Living here
Renters, Airbnb and elevators at Boutique Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 120 deals here in the last 24 months, 99 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Boutique Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Boutique Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Boutique Condos at 21 Nelson Street was built to feel like a boutique hotel, and walking into the lobby, it still does. It is a 334-suite Urban Capital project at the corner of Simcoe Street, between the financial district and the Entertainment District, with Cecconi Simone interiors and a fee that covers heat, cooling and parking. The building has aged well; the question is whether you are buying the right suite in it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Boutique Condos is a 334-suite condominium at 21 Nelson Street, at Simcoe Street, in downtown Toronto between the financial district and the Entertainment District. It was developed by Urban Capital with West Development Group, Malibu Investments and ALIT Developments, with ZAS Architects and Core Architects and interiors by Cecconi Simone. It was registered on 8 April 2010 as TSCC-2061. Storey counts conflict between sources (see below). Suites range from about 424 to 2,466 square feet. The maintenance fee includes common elements, heat, air conditioning, building insurance, water and parking. Property management is listed as Maple Ridge Community Management.
Boutique Condos at a glance
Designed around the idea of a boutique hotel
The concept was in the name. Urban Capital and its partners set out to make a condominium that felt like a small luxury hotel, with a designed lobby, hotel-style services and a glass, loft-inspired tower. Cecconi Simone, one of Toronto’s best-known interior design firms, did the interiors, and ZAS Architects worked on the suites alongside Core Architects.
Over fifteen years later, that investment in the common areas is still visible. The lobby and corridors are what most buyers remember after a showing, and they help the building hold its position against newer towers nearby. Whether the suites have kept up is a different question, and it depends entirely on how each owner has maintained and updated theirs.
Urban Capital’s buildings tend to attract design-minded buyers, and that shows up in resale here. Well-kept suites with the original finishes in good order sell to a specific kind of buyer who is willing to pay for them. Tired suites do not get the same premium just because of the lobby.
In practical terms, the hotel idea comes down to a staffed concierge desk, guest suites you can book for visitors, and common rooms designed to be used rather than just shown on a sales tour. That is a real benefit if you host family from out of town often. It also carries a cost: staffed desks and well-finished common areas are among the larger lines in any condo budget, so ask how the concierge contract and common-area refreshes are funded.
How tall is it? Sources disagree
This is one point where the published numbers do not line up. Condos.ca lists 21 Nelson as 13 floors. UrbanToronto and SkyriseCities describe the Boutique project as a 35-storey tower and a 16-storey building, completed around 2011. The sister building, Boutique II at 126 Simcoe Street, has its own listing profile.
A count of 334 suites fits a tower much better than a 13-storey building, so I suspect the 13 is an error or refers to only part of the project. I am not going to pick a number I cannot verify. If height, view or floor count matters to your decision, ask the property manager directly and check the condominium plan in the status certificate.
What does matter for buyers is that the two Boutique buildings are separate listings and may be separate corporations. Confirm which corporation you are buying into, TSCC-2061 for 21 Nelson, and whether any amenities or costs are shared with 126 Simcoe.

A very wide range of suite sizes
Suites run from about 424 square feet to about 2,466 square feet. At the small end, that means compact one-bedrooms and studios that appeal to investors and first-time buyers. At the top, there are penthouse-level suites large enough to compete with a house.
That range is good for choice but complicates pricing. Small suites carry a much higher price per square foot than large ones, so the building average tells you little about any one suite. Penthouses trade rarely and need careful comparables. If you are buying at either end, ask for sales of similar sizes rather than relying on the building average.
For investors, the small suites at this location rent easily, because tenants who work in the financial district can walk to the office. For owner-occupiers, I would look at the two-bedroom and larger plans, which are in shorter supply.
Parking is listed as part of the fee. If the suite you like does not come with a space, ask whether its fee is any lower as a result; in some buildings the parking portion is built into every unit’s share, and in others it is charged only to owners who have a space. The status certificate and the budget will tell you which applies here.
The corner of Nelson and Simcoe
This is a quieter downtown address than its location suggests. Nelson Street is a short side street, and the building sits a little away from the King West bar crowd while still being a short walk to the financial core, Queen Street West and the theatres on King. Studio 2 across Nelson Street and Boutique II on Simcoe are its closest condo neighbours. Transit, walkability and nearby services are covered in the data panel on this page.
What Boutique Condos costs
The building average sits around $817 per square foot. That is reasonable for a well-known, design-led building this close to the financial district, and below what newer towers nearby ask.
At the time I wrote this there were two active listings, both two-bedroom plans of different sizes, asking between about $599,000 and $1.25 million. Monthly fees on those listings ranged from about $741 to about $1,319. With only two listings, that range tells you more about how wide the suite mix is than about where the market is.
The fee includes common elements, heat, air conditioning, building insurance, water and parking. Having heat, cooling and parking in the fee is a real advantage here, since many newer downtown towers meter heat and cooling separately and charge for parking on top. Hydro is on your own meter. For actual sold figures, use the aggregate data on this page or ask me for a building sold report.

Amenities at Boutique Condos
The amenities lean towards hosting and comfort: a concierge, guest suites for visitors, a rooftop deck, a party room and meeting rooms. Combined with the hotel-style lobby, the package is aimed at people who entertain and have guests, rather than at people who want a big gym or pool.
Jatin’s honest take on Boutique Condos
Who this building suits
Professionals working in the financial district who want to walk to work, and design-minded buyers who value the common areas. The small suites suit investors and first-time buyers; the larger plans suit couples and downsizers who want hotel-style service and predictable costs.
What I’d want you to check
Settle the storey count and confirm the corporation in the status certificate, especially what is shared with Boutique II. At about 16 years old, the building is in the window where windows, cladding seals, garage membranes and mechanical systems come due, so read the reserve fund study. Check the pet rules, since a pet restriction is listed. And look closely at suite condition, because the lobby will impress you whether or not the suite has been kept up.
The value question
At about $817 per square foot with heat, cooling and parking in the fee, Boutique Condos is fair value for a well-designed building in a strong location. It does not have the newest finishes, but the bones and the common areas are good. I would pay for a well-maintained suite here and negotiate hard on a tired one.
