Renter-heavy building. Of 26 deals here in the last 24 months, 20 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Maxus?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Maxus

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Maxus is what I show Yorkville buyers who want height inside the suite rather than height on the skyline. It is a 73-suite building from 2002, a block north of Bloor, with two-storey loft plans and ceilings that newer towers on Cumberland simply do not offer. You give up the rooftop pool and the dog spa; you keep a lot of money. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Maxus is an 11-storey, 73-suite condominium at 80 Cumberland Street in Yorkville, midtown Toronto, developed by Shiu Pong Group. It was registered on 11 October 2002 as TSCC-1472 and is managed by Goldview Property Management. Suites range from about 552 to 1,888 sq ft, including two-storey loft layouts. Maintenance fees include common elements, heat, air conditioning, building insurance, water and parking.

Why people buy here: the two-storey suites

The Maxus is marketed and listed as a loft building, and the reason is the format. A number of suites are two-storey plans with double-height living rooms; one suite featured by blogTO had 17-foot ceilings, a floating glass staircase and two balconies in about 1,393 sq ft.

Not every suite is like that. The range here runs from roughly 552 sq ft up to about 1,888 sq ft, so there are also conventional one-level units. When you see a listing, confirm whether it is a single-level or two-level plan, and on a two-level plan, where the bedrooms sit relative to the stairs.

One small quirk worth knowing: condos.ca lists the building at 11 storeys, yet suite numbers run into the 1700s. Two-level suites and floor numbering conventions can explain a gap like that, but ask the seller’s agent how floors are counted so you know exactly where the suite sits.

Living in a two-storey suite is different from viewing one. Ask how the upper level stays cool in summer, since warm air rises into a double-height space, how you will clean and cover the tall windows, and whether a king bed or a sofa can actually get up the stair. These are small things that decide whether you love the suite after the first year.

An all-in fee in a pricey postcode

The fee at The Maxus includes heat, air conditioning, water, building insurance, common elements and parking. In Yorkville, where many newer buildings bill heat and cooling separately and charge extra for parking, that is a meaningful difference.

The trade-off is that the monthly fee looks high on paper. Two-bedroom listings I reviewed carried fees of roughly $1,500 to $1,700 a month. Before you compare that with a newer tower, add back that building’s parking charge and a year of heating and cooling bills; the gap narrows a lot.

Hydro is on your own meter. Suites are heated and cooled by heat pumps with a gas supply, per a recent listing, which is common for buildings of this age and worth a quick look at the unit’s service history.

Simple amenities, by design

This is a boutique building, and the amenity list is short: a 24-hour concierge, a fitness room, a rooftop or outdoor terrace with BBQs, and a party room. blogTO put it plainly years ago when it noted the amenities were modest next to neighbouring towers with rooftop pools and outdoor screening rooms.

For many buyers that is a feature, not a flaw. Fewer amenities means less to staff, maintain and eventually replace. Underground parking is included, and at least some suites have a storage locker beside the parking space.

A small amenity list also keeps the lobby quiet. With 73 suites and a concierge, you will get to know the staff and many of your neighbours, which is a different experience from a 400-suite tower where the elevator is never the same crowd twice.

Cumberland Street is being rebuilt around it

The Maxus sits among much newer and much taller neighbours. Minto Yorkville Park at 88 Cumberland, completed around 2020, is next door; 8 Cumberland, a 51-storey tower completed around 2024, is a short walk east; and Yorkville Plaza at 188 Cumberland is a block west.

That density has two effects. It brings more retail and restaurants to the street, and it means construction and lane closures have been part of life here for years. The building itself is a low, brick-and-concrete mid-rise between towers, so check what each suite faces now that the neighbours have gone up.

Bloor Street, the Yorkville shops and Yonge-Bloor are all walkable; transit and nearby food are shown in the data panel on this page.

Pricing: Yorkville for less per foot

The Maxus averages about $914 per square foot on condos.ca. Newer buildings nearby sit well above that: Minto Yorkville Park shows about $1,152, 8 Cumberland about $1,170, and Yorkville Plaza about $1,107. That is a discount of roughly 17 to 22 percent for a building that is about 20 years older, with heat and parking already in the fee.

At the time of writing there were two two-bedroom suites for sale, asking from $989,000 to $1,225,000, plus three for rent. Two listings is not a market, but it does tell you a two-bedroom here can still be bought for around a million dollars, which is rare a block from Bloor Street.

On fees, a two-bedroom here costs more each month than a similar suite in some newer towers, but that number already carries heat, cooling and a parking space. If you are comparing, line up the all-in monthly cost, not the headline fee, and ask each building for its most recent budget so you can see whether fees have been rising steadily or in jumps.

Two-storey suites usually command more per foot than one-level suites of the same size, so compare like with like. For the actual sales history, ask me for the building sold report.

Jatin’s honest take on The Maxus

Who this building suits

Buyers who want a real Yorkville address at a lower price per foot, and people who love volume: the two-storey suites suit creatives, couples who work from home and downsizers who still want a dramatic living room. It also suits anyone who wants predictable monthly costs, because heat, cooling and parking are bundled.

What I’d want you to check

This is a 2002 building, so the reserve fund study should show how the board is planning for heat pump replacements, the garage membrane, windows and the roof terrace. In a two-storey suite, check the stair, the upper-level heating and cooling, and the sightlines now that taller neighbours have been built. Confirm whether the suite includes a locker and which parking space it has, and read the pet rules in the declaration, since listing data shows a restriction. Finally, get a year of the seller’s hydro bills; in a two-level suite with heat pumps, they tell you how well the system has been maintained.

The value question

Measured against the new towers on Cumberland, The Maxus is one of the better-value ways into Yorkville, especially once you account for the fee inclusions. You give up a newer building’s amenities and finishes. If you would rather have 17-foot ceilings than a rooftop pool, I think the discount is worth taking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
