Can you Airbnb a unit at King Blue Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about King Blue Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

King Blue Condos at 115 and 125 Blue Jays Way is two towers of 44 and 48 storeys, built on top of the old Westinghouse Building in the middle of the Entertainment District. It has an indoor pool, a hotel in the podium and 911 suites, which means there is almost always something for sale. That choice is good for buyers, and it is also the reason you have to be choosy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

King Blue Condos is a two-tower condominium of 44 and 48 storeys at 115 and 125 Blue Jays Way, on the block bounded by King Street West, Blue Jays Way and Mercer Street (the King Street side is addressed as 355 King Street West), in the Entertainment District / King West area of downtown Toronto. Listing data shows 911 suites. It was launched by Easton’s Group and Remington Group with Page + Steele as architect, and was built by Greenland Group, with later coverage crediting IBI Group. It was completed in 2020 and registered on 21 December 2020 as TSCC-2824. Suites run from about 300 to 1,846 square feet, and property management is listed as ICC Property Management.

Built on top of the Westinghouse Building

What makes King Blue different from the other towers on this stretch is what sits under it. The Canadian Westinghouse Building at King and Blue Jays Way dates from 1927 and is heritage-designated. Its north and west facades, with their terracotta detailing, were kept and folded into the new podium, flanked by sections of dark brick.

Before King Blue, much of this block was a surface parking lot. Now the podium holds shops at street level, a 122-room Primus Hotel and the permanent home of Theatre Museum Canada, which fits the theatre strip on King. The plan also included a walkway from King through to Mercer Street and a central courtyard lined by the two tower lobbies.

The project changed hands along the way. Easton’s Group and Remington Group launched it with Page + Steele as architect, and Greenland Group carried it through construction, with later coverage crediting IBI Group. If you see different developer names on old marketing, that is why.

The heritage piece is more than a nice story. The old facades give the street level a character that new podiums rarely have, and they keep the block from feeling like two towers dropped onto a lot. For resale, that is a quiet advantage: buyers who walk past it remember it.

911 suites, mostly small

Suites range from about 300 to 1,846 square feet, but the active market is dominated by studios and one-bedrooms under 600 square feet. That is typical for a 2020 Entertainment District tower sold largely to investors, and it shapes everything from the elevator traffic to who your neighbours are.

In a building this size, layout varies a lot from stack to stack. A 500-square-foot one-bedroom with a proper bedroom window and no wasted hallway is a very different home from one with an interior den sold as a second room. Compare floor plans side by side, not just square footage, and ask about the view, since some lower suites look into the neighbouring towers.

The two towers also differ. The upper floors of the 48-storey tower get the most open views, while lower floors in either tower can face the other tower or the hotel. Floor height and direction will move the price more than any finish upgrade, so decide early which matters most to you.

Large suites are the exception here. There are bigger plans at the top of the size range, but they rarely come up, and when they do they compete with boutique buildings nearby that offer more privacy. If you need two full bedrooms, compare carefully before you choose a large tower.

The amenity package and the podium garden

King Blue has an indoor pool, a gym, a party room, a rooftop deck and concierge. The original plans also called for a 5,000-square-foot garden on the podium roof with seating. For a buyer coming from an older building without a pool, that is a real step up.

With 911 suites sharing those spaces, expect the pool and gym to be busy at peak times. Visit on a weekday evening before you buy and see for yourself how crowded they get. Ask too how amenity bookings work, since large buildings usually need booking rules for the party room and guest areas.

Living at King and Blue Jays Way

You are in the centre of the Entertainment District. The Royal Alexandra and Princess of Wales theatres, the restaurants on King and the Rogers Centre are all a short walk away. The flip side is crowds on show nights and game days, and a street that stays busy late.

Mercer Street to the south is calmer and has filled in with high-end residential towers, including Nobu Residences, while the hotel in the podium brings its own traffic. If you work downtown and want to walk to the office, very few addresses are better placed.

What King Blue costs and what the listings ask

Listing data puts the building average at about $873 per square foot. That sits below the $940 range I see at several boutique buildings nearby, which is what you would expect for a large tower with a lot of small suites competing with each other.

When I checked there were 12 suites for sale and 21 for rent. Across eight active listings asking prices ran from about $319,000 to about $608,000, with most one-bedrooms asking roughly $424,000 to $525,000. That much supply gives buyers negotiating room.

Monthly fees on those active listings ran from about $243 to $507, or roughly $0.87 per square foot. Listing data doesn’t show what the fee includes, so get the list from the status certificate before you compare King Blue with other buildings.

Here is how I read that spread. The cheapest studios are entry points, not long-term homes, and they compete with every other studio in the Entertainment District when you sell. The one-bedrooms with good layouts and higher floors are where I would focus, because they appeal to both owner-occupiers and tenants. The building sold report shows what has actually closed recently.

Jatin’s honest take on King Blue Condos

Who this building suits

First-time buyers and downtown workers who want a newer building with a pool, a short walk to the office and plenty of choice in what to buy. It also suits investors who understand that they are competing with many identical suites for tenants.

What I’d want you to check

This is a 2020 building, so ask what has come up in the Tarion warranty process for the common elements and whether any deficiencies are still open. Check the reserve fund study and how fees have moved since registration, since young buildings often see early increases. Ask what the fee includes, how parking and lockers are allocated, and read the declaration for any leasing rules.

The value question

At about $873 per square foot, King Blue is one of the cheaper ways into a new tower at this location, and the heritage podium and pool are real pluses. The risk is resale competition: with 12 suites listed at once, your unit has to stand out. Buy the best layout and view you can afford, not the cheapest suite, and book a call if you want help comparing stacks.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
