Living here

Renters, Airbnb and elevators at One Glen Park

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at One Glen Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about One Glen Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One Glen Park is a small building with an unusually wide spread of suites. At seven storeys and 43 suites, it has the scale of a boutique building, yet its floor plans run from compact one-bedrooms to homes of more than 3,000 square feet. Buyers usually come here from a house in the surrounding neighbourhood, and the fee structure is built for them. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

One Glen Park is a 7-storey, 43-suite condominium at 1 Glen Park Avenue, at Bathurst Street in the Englemount-Lawrence area of North York. It was built in 2003 by Camrost-Felcorp. The condominium corporation is TSCC-1547, registered on 1 October 2003, and condos.ca lists General Property Management as manager. The fee covers common elements, heat, air conditioning, building insurance, parking and water.

A boutique building from a big-name builder

Camrost-Felcorp is one of Toronto’s long-established condominium builders, and One Glen Park is among its smaller projects. The same firm built the eight-storey Camelot on the Ravine on Wynford Drive at around the same time, which tells you the company was working in the mid-rise, suburban-edge format in the early 2000s rather than only in big downtown towers.

At 43 suites over seven floors, you are looking at roughly six homes a floor. That keeps hallways short and elevator traffic light, and it makes the lobby feel more like a private residence than a condo tower. Condos.ca lists a concierge, which is uncommon at this size and is a large part of what the fee pays for.

Small buildings have one structural drawback: fewer owners share each capital cost. The flip side is that boards in buildings like this tend to be closely watched by owners who plan to stay, which often shows in how the common areas are kept.

Suites from 450 to more than 3,000 square feet

Condos.ca lists suites from about 450 to 3,190 square feet. That is an unusual range for one building, and it means two very different buyers end up as neighbours: a first-time buyer in a compact one-bedroom and a downsizer in a plan larger than many houses on the side streets.

The larger plans are the reason this building exists. Downsizers from the detached homes west of Bathurst want to stay in the area, keep a formal dining room and have space for family visits, and the large suites here give them that without stairs or snow.

When you compare plans, look past the square footage at the layout. A 2003 plan of 2,000 square feet or more can have long corridors and separate formal rooms, and how much renovation it needs depends on what the previous owner has already done. Ceiling heights are not published, so check them in person, and ask whether the suite has its own laundry room or a closet unit, which changes how a large plan lives.

A fee that covers heat and air conditioning

Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. Having both heating and cooling in the fee is valuable in a building with large suites, because those are the homes with the biggest utility bills.

It also explains why fees here look high next to a newer building with suite-metered heating. Add back a year of heating and cooling, plus a parking space, before you compare. You will still pay hydro, cable and internet yourself.

The other thing the fee buys is staff. A concierge in a 43-suite building is a fixed cost split among few owners, so ask what share of the budget goes to staffing and how that has changed over the past few years.

Bathurst and Glen Park, and what is changing

The building sits on Bathurst Street at Glen Park Avenue, south of Lawrence Avenue West, in an established neighbourhood of detached homes, places of worship, schools and small shops along Bathurst. Lawrence Plaza at Bathurst and Lawrence is the everyday shopping stop, and Yorkdale and the Allen Road are a short drive west.

The wider area is intensifying. To the west, around Glencairn station and Marlee Avenue, a number of mid-rise and tower proposals have been filed, including a 33-storey application at 280 Viewmount Avenue reported by UrbanToronto in 2023. None of that changes the street outside this building directly, but it will bring more new condo supply and more retail into the area over the next decade.

The panel beside this review shows the nearest subway, schools and parks.

How One Glen Park is priced

Condos.ca puts the building average at about $689 per square foot. With suites ranging from 450 to 3,190 square feet, that average blends very different products, so treat it as a starting point rather than a price for any one plan.

Per-foot pricing tends to fall as suites get larger, because the pool of buyers for a 2,500-square-foot condo is much smaller than for a one-bedroom. If you are buying one of the large plans, the best comparisons are other large suites in boutique buildings along Bathurst and in midtown, not the building average.

Only one suite was listed for sale when I checked, and none for lease, so I am not going to quote a single listing’s price or fee. At 43 suites, supply here is always thin, and patience is part of buying in.

On the monthly side, fees here run well above what a newer building charges per square foot, and that is expected. You are paying for staff, a central heating and cooling plant and parking, spread across very few owners. The useful question is not whether the fee is high but whether it has been rising steadily or in jumps, and the budget history in the status certificate answers that.

Amenities at One Glen Park

ConciergeParty roomMeeting roomSaunaElevatorUnderground parkingPets permitted (per condos.ca)

The amenity package is modest and aimed at owners rather than renters: a concierge at the door, a party room and meeting room for gatherings, and a sauna. If you want a pool or a large gym, this is not the building, but the concierge is the feature that matters most to the downsizers who live here.

Jatin’s honest take on One Glen Park

Who this building suits

Downsizers from the surrounding neighbourhood who want a large suite, a concierge and predictable monthly costs, and who would rather share a building with 42 neighbours than 400. The smaller suites suit buyers who want to live in this part of Bathurst, near family or community, at a much lower entry price than a house.

What I’d want you to check

With a 2003 building, ask about the age of the heating and cooling plant, because it is in the fee and replacing it is a corporation cost. Read the reserve fund study for the garage, roof and window schedule, and check the staffing line in the budget, since a concierge in a small building is expensive. For the large suites, inspect the condition of kitchens and bathrooms carefully; many are original or were renovated a long time ago.

The value question

At around $689 a square foot with heat, cooling and parking in the fee, the smaller suites are fairly priced for the area and the larger ones can be very good value per foot compared with a house nearby. The trade is a high monthly fee and a slow resale market for the biggest plans. If you plan to stay for years, that trade usually works in your favour.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
