Spacious condo living and dining room with tree views and moving boxes, for a downsizing move (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty — Inland Etobicoke buildings with 2,000+ sq ft suites: addresses, build years, sourced sizes, fees and the downsizer angle.

Short answer

Outside Humber Bay Shores, the Etobicoke condos where public records show suites of 2,000 sq ft or more are Islington 2000 (2000 and 2010 Islington Ave), Barclay Terrace II (1300 Islington Ave), Kingsway on the Park (1 Aberfoyle Cres), The Residences at Kingsgate penthouses (101 Subway Cres), Kingsway Condominiums (2855 Bloor St W) and the Markland Woods low-rise (4321–4331 Bloor St W). Most were built between 1980 and 1992. Just across the Humber, One Old Mill and Two Old Mill also have suites above 2,000 sq ft. Check every size against a floor plan; published ranges vary between sources.

Which Etobicoke condos outside Humber Bay Shores have suites of 2,000 sq ft or more?

Most buyers who ask me for a 2,000 sq ft condo in Etobicoke assume it means the lake. Humber Bay Shores does have the most of them, and I keep a separate list for it: every Humber Bay Shores building with a 2,000+ sq ft suite, plus the penthouses above 2,500 sq ft. Palace Pier at 2045 Lake Shore Blvd W and the Grand Harbour complex at 2285 to 2289 Lake Shore Blvd W are covered there, so I am not repeating them here.

This list is everything else. These are the inland buildings near the Kingsway, Islington and Kipling stations, Markland Wood and north Etobicoke where a public record (condos.ca, strata.ca or an MLS listing) shows suites of 2,000 sq ft or more, as at October 2026. I have only included a building if I could see the size on a page I checked myself.

Building Address Built Size of building Largest suite sizes on public record
Kingsway Condominiums 2855 Bloor St W (Kingsway South) 2006 8 storeys, 135 suites Up to 2,451 sq ft (condos.ca); up to 2,600 sq ft (strata.ca)
Kingsway on the Park 1 Aberfoyle Cres (Islington station) 1990 24 storeys, 289 suites Range published as 742 to 4,063 sq ft (condos.ca)
Barclay Terrace II 1300 Islington Ave 1987 28 floors, 242 suites Range published as 937 to 4,157 sq ft (condos.ca)
The Residences at Kingsgate 101 Subway Cres (Kipling station) 1991–92 (sources differ) 25 storeys, 303 suites Two-storey penthouse listed at 2,250–2,499 sq ft
Islington 2000 2000 and 2010 Islington Ave (north Etobicoke) 1980 26 storeys, 308 suites 1,524 to 3,599 sq ft (condos.ca); 1,400 to 3,500 sq ft (strata.ca); listings at 2,250–2,499 sq ft
Markland Woods 4321–4331 Bloor St W / 121–129 Mill Rd 2009 12 suites, low-rise 2,242 to 2,245 sq ft (condos.ca); 2,000 to 2,650 sq ft (strata.ca)
Markland Wood Towns 51 Broadfield Dr / 4345–4357 Bloor St W 2004 60 suites, low-rise Up to 2,200 sq ft (strata.ca); condos.ca shows only 1,264 to 1,506 sq ft

Two more buildings sit just across the Humber River at Old Mill. They are technically in High Park-Swansea, not Etobicoke, but Etobicoke buyers shop them constantly, so I cover them in their own section below.

The Kingsway: 2855 Bloor St W

Kingsway Condominiums at 2855 Bloor St W is the newest building on this list with a genuinely large suite. It was completed in 2006 by the Park Lawn Company and has 8 storeys and 135 suites. Condos.ca puts the size range at 708 to 2,451 sq ft; strata.ca says 704 to 2,600 sq ft. One penthouse here has been marketed as a two-bedroom plus library (convertible to a third bedroom) with a terrace of nearly 600 sq ft.

Why downsizers like it: it is mid-rise, it sits on Bloor Street near Royal York Road rather than beside a highway, and the Kingsway shops and Royal York station are close by. You keep a Kingsway postal code (M8X) without the house. Its neighbour, The Montgomery at 3085 Bloor St W (2002, 6 storeys, 83 suites), is often grouped with it, but strata.ca tops it out at 1,800 sq ft, so it does not make the 2,000 sq ft cut.

Islington station: Kingsway on the Park and Barclay Terrace II

Two of the biggest published ranges in Etobicoke are a few minutes from Islington station.

