Leases 60%Sales 40%

Renter-heavy building. Of 10 deals here in the last 24 months, 6 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Regency Yorkville?

3units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Regency Yorkville

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Regency Yorkville started life as a 144-suite building and ended up with 58. Buyers kept asking for bigger homes, and the developers kept redesigning, until some suites took up entire floors. That history is why this building feels more like a private club than a condo tower, and why it trades at some of the highest prices per square foot in Toronto. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Regency Yorkville is a high-rise condominium of 58 suites at 68 Yorkville Avenue, at the corner of Bay Street in Yorkville, Toronto. It was developed by Plazacorp and Hi-Rise and designed by Peter Turner of Turner Fleischer Architects in a New York art deco style. First occupancy began in 2008, and the condominium corporation, TSCC-1937, was registered on 21 May 2008. The building profile records 18 floors; a 2008 Globe and Mail report described it as 19 storeys. Property management is listed as Forest Hill Kipling, though another source names Dash Property Management. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.

From 144 suites to 58

The Globe and Mail reported in early 2008 that the building had originally been planned with 144 suites. As sales went on, buyers asked for larger and larger homes, and the plans were redrawn repeatedly until the count fell to 58. Some suites were reported at around 6,000 square feet, taking up full floors.

The developers said the custom work added both cost and time to construction. For owners, the result is a building with very few neighbours per floor and layouts that were often built to a specific buyer’s brief.

At launch, the developers also promoted a building-supplied butler for each suite. Service levels can change over 18 years, so ask management what staffing is in place today and how it is paid for in the budget.

Custom construction has a long-term side too. Suites built to individual plans can have non-standard mechanical layouts, finishes and fixtures, which can make future renovations and repairs more involved. Ask for any drawings or renovation records the seller has, and have your own inspector look at the suite.

New York art deco at Bay and Yorkville

Peter Turner of Turner Fleischer Architects, a firm with a long list of Toronto towers, designed this one in a New York art deco style, with a stepped, masonry-heavy look that stands apart from the glass towers along Bloor and Bay. It was meant to feel like a prewar Park Avenue building, and it still reads that way from the street.

The building was completed around the same time as its neighbours One St. Thomas and The Hazelton, during a period when Yorkville was attracting a new wave of luxury residences. Sources differ slightly on height: the building profile records 18 floors and the Globe and Mail described it as 19 storeys.

Upper suites on the north and east sides look out over the low rooftops of Scollard Street and the Yorkville village, which is one of the reasons buyers prize this building. Those views depend on the low-rise blocks staying low-rise, so check the planning status of nearby sites. Yorkville has heritage protections on parts of the village, but towers continue to be proposed on its edges, and Bay Street is one of those edges.

Living at the corner of Bay and Yorkville

You are at the eastern end of Yorkville Avenue, a short walk from the restaurants and galleries of the village, the luxury shops on Bloor Street and the Royal Ontario Museum. Grocers, spas and cafés are all within a few minutes on foot, which means that for many owners the car stays in the garage most of the week.

Bay Street is busy, and suites on that side will hear more of it. The quieter outlook is over Yorkville and Scollard.

This corner is also where Yorkville meets the office and hotel towers of Bay Street, so you get the village on one side and the city on the other. For many owners that is the right balance: everything within walking distance, and a building that feels removed from it once you are through the lobby.

The data panel on this page covers transit, schools, Walk Score and nearby food and parks.

Among the highest prices per foot in the city

The building averages about $1,552 per square foot, which places it at the very top of the Toronto condo market. Only a handful of buildings, mostly newer hotel-branded towers, trade at that level.

With only one suite for sale at the time of writing, I will not quote an asking price or fee. Fees here include common elements, heat, air conditioning, building insurance, parking and water, which is a broad inclusion list. Ask for the fee history and the current budget, especially the cost of staffing, since that is the biggest driver in a 58-suite full-service building.

Because suites are so customized and sales are so few, the building average can swing with each transaction. A proper comparison means looking at suites of similar size, floor and view. My building sold report is a good starting point.

If you are comparing The Regency with a large suite in a newer glass tower nearby, look beyond price per square foot. Compare ceiling heights, the number of suites per floor, staffing, what the fee includes and the masonry exterior, which ages differently from window wall. Those are the things buyers in this building are paying for, and they are hard to find anywhere else in Yorkville at this suite size.

Amenities at The Regency Yorkville

The amenity list is short because the value here is in staff and service, not shared rooms. The rooftop deck is the one shared space most owners use, and the concierge is what makes a 58-suite building work.

Jatin’s honest take on The Regency Yorkville

Who this building suits

Buyers who want a large, often full-floor home in a small, staffed building in the middle of Yorkville, and who prefer a classic masonry building to a glass tower. It suits downsizers from large houses who do not want to give up space, and owners who spend part of the year elsewhere and want a building with staff who know them. It is not built for investors; the suites are too large and too customized for that.

What I’d want you to check

Resolve the property management question, because one source names Forest Hill Kipling and another names Dash. Read the reserve fund study and the budget, with a close look at staffing costs and the condition of the masonry, windows and elevators in an 18-year-old building. Check the pet restriction in the rules and confirm parking spaces and lockers on title. For a customized suite, also ask for the renovation and permit history and any alteration agreements with the corporation, since changes made at construction or later may carry obligations to the next owner.

The value question

At around $1,552 per square foot, you are paying a premium for scarcity, space and a building that was customized suite by suite. Resale is slow because the buyer pool at this level is small, so this is a long hold, and I would only buy here with a horizon of many years. For the right buyer it is one of the most distinctive addresses in Yorkville. If you only need a two-bedroom, you will get more for your money elsewhere in the neighbourhood. If you want a home the size of a house with staff downstairs, the comparison set is short, and this building is on it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
