Leases 25%Sales 75%

Mostly owner-occupied. Of 12 deals here in the last 24 months, 3 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Tapestry?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Tapestry

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Tapestry is the Don Mills building I show to downsizers who want a quiet mid-rise and are willing to pay for it. It is a six-storey, 106-suite Bramalea building from 1991 on The Donway West, with an indoor pool, landscaped grounds and one of the most inclusive fees in the neighbourhood. The price per square foot is high for its age, and the reasons are worth understanding before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Tapestry is a 6-storey, 106-suite condominium at 215 and 225 The Donway West in North York’s Banbury-Don Mills area, built in 1991 by Bramalea. The condominium corporation is MTCC-950, registered on 5 February 1991, and Crossbridge Condominium Services is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, cable TV, building insurance, parking and water.

A low, quiet Bramalea building

Bramalea was one of the large Ontario builders of the 1970s and 1980s, and the Tapestry is one of two Bramalea mid-rises in this part of Don Mills. The other is Windfield Terrace on Don Mills Road, a five-storey building from 1989. Both were built for buyers leaving houses, and both still draw that buyer today.

At six storeys and 106 suites, the Tapestry is small enough to feel personal. You see the same neighbours in the lobby and at the pool, and a building this size usually has a stable owner base. It carries two street addresses, 215 and 225 The Donway West, under one corporation.

Listing descriptions emphasise the grounds: landscaped gardens with walking paths and a water feature. In a low building, that landscaping is much of what you see from your windows, so its upkeep matters to your daily experience and to resale.

The developer is long gone as a going concern, which is normal for a building of this age. What matters now is the corporation’s record over 35 years: how it has handled major repairs, how its reserve fund has been managed, and how stable its fees have been. That record is in the status certificate and the minutes.

Suites from 523 to 2,099 square feet

Condos.ca lists suites from about 523 to 2,099 square feet. That is a wide spread for a building of 106 suites, running from compact one-bedrooms to plans larger than many townhouses.

The suites currently listed are all two-bedrooms, which is the core of this building. These are the plans downsizers look for: a proper dining area, two bedrooms for a guest room or office, and room for furniture brought from a house.

Buildings from the early 1990s were laid out differently from today’s. Expect enclosed kitchens, formal rooms and more hallway than a modern open plan. Some owners have opened up kitchens; others have kept the original layout. Walk several suites before you decide what a plan is really like.

With two addresses, ask which wing and which exposure you are looking at. In a low-rise, outlook depends heavily on whether a suite faces the gardens, the street or a parking area, and that difference shows up in resale.

What the fee covers

Condos.ca lists common elements, heat, hydro, cable TV, building insurance, parking and water. Hydro and parking are the inclusions that matter most. Most newer Don Mills buildings meter electricity separately, and many charge for parking.

Fees on the three suites listed when I checked ran from about $1,823 to $2,261 a month. Those are large numbers for a two-bedroom, and they are the main reason some buyers walk away. To compare fairly, add hydro, heat, cable and parking to a newer building’s fee before you weigh one against the other.

The indoor pool, guest suites and staffed concierge also cost money to run in a building with only 106 owners to share the bill. That is the trade-off of a small, full-service building: fewer owners carry the same fixed costs.

Air conditioning is not on condos.ca’s inclusion list, unlike Windfield Terrace. Ask how cooling works in the suite you are considering and who pays for it.

The Donway West is changing

The Donway West sits beside the Shops at Don Mills, the outdoor shopping and dining centre at the heart of the neighbourhood. For the Tapestry’s buyers, being able to walk to groceries, restaurants and services is a large part of the appeal.

The street is about to get busier. UrbanToronto lists a six-storey, 308-unit mixed-use project at 230 The Donway West, with Options for Homes and the Donway Covenant United Church, designed by Architecture Unfolded and still in pre-construction. A separate Donway West proposal at 150 The Donway West would add buildings of nine and 15 storeys.

Nearby, Cadillac Fairview has applied for a 31-storey rental tower on the Don Mills Civitan Arena site at 1030 Don Mills Road, with a new community centre planned about a kilometre south. Construction on these projects means noise and traffic for a while, and more people and services in the long run. If you prefer things exactly as they are, factor that in. The panel beside this review shows transit, schools and parks.

A premium for age, with a reason

Condos.ca puts the building average at about $748 per square foot. That is high for a 1991 building. By comparison, Windfield Terrace, the Bramalea building on Don Mills Road, averages about $599.

Three suites were listed for sale when I checked, asking between $848,000 and $869,900. With so few listings, those asks tell you where sellers think the market is, not where suites have traded.

Part of the premium is the location beside the Shops at Don Mills, and part is the small, quiet, full-service format that downsizers pay for. The high monthly fee works against the price: buyers who focus on carrying cost tend to look elsewhere, and that limits the buyer pool.

Price a suite here against recent sales of similar suites in this building and against Windfield Terrace, not against new Don Mills condos with very different fees. Ask me for the sold report before you make an offer.

Amenities at The Tapestry

ConciergeSecurity guardIndoor poolSaunaGymGuest suitesParty roomEnterphone systemUnderground parking

An indoor pool, sauna and guest suites in a six-storey building give it a club-like feel, and the concierge suits owners who travel or receive a lot of deliveries. Listing descriptions also mention a private dining room, library and car wash, which I would confirm on a tour.

Jatin’s honest take on The Tapestry

Who this building suits

Downsizers from Don Mills, Leaside and the Bridle Path who want a small, quiet building with a pool, a staffed desk and the Shops at Don Mills on foot. It suits owner-occupiers who value calm over price per square foot, and buyers who want predictable bills with utilities in the fee.

What I’d want you to check

At 35 years, the building is in the window for roofing, windows, the garage membrane, elevators and the pool’s mechanical systems. Read the reserve fund study, the budget and recent minutes, and ask what is planned. Confirm how cooling works and who pays for it, and confirm the parking and locker attached to your suite.

The value question

At about $748 per square foot, you pay a clear premium over Windfield Terrace for a quieter, smaller building on The Donway West. With high fees, the value depends on how long you stay and how much you use the amenities. For a long-term owner who wants this exact lifestyle, I think it holds up. Book a call and we can compare it suite by suite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
