit and walkability details are in the panel on this page.
The trade-off of a low building on a side street is that most suites look at neighbours rather than skyline. Upper-floor terrace suites get the best light and outlook, and those are the ones I would wait for if outdoor space matters to you.
The Bayview and Sheppard area has kept adding taller buildings since this one was finished. Because Merci is low, its views depend on what happens around it. Check the City of Toronto development applications map before you pay extra for a view.
What Merci costs
Condos.ca puts the building average at about $745 per square foot. That is a little below Arc across the street at about $790, which fits a smaller building with smaller suites and a side-street address rather than a frontage on Bayview.
When I checked, only one suite was for sale and two were for lease. A single listing is not a market, so I will not quote it. With so few suites coming up at a time, you may have to wait for the right layout, and when it appears you should be ready to move.
The building average also hides a wide spread. A suite at 350 sq ft will carry a much higher price per foot than one at 1,000 sq ft, so compare like with like: same size band, same exposure, and with or without a terrace.
Heat, cooling and parking are in the fee, which makes the monthly cost easier to compare honestly with newer towers that charge for those separately. For recorded sales here, use the market data on this page or ask me for the building sold report.

Amenities at Merci Condos
The amenities are basic: a concierge, a rooftop deck, a party room and a media room. Condos.ca does not list a gym or pool, so if you want those in the building, this is the wrong address, though the mall and the area have options nearby.
Jatin’s honest take on Merci Condos
Who this building suits
Singles, couples and downsizers who want a small, quiet building near Bayview Village and the subway, with heat, cooling and parking included. It also suits buyers who would rather not live in a 400-suite tower but still want the conveniences of the Bayview and Sheppard corner. Investors like the location, but small suites in a small building need careful rent numbers.
What I’d want you to check
Confirm the storey count and the exact location of the suite on the floor plates, since terraced buildings vary floor by floor. Read the pet rules if you have an animal, and check the reserve fund study for the roof and terrace membranes; terraces are lovely to own and expensive to waterproof. At this size, a special assessment would be shared among only 159 owners.
The value question
At about $745 per square foot with a full fee package, Merci is fair value for what it is. You give up amenities and suite size compared with Arc, and you gain a calmer building. For an owner-occupier who wants a small suite here, I think it is worth a look, but the thin supply means you will need patience. If you find a terrace suite on an upper floor, that is the one I would stretch for.
