Can you Airbnb a unit at 87 Peter?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 87 Peter

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

87 Peter is a building I explain to buyers in one line: it is a 49-storey tower of small, efficient suites, built by a developer that still manages it, at one of the busiest corners in the Entertainment District. That makes it a strong rental and first-purchase building and a weak one for anyone who needs space. Know which of those you are before you book showings. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

87 Peter is a 49-storey high-rise condominium at 87 Peter Street, at Peter and Adelaide in the Wellington Place area of downtown Toronto. It was developed by Menkes Developments and designed by Core Architects, and was completed in 2018. Condos.ca lists 550 suites, the condominium corporation TSCC-2700 (registered 21 December 2018) and Menres Property Management, Menkes’ management arm, as manager. Suites run about 449 to 996 sq ft. Maintenance fees include common elements, heat, air conditioning, building insurance and water.

A 49-storey tower built around small suites

Menkes brought this project to the city in 2012, when UrbanToronto covered it under the name Noir, a 49-storey Core Architects design for the Peter and Adelaide corner. It topped out at 156 metres in early 2018 and the corporation registered in December that year.

The suite mix explains the building. The 2012 proposal described 546 suites, and almost two-thirds of them were studios and one-bedrooms. Condos.ca now lists 550 suites, while an UrbanToronto update in 2018 said 630, so the published counts do not agree; the status certificate will give you the real figure.

Suites here run from about 449 to 996 sq ft. Nothing in the building approaches the large plans you find in some older towers nearby, so this is not a downsizer building. What it does well is a compact one-bedroom with a balcony and a lake or city view at a downtown address.

The podium, the parking and the heritage neighbour

The original proposal put five levels of residential parking underground and stacked public parking on floors two to four of the podium, replacing a surface lot that had been on the site. The podium was designed with glass and light strips over those parking floors and light precast stone up to about the 12th floor. That means the lowest residential floors sit above a parking structure, not at street level.

To the north, the tower was designed to overhang a laneway, widening the pedestrian alley by about 4.5 metres. Next door at 317 Adelaide West is the Commodore Building from 1929, which is on the City’s heritage inventory and was kept in place.

For residents, the parking arrangement cuts both ways. It is convenient for guests, but it also means shared traffic through the site. Ask how resident and public parking are separated and whether the suite you want comes with a space, because many smaller suites in towers like this were sold without one.

Living at Peter and Adelaide

You are in the middle of the Entertainment District. The King Street restaurant strip, the theatres, the TIFF Bell Lightbox and the stadium and arena are all walkable, and the Financial District is a straightforward walk east. The data panel on this page has the transit and walkability details.

The trade is noise. Peter and Adelaide are busy streets, and the clubs and bars in these blocks run late on weekends. Higher floors are much quieter than lower ones. If you are sensitive to noise, see the suite on a Friday or Saturday night before you make an offer.

The blocks around you are still filling in. The Pinnacle on Adelaide sits just to the east and 357 King West finished nearby a few years after 87 Peter. Check the City of Toronto development applications map before you pay a premium for a view.

Fees, inclusions and the developer as manager

Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and water. Across the active listings when I checked, that worked out to about $0.86 per square foot a month, which is mid-range for downtown given that heating and cooling are bundled in. Hydro is not listed as included.

Menres, the manager condos.ca lists, is part of Menkes. Developer-affiliated management is common with Menkes buildings and can mean consistent standards across their portfolio. It is still worth reading the board minutes to see how the board and manager deal with repairs and complaints.

Because the suites are small, the monthly dollar amount stays manageable even at that rate. Across the active listings, fees ran from roughly $360 to $540 a month, from the studios up to the two-bedrooms. For a first-time buyer, that predictability, with heating and cooling already inside the number, is easier to plan around than a lower fee plus a separate seasonal utility bill.

What 87 Peter costs

Condos.ca puts the building average at about $931 per square foot. That is high for the area, and it is mostly a small-suite effect: compact studios and one-bedrooms always carry a higher price per square foot than larger plans, so do not compare this number directly with a building full of two-bedrooms.

When I wrote this, nine suites were for sale and nine for lease. Asking prices ran from about $388,000 to about $585,000, with the two-bedrooms in the middle of that range. Those are asks; the sold data panel on this page shows what has actually traded.

The upside of a building this size with so many similar suites is that comparables are plentiful. If you want me to price a specific layout, use my building sold report.

Jatin’s honest take on 87 Peter

Who this building suits

First-time buyers who want a downtown address at the lowest entry price, young professionals who work in the core and want to walk, and investors who want an easy-to-lease studio or one-bedroom. Students and people who travel a lot also fit the building well, because the suites are easy to lock and leave.

What I’d want you to check

Get the real suite count and parking arrangement from the status certificate. Confirm whether the suite includes parking and a locker. Read the reserve fund study, which at eight years old should be in good shape, and look for any special assessment. Check the floor: lower residential floors sit above the parking podium and nearer the street noise. In a 49-storey tower, ask about elevator wait times at rush hour and on move-in days, and read the rules on leasing and move bookings in the declaration.

The value question

At about $931 per square foot you are paying the small-suite premium. If you need a home office or a second bedroom you can use, a larger suite in an older tower nearby, such as The Pinnacle on Adelaide, may give you more space for similar money. If you want a low entry price, a newer building and steady rental demand, 87 Peter does that job well. Either way, buy the best floor and exposure you can afford in this building, because with so many similar suites on the market at once, the view and the floor are what separate one listing from the next when you sell.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
