Living here
Renters, Airbnb and elevators at Princess Place
Do mostly owners or renters live here?
Renter-heavy building. Of 64 deals here in the last 24 months, 52 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Princess Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Princess Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

20 Olive Avenue is the Princess Place tower where you are most likely to find a one-bedroom for sale. Three were listed when I checked, all in a fairly tight band, and all with a fee that covers hydro, heat and parking. If you want a first condo near the Finch transit hub and don’t want to wait for a listing, start here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Princess Place at 20 Olive Avenue is a 19-storey, 213-suite condominium in the Yonge-Doris (Willowdale East) area of North York, Toronto, near Yonge Street and Finch Avenue. It was built in 2003 by Pemberton Group as one of four towers in the Princess Place community. The condominium corporation is TSCC-1540, registered on 4 September 2003. Maintenance fees include heat, hydro, air conditioning, water, building insurance, parking and common elements. Suites run from about 420 to 950 sq ft.
Princess Place at a glance
The third tower in a gated four
Princess Place is a Pemberton Group community of four high-rises, from 16 to 26 storeys, and a set of three-storey townhomes, grouped around a courtyard behind a staffed gatehouse. 20 Olive is the 19-storey tower, and it registered third, as TSCC-1540 on 4 September 2003.
Its sisters are 26 Olive (TSCC-1506), 28 Olive (TSCC-1515) and 22 Olive (TSCC-1602). Each one is a separate corporation with its own fees, reserve fund and board, while residents share the gatehouse and amenities.
Listings sometimes refer to this tower simply as Princess Place, without a number, so search by address. On an offer, the corporation number is what identifies the building.
Mostly one-bedrooms, with a few larger plans
Condos.ca lists suites from about 420 to 950 sq ft. That range runs from small one-bedrooms through one-plus-dens to two-bedrooms, but the listings I saw were all one-bedrooms between roughly 500 and 700 sq ft, which tells you where most of the stock sits.
Dash Property Management describes large balconies across the community facing the North York skyline. At 19 storeys, this tower is mid-height for the group, so upper suites get open views while lower suites may look at a sister tower. Ask about the exposure before you book a showing.
In a building from 2003, condition varies widely from suite to suite. Original kitchens and bathrooms are still common, and they should be priced as such. A renovated suite is worth more, but only if the work was done properly, so ask for permits or receipts where it matters.

What an all-inclusive fee really means
According to condos.ca, the fee here covers heat, hydro, air conditioning, water, building insurance, parking and common elements. For an owner, that is a simple, predictable cost. For a landlord, it means a tenant pays one rent with nothing to set up, which Dash Property Management’s rental page for Princess Place also notes.
The fee per square foot is higher than in a newer building where you pay your own hydro, and that is expected. The question is whether the gap is fair. Add your own hydro and heating bills, plus a parking charge if the newer building has one, before you decide which is cheaper.
The risk sits with the corporation. If energy costs rise, the budget absorbs them and fees follow. Read the last few budgets and the board minutes to see how the corporation has handled that, and whether sub-metering has ever been discussed.
If you are buying to rent it out
Many one-bedrooms in this part of North York are bought as rentals, and the structure here helps. A tenant who sees utilities and parking included is comparing your suite with newer buildings where they would pay hydro on top, so your rent can be competitive without being the lowest.
The other side is cost control. Your fee will move with the corporation’s energy bill and its reserve fund plan, and you cannot pass those increases to a tenant mid-lease. Build a cushion into your numbers for fee increases over the next five years, and read the reserve fund study to see what is planned.
Check the rules too. Read the declaration for any leasing restrictions or minimum terms, and the automatic data panel on this page for the city’s short-term rental context.
A side street near a changing transit hub
Olive Avenue runs just east of Yonge, so you get a quieter street with the shops and restaurants of Yonge a short walk away. The data panel on this page shows the transit, schools and walkability.
The area around Finch is changing quickly. Metrolinx’s Yonge North Subway Extension will carry Line 1 nearly 8 km north from Finch Station, with five new stations into Markham and Richmond Hill. Upgrades at Finch Station were completed in December 2023, the tunnelling contract was awarded in July 2025 and service will begin after the Ontario Line opens.
New towers are going up as well, including Capital Developments’ 29-storey Olive Residences, which topped off in 2025. That brings more people, more retail and, for some time, more construction. Over a long hold, I would expect the extra activity to support demand for well-run older buildings close to the node.
What 20 Olive Avenue costs
Condos.ca puts the building average at about $690 per square foot. That is close to 22 Olive at about $676, and below 28 Olive at about $732 and 26 Olive at about $869. In other words, this tower prices in line with the larger end of the group, not the premium end.
When I checked, three one-bedrooms were listed, asking between $398,000 and $445,000. Their fees ran from about $550 to $610 a month, roughly $1.00 a square foot, with hydro, heat, air conditioning, water and parking included.
Asking is not selling. In a four-tower community with similar suites, buyers can compare easily, and the suites that sell quickly tend to be the ones with a better floor, a better view or a renovation. For what has actually traded, in aggregate, see my building sold report.

Amenities at Princess Place
You share the community’s staffed gatehouse, fitness centre, card room and recreation and party rooms. It is a functional set rather than a long list, and nothing I found mentions a pool, so don’t buy here expecting one.
Jatin’s honest take on Princess Place
Who this building suits
First-time buyers who want a one-bedroom near Finch with a single monthly cost, and investors who want an easy rental with utilities included. It also suits buyers who want the reassurance of a gatehouse without paying new-construction prices.
What I’d want you to check
This is a 2003 building, so the reserve fund study matters: windows, balcony membranes, the garage, elevators and the heating and cooling plant are all at or approaching replacement age. Ask how costs for the shared gatehouse and amenities are divided among the four corporations. Confirm that the suite includes its own parking space and locker, and read the pet rules, because condos.ca flags pet restrictions here.
The value question
At about $690 per square foot with hydro, heat and parking in the fee, I think a one-bedroom here is fairly priced for the location. The real value comes from patience: with three listings at once and three sister towers to compare against, you have room to choose the best floor and condition rather than taking the first one you see. If two suites look equal, I would pay a little more for the one with an owned locker, a higher floor and a recently updated kitchen, because those are the things your next buyer will compare too.
