Renters, Airbnb and elevators at Woodside Village

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Woodside Village?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Woodside Village

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Woodside Village is a complex I put in front of buyers who want a front door instead of a hallway, but can’t stretch to a full townhouse. It is a 132-home low-rise condo complex from 2005 by Eden Oak Homes in Malvern, with homes of about 700 to 1,060 square feet and one of the leaner fees in Scarborough. The layouts vary a lot, so look carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Woodside Village is a 132-home low-rise condominium complex at 42 Pinery Trail in the Malvern West neighbourhood of Scarborough, Toronto. It was developed by Eden Oak Homes and completed in 2005. The condominium corporation is TSCC-1717, registered on 28 October 2005, and ICC Property Management is listed as the property manager. Homes run about 700 to 1,062 sq ft. The maintenance fee covers common elements, building insurance, parking and water.

Townhouse-style living in a condo complex

Condos.ca describes Woodside Village as a two-storey low-rise, and the sizes, about 700 to 1,062 square feet, are smaller than a typical full townhouse. In practice that means compact townhouse-style homes and stacked or multi-level plans where you share some walls and floors with neighbours but have your own entrance from outside.

Because the format varies within the complex, the first thing to confirm on any listing is the layout: how many levels, which floor the bedrooms are on, whether there is a neighbour above or below, and where the parking space is relative to the front door. Those details change daily life more than the finishes do.

There are no elevators, corridors or lobby to staff or maintain, which is a big part of why the fee is modest. What you share is the roofs, the exterior, the internal paths and roads, and the parking.

Parking is in the fee, but ask whether the space is in a garage, a carport or a surface lot, and how far it is from the home. In a winter storm, a surface space at the far end of the lot is a different experience from a spot near your door, so also ask what snow clearing the corporation handles.

Eden Oak and a 20-year-old complex

Eden Oak Homes built the complex, and the corporation, TSCC-1717, was registered in October 2005. Eden Oak is a GTA builder rather than a tower specialist, and the result here is a practical, builder-standard complex. Expect original kitchens and bathrooms in homes that haven’t been updated, and price that in.

At 20 years old, the complex has reached the stage where roofs, windows, exterior doors, balconies or decks and paving start coming due. In a low-rise complex, those are some of the biggest items in the reserve fund, and the declaration determines which of them the corporation pays for and which fall to you as the owner.

That makes the reserve fund study and the board minutes more important than usual. A healthy fund and a clear plan for exterior work are what keep a lean fee lean.

A lean fee, with parking and water included

The fee covers common elements, building insurance, parking and water. Heat and hydro are not on the inclusion list, which is typical for townhouse-style homes with their own meters. Ask for a year of utility bills for the specific home.

Across the current listings, fees ran from about $428 to $506 a month, which condos.ca puts at roughly $0.61 per square foot. That is one of the lower fee levels for a Scarborough condo with parking included, and it is the main financial argument for this complex.

Low fees are only good news if the reserve fund is keeping up. Check how the fee has changed over the past five years and whether any special assessment or large exterior project has been discussed recently.

Compare the total monthly cost with a condo apartment at a similar price. An apartment fee often covers heat, so the gap narrows once you add a gas bill here, but a home with its own entrance, no elevator wait and lower common costs is still a better fit for many families.

Living near Malvern Town Centre

Pinery Trail sits in western Malvern, close to Malvern Town Centre, a mall built in the late 1980s whose tenants include a Freshland Supermarket and a Planet Fitness. Day-to-day shopping is close, and the surrounding streets are residential and family-oriented.

Malvern also has easy access to larger green space. Rouge Park and the Rouge River valley are to the east, the Toronto Zoo is nearby, and the community has seen public investment in recent decades, including the Nike Malvern Sports Complex, which opened in 2006, and a major renovation of the Malvern library branch.

Transit today is by bus, with routes along Sheppard, Neilson and other main roads. The planned Eglinton East LRT is intended to end at Malvern Town Centre after running along Eglinton, Kingston Road, Morningside and Sheppard. It was still at the assessment stage with no opening date, so treat it as long-term upside. The panel on this page shows the current routes.

What homes ask here

Condos.ca puts the complex average at about $566 per square foot. Three homes were for sale when I checked, asking from $388,800 to $588,500.

That spread is wide for a complex of this size, which tells you the homes are not interchangeable. Layout, number of bedrooms, number of levels and condition all move the price, so compare like with like rather than taking the average at face value.

For context, this is a way into a ground-related home in Toronto at a price closer to an older condo apartment. My building sold report shows the aggregate sales record for 42 Pinery Trail, which is the best guide to a fair offer.

With four homes listed for lease at the same time as three for sale, there is clearly an active rental side to this complex. That is useful if you are an investor, and worth knowing if you are an owner-occupier who cares about how many neighbours are tenants.

There is no clubhouse, gym or pool, and the fee reflects that. You get visitor parking for guests and permission to barbecue, and your recreation is the park space, sports facilities and Rouge Park nearby.

Jatin’s honest take on Woodside Village

Who this building suits

First-time buyers and young families who want their own front door and a lower monthly fee than most condo apartments, and investors who want a ground-related rental in a family area. It does not suit buyers who want amenities, a concierge or a single-level plan on an elevator.

What I’d want you to check

Confirm the exact layout and whether there is a neighbour above or below. Read the declaration for who pays for windows, doors, decks and roofs, then read the reserve fund study and recent board minutes. Ask whether any large exterior projects are planned. Condos.ca lists pets as permitted; check the rules for limits.

The value question

At about $566 a square foot with a fee near $0.61, the running costs here are among the more manageable in Scarborough. The value holds up if the reserve fund is healthy and you choose a layout that suits how you live. If the planned LRT is built, the location near Malvern Town Centre gains real upside.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
