Living here
Renters, Airbnb and elevators at Red Maple Court Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Red Maple Court Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Red Maple Court Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Red Maple Court is the kind of complex buyers drive past without knowing it is there: 33 townhouses on a single court in Bayview Village, built in 1979. It offers family-size homes on a quiet street within reach of the Sheppard subway and the new Bessarion community centre. It is small and old, which means the corporation’s finances deserve as much attention as the kitchen. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Red Maple Court Townhouses is a condominium townhouse community of 33 homes at 1 to 46 Red Maple Court in Bayview Village, near Bessarion, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built in 1979, and the condominium corporation is YCC-474, registered on 24 May 1979. Condos.ca lists TSE Management as the manager and lists common elements, building insurance, parking and water as included in the maintenance fee.
Red Maple Court Townhouses at a glance
A single court of 33 homes
Red Maple Court is a self-contained community, with the townhouses grouped along a single court. There is no through traffic and no tower overlooking the homes, which is rare this close to Sheppard Avenue East.
At 33 homes, this is a small corporation. You will likely know your neighbours and the board, and decisions can move quickly. The flip side is that every major repair is shared among just 33 owners, so a roof or paving project lands much harder on each household than it would in a 300-home complex.
I found little published about the original builder; condos.ca does not name one. With a complex of this age, the builder matters far less than how the corporation has maintained the homes since.
The court layout also shapes daily life. Children can play outside with little traffic, neighbours see each other coming and going, and visitor parking is close to the homes. For many families moving up from a condo apartment, that small-community feel is the main reason to buy here.
Family townhouses from the late 1970s
The home for sale when I checked was a three-bedroom, which is typical of townhouse complexes from this period. They were built for families, with bedrooms upstairs, separate living and dining space and, in many cases, a basement.
Expect late-1970s bones: smaller bathrooms, closed kitchens and more modest storage than a new townhouse. Nearly 50 years on, many homes have been updated, and condition is the biggest single driver of price here. A fully renovated home and an original one on the same court can be far apart in value.
Condos.ca does not publish a size range for the complex, so get the floor plan and measurements for the specific home.
Renovations in an older complex come with a question worth asking: did the board approve them? Work that touches windows, exterior doors, decks or the structure usually needs the corporation’s written consent. Ask the seller for any alteration agreements, and have your lawyer confirm them before closing.

The fee: parking and water covered
Condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not on the list, so you will carry those bills yourself, as in a freehold house.
Water being included is helpful for a family household. Parking being included is standard for a townhouse community where each home typically has its own space, but confirm exactly what comes with the home you are buying.
Exactly which parts of each home the corporation maintains, such as roofs, windows, doors, decks and driveways, is set out in the declaration. In an older townhouse complex this varies a lot, and it decides how much of the repair burden falls on you rather than the corporation.
Ask the manager for the last few years of fee increases and the current budget. In a 33-home corporation, a steady pattern of modest increases is usually a sign of good planning, while long flat periods followed by big jumps suggest the reserve has been under-funded.
Bayview Village, near Bessarion
Bayview Village is one of North York’s established family neighbourhoods, bounded roughly by Finch, Bayview, Leslie and Highway 401, with a large share of green space including the East Don Parklands. Red Maple Court sits just north of Sheppard, between Bayview and Bessarion.
Bayview Village Shopping Centre and the shops along Bayview Avenue cover everyday errands, and the Sheppard subway at Bayview and Bessarion stations connects to Line 1 at Sheppard-Yonge. For a family that wants a townhouse but still uses transit, that combination is hard to find.
The biggest recent addition nearby is the City’s Ethennonnhawahstihnen’ Community Recreation Centre and Library at Sheppard and Bessarion, which held its grand opening in March 2024 with an aquatic centre, a library and child care. For families in a townhouse complex without its own amenities, that is a significant upgrade.
Sheppard East itself is changing fast, with new condo mid-rises and towers rising between Bayview and Leslie. That brings more shops and services over time and more construction in the meantime. Transit, school and walkability details are in the data panel on this page.
Pricing: a small market, read one sale at a time
With only one home listed for sale when I checked, there is no active range to quote, and condos.ca does not publish a price per square foot for this complex. In a 33-home community, a few sales a year set the market.
What I can tell you is the context. Condo townhouses in Bayview Village trade well below detached homes on the surrounding streets, and newer townhouse projects nearby, such as Briar Towns on Greenbriar Road, average about $601 a square foot on condos.ca. An older complex like this one is usually compared on condition and lot position rather than on a per-square-foot figure.
For a proper valuation, I would look at every sale in YCC-474 over the past few years and adjust for renovation and position on the court. You can ask me for that through the building sold report page.

Amenities at Red Maple Court Townhouses
There is no pool or clubhouse listed. The amenity is the court itself, plus visitor parking and permission to barbecue, with the City’s new recreation centre at Sheppard and Bessarion filling the gap for swimming and programs.
Jatin’s honest take on Red Maple Court Townhouses
Who this building suits
Families who want a three-bedroom home with a front door in Bayview Village and cannot or will not pay detached-house prices. It also suits downsizers from nearby houses who want to stay in the neighbourhood with less outdoor upkeep.
What I’d want you to check
This is a 1979 complex with only 33 owners, so the reserve fund study is critical. Read it alongside the status certificate and the last year of board minutes, and look for what has been replaced recently and what is scheduled, such as roofs, windows and paving. Ask whether any special assessment has been levied or discussed. Confirm which exterior parts of the home the corporation maintains, and get a full home inspection that includes the electrical, plumbing and basement.
The value question
Red Maple Court gives you a family townhouse on a quiet court in a sought-after neighbourhood, near the subway and a new City recreation centre. The value is there when the corporation is well funded and the home has been looked after. In a complex this small, I would not buy without reading the reserve fund study cover to cover. If the paperwork is clean, a home on a small court like this is a scarce product, and that supports resale.