  • Kingsway on the Park, 1 Aberfoyle Cres. Built in 1990 by Shipp Corporation, 24 storeys, 289 suites. Condos.ca publishes a range of 742 to 4,063 sq ft. The two-bedroom listings I saw this month were in the 1,400 to 1,599 sq ft band, so the very large suites are a small minority, likely upper-floor or combined units. I cover the building in more depth in my guide to the condos around Islington station.
  • Barclay Terrace II, 1300 Islington Ave. Built in 1987 by Bramalea, 28 floors, 242 suites. Condos.ca publishes a range of 937 to 4,157 sq ft. That top number is from a single source and I treat it as a lead to check against a real floor plan, not a promise. Barclay Terrace I next door at 1320 Islington Ave (also 1987, 25 storeys, 216 suites) tops out at 1,855 sq ft.

Why downsizers like them: subway access without driving, full-service amenities, and suite plans from an era when builders expected owners to move in from houses.

Kipling station: The Residences at Kingsgate, 101 Subway Cres

The Residences at Kingsgate is a 25-storey, 303-suite tower beside Kipling station. Condos.ca dates it to 1992; a current MLS listing says 1991. Here is the catch: condos.ca’s building summary gives a range of only 518 to 1,779 sq ft, but the penthouse level tells a different story. PH304 has been listed as a three-bedroom, three-bathroom, two-storey penthouse in the 2,250 to 2,499 sq ft band (the listing describes it as over 2,350 sq ft), with an upper-level primary suite and a terrace of about 300 sq ft.

Why downsizers like it: an indoor pool, sauna, gym, guest suites and concierge, plus the Bloor-Danforth line, GO and buses at Kipling. If you want a large suite and you plan to stop driving at some point, this is the best-connected address on the list. The two-storey layout is the trade-off: it suits a couple who are fine with stairs today, less so someone planning for mobility issues. My full review of the building is in the related reading below.

North Etobicoke: Islington 2000, 2000 and 2010 Islington Ave

If I had to name one building in Etobicoke where 2,000 sq ft is normal rather than exceptional, it is Islington 2000. It was completed in 1980 by Tridel and has 26 storeys and 308 suites across two addresses. Condos.ca gives a range of 1,524 to 3,599 sq ft; strata.ca gives 1,400 to 3,500 sq ft. Two of the suites for sale in October 2026 were listed in the 2,250 to 2,499 sq ft band. In other words, the smallest suite here is bigger than the largest suite in many new towers.

Why downsizers like it: house-sized rooms, real dining rooms and a lot of storage, at a price per square foot well below the lake or the Kingsway. The trade-offs are a 1980 building envelope and mechanical systems, an address near Dixon Road and Highway 401 rather than a village main street, and fees that are high in dollars even though they look ordinary per square foot. Read the reserve fund study before you fall for the floor plan.

Markland Wood: the bungalow-style option

Markland Wood, in west Etobicoke near Bloor and Mill Rd, has something the towers do not: big suites in small low-rise buildings.

  • Markland Woods, 4321–4331 Bloor St W and 121–129 Mill Rd. A 12-suite low-rise built in 2009. Condos.ca lists every suite at about 2,242 to 2,245 sq ft; strata.ca gives 2,000 to 2,650 sq ft. I wrote it up in Markland Woods: twelve suites, all about 2,240 square feet.
  • Markland Wood Towns, 51 Broadfield Dr and 4345–4357 Bloor St W. A 60-suite low-rise from 2004. Strata.ca shows suites up to 2,200 sq ft, but condos.ca shows only 1,264 to 1,506 sq ft and the listings I saw were in those bands. Treat 2,000 sq ft here as possible, not confirmed.

Why downsizers like them: low-rise living in a quiet residential pocket of west Etobicoke, low fees per square foot, and very few neighbours sharing the costs and the decisions. The towers along Mill Rd and The West Mall are a different story: the largest suite sizes published for them top out around 1,800 sq ft, so they are not on this list.

Just across the river: One Old Mill and Two Old Mill

These two Tridel buildings sit on the east bank of the Humber at Bloor, next to Old Mill station. Officially they are in High Park-Swansea, but they are where many Kingsway and Old Mill house owners move.

Building Address Built Size of building Largest suites on public record
One Old Mill 1 Old Mill Dr 2014 12–13 storeys, about 278 suites 549 to 2,200 sq ft (strata.ca building details)
Two Old Mill 2 Old Mill Dr 2015 10 storeys, 200+ suites 508 to 2,850 sq ft; largest a penthouse at about 2,850 sq ft (strata.ca)

These are the only buildings from the last 15 years in this part of the city with 2,000+ sq ft suites on record. You pay for that in price per square foot and in fees. I found a strata.ca description claiming suites up to 3,749 sq ft at One Old Mill, but it contradicts the same page’s building details, so I have used the 2,200 sq ft figure.

What about Long Branch, Mimico and the Lake Shore?

Outside the Humber Bay Shores strip, I could not find a public record of a 2,000+ sq ft condo suite on the Etobicoke lakefront. The Long Branch buildings, such as Lakeshore Park Estates at 3845 Lake Shore Blvd W (1987) and Aquaview, do not publish suite sizes in that range, and Lakeshore Towers at 3621 and 3625 Lake Shore Blvd W is a co-operative, not a condominium. That does not mean a big suite never trades there; combined units and penthouses exist in many buildings without showing up in a database. If the lake west of Humber Bay is a must, tell me and I will check individual floor plans rather than rely on summaries.

Which buildings come close but miss 2,000 sq ft?

A lot of buyers tell me “2,000 sq ft” and then fall for a 1,850 sq ft corner suite with a better plan. These buildings top out just under the line on their public records:

Building Address Built Largest suite on record
The Waterfall 2545 Bloor St W 1982 About 1,970–1,989 sq ft
Barclay Terrace I 1320 Islington Ave 1987 1,855 sq ft
Town and Country I 1 Lomond Dr 1999 1,840 sq ft
Town and Country II 2 Aberfoyle Cres 2001 1,825 sq ft
The Montgomery 3085 Bloor St W 2002 1,800 sq ft
The Brule 2511 Bloor St W 2002 1,729 sq ft

The Waterfall and The Brule sit on the Swansea side of the Humber; the rest are in Etobicoke. Sizes come from condos.ca and strata.ca summaries and should be checked against a floor plan.

Why are the big suites mostly in 1980s and early-1990s buildings?

Look at the dates in the first table. Islington 2000 (1980), Barclay Terrace II (1987), Kingsway on the Park (1990) and Kingsgate (1991–92) carry the largest published ranges. The buildings from 2006 onward that have 2,000+ sq ft suites are small, low-rise or mid-rise projects aimed squarely at house owners: 2855 Bloor, Markland Woods and the two Old Mill buildings.

My read on why: the older towers were sold mainly to people moving out of houses who wanted the same rooms, the same dining table and somewhere to put it. Newer high-rise projects are sold largely before construction, many to investors, and smaller suites are easier to sell and rent. You can see it in a current launch nearby: Notting Hill at 4000 and 4010 Eglinton Ave W publishes suites from 321 to 1,243 sq ft. Its largest suite is smaller than the smallest suite at Islington 2000.

The practical result for a downsizer is simple. If you want 2,000 sq ft and a budget that does not start with a lake view, you are usually choosing between a 35-to-45-year-old tower and a small boutique building with very few suites, and therefore very few listings in any given year.

How should I compare maintenance fees on a 2,000 sq ft suite?

Large suites magnify everything about fees. Strata.ca, as at October 2026, shows Kingsway Condominiums at about $1.00 per sq ft per month and Islington 2000 at $0.96 per sq ft (against a local average of $0.74), compared with a city-wide average it puts at about $0.67. Markland Woods shows $0.20 per sq ft and Markland Wood Towns $0.42, which reflects how little a low-rise with no pool, concierge or elevators has to run.

Do the multiplication. At $0.96 per sq ft, a 2,300 sq ft suite is roughly $2,200 a month in fees before property tax. That is often more than the combined utilities and upkeep on the house you are selling, so put it next to your house costs, not next to a one-bedroom.

The per-square-foot figure also hides what is included. Heat, hydro, water and cable are in some fees and not others, and a low number can mean an underfunded reserve. I walk through how to adjust for that in comparing Etobicoke maintenance fees.

Watch out

Published size ranges are not floor plans. A top-of-range figure like 4,063 or 4,157 sq ft may be one combined unit or a database error. MLS sizes are often given as a band (for example 2,250–2,499 sq ft), and builders’ figures can include walls and terraces differently. Before you compare price per square foot, get the floor plan or measure the suite, and read the status certificate and reserve fund study for any tower built in the 1980s.

What makes a large condo work for a downsizer?

When I help house owners in Etobicoke move into a condo, the suite size is usually the third question, not the first. Here is my order:

  1. Single-level living. Two-storey penthouses look great but bring back the stairs you were trying to leave.
  2. Two parking spaces and a real locker. Many large suites come with both; confirm they are owned, not leased, and on title.
  3. Elevators and building age. In a 1980s tower, ask when the elevators were last modernised and what the reserve fund plans next.
  4. Transit you will actually use. Kipling, Islington and Old Mill stations matter more the longer you plan to stay.
  5. Fees per month, in dollars. Then per square foot, adjusted for what is included.
  6. Resale depth. In a 12-suite building, a suite may come up once every couple of years. That is great for privacy and hard for timing.

My take

For most Etobicoke downsizers who want 2,000 sq ft without the lakefront price, I start the search at Islington 2000 and the Islington and Kipling station towers, then look at Markland Woods and 2855 Bloor if a smaller, quieter building matters more than amenities. The Old Mill buildings are the newest option and the priciest per square foot. In every case, the best large suites change hands quietly, so the people who are ready when one lists are the ones who get it. I help with both sides of that move: selling the house and buying the condo.

How do I find a 2,000 sq ft condo when so few come up?

Few suites in this size range are listed at any one time, and the boutique buildings may go a year without one. Three things help:

  • Set alerts by building, not by area. A search for “Etobicoke, 2,000+ sq ft” misses suites listed in the 1,800–1,999 band that are really over 2,000.
  • Include the near-miss buildings. A well-planned 1,850 sq ft suite can live larger than a choppy 2,100.
  • Ask about penthouse and combined units. These often trade by word of mouth before they reach MLS.

If you tell me the buildings and size you want, I will watch them for you and send suites as they come up.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Frequently asked questions

Which Etobicoke condo has the largest suites outside Humber Bay Shores?

On published ranges, Barclay Terrace II at 1300 Islington Ave (up to 4,157 sq ft) and Kingsway on the Park at 1 Aberfoyle Cres (up to 4,063 sq ft) have the biggest top figures, but both are single-source and likely reflect rare combined or upper-floor units. Islington 2000 at 2000 and 2010 Islington Ave is the building where large suites are the norm, with a range of about 1,400 to 3,600 sq ft.

Are there 2,000 sq ft condos near a subway station in Etobicoke?

Yes. Kingsway on the Park and Barclay Terrace II are a short distance from Islington station, and The Residences at Kingsgate at 101 Subway Cres is beside Kipling station, where a two-storey penthouse has been listed at 2,250 to 2,499 sq ft. Two Old Mill, just across the Humber, is next to Old Mill station.

Why do older Etobicoke condos have bigger suites?

Towers from the 1980s and early 1990s were sold mainly to owners moving out of houses who wanted similar room sizes. Newer high-rises sell largely before construction and favour smaller suites; Notting Hill at 4000 Eglinton Ave W, for example, publishes suites from 321 to 1,243 sq ft.

What do maintenance fees look like on a 2,000 sq ft Etobicoke condo?

Strata.ca shows about $0.96 per sq ft at Islington 2000 and about $1.00 at Kingsway Condominiums as at October 2026, so a 2,300 sq ft suite can run roughly $2,200 a month. Low-rises such as Markland Woods show far lower rates. Compare what each fee includes, as explained in my fee comparison guide.

Are there 2,000 sq ft condos in Long Branch or Mimico?

I could not find a public record of a 2,000+ sq ft condo suite on the Etobicoke lakefront outside the Humber Bay Shores strip. Large or combined suites can still exist without appearing in databases, so ask for floor plans in specific buildings if the lake is a must.

Are One Old Mill and Two Old Mill in Etobicoke?

Not officially. Both sit on the east bank of the Humber at Bloor in High Park-Swansea, but many Kingsway and Old Mill house owners move there. Strata.ca shows suites up to about 2,200 sq ft at One Old Mill and about 2,850 sq ft at Two Old Mill.

How reliable are the square footage numbers on condo websites?

Treat them as leads. Sources often disagree, MLS sizes are frequently given as a band, and top-of-range figures can be a single combined unit. Get the builder’s floor plan or measure the suite before comparing price per square foot.
