Etobicoke Condo Buildings With Indoor Pools (2026 List)

Indoor condo swimming pool with winter views through tall windows (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty — 95 Etobicoke condos listed with an indoor pool, by area, with addresses, amenities, fee effects and status certificate checks.

Short answer

As at October 2026, 95 Etobicoke condo buildings are listed with an indoor pool, and 14 of them also have an outdoor pool. Most are in Humber Bay Shores (29, including Palace Pier, Marina Del Rey, Westlake and South Beach), around Islington and Kipling stations and Sherway, and in the older towers of north Etobicoke and Markland Wood. Newer Queensway mid-rises and boutique buildings mostly have none. A pool adds to the monthly fee and to the reserve fund, so check the reserve fund study in the status certificate before you buy.

Which Etobicoke condo buildings have an indoor pool?

Buyers ask me this every winter, usually right after a January swim at a community centre. The short version: an indoor pool is common in Etobicoke condos, but only in certain kinds of building. Large lakefront towers have them. So do the 1970s to 1990s towers in north Etobicoke and Markland Wood, and the 2000s towers around Islington and Kipling stations. The newer mid-rises on The Queensway and the boutique buildings mostly do not.

I went through the building profiles on the condos.ca directory for every Etobicoke neighbourhood in October 2026 and kept only the buildings whose amenity list names a pool. That gave me 95 buildings listed with an indoor pool and 17 more listed with an outdoor pool only. Every row below names the building, the address, the kind of pool and the other amenities the same profile lists. Where I have written a guide to the building or its cluster, the building name links to it.

Area Buildings with an indoor pool Of those, also an outdoor pool Where they cluster
Humber Bay Shores 29 2 (South Beach I and II) Lake Shore Blvd W from Palace Pier to Grand Harbour, Marine Parade Dr, Annie Craig Dr
Mimico (Legion Rd) 1 0 165 Legion Rd N
Islington Village and Islington station 12 0 Aberfoyle Cres, Mabelle Ave, Dundas St W, Viking Ln
Kingsway, Old Mill and Humber Valley 7 0 Bloor St W, Old Mill Rd, The Kingsway, Fontenay Crt
Etobicoke Centre (Kipling, Sherway, Valhalla, west Queensway) 15 1 (Queenscourt) Subway Cres, Michael Power Pl, Valhalla Inn Rd, Sherway Gardens Rd
West Mall, Markland Wood and Richview 11 6 Eva Rd, The West Mall, Mill Rd, Burnhamthorpe Rd
North Etobicoke 20 5 Richview Rd, Dixon Rd, Rowntree Rd, Markbrook Ln, Humberwood Blvd
Total 95 14 Plus 17 buildings listed with an outdoor pool only

Two things to know before you use these tables. First, an amenity list is a database entry, not an inspection, so ask the property manager whether the pool is open before you book a viewing for it. Second, the list covers condominium buildings only. Rental towers and co-ops with pools are not in it.

Humber Bay Shores: which lakefront towers have an indoor pool?

This is where most of them are. Almost every tower between Palace Pier at the east end and Grand Harbour at the west end has a pool, and most also have a gym, a sauna, guest suites and a concierge desk. A few towers here, such as Key West at 36 Park Lawn Rd and Grenadier Landing at 5 Marine Parade Dr, do not list a pool on their profiles, which is worth knowing if you would rather not pay for one. My Humber Bay Shores building guide covers how the towers differ in age and builder.

South Beach stands out because it has both an indoor and an outdoor pool across a very large amenity floor. Palace Pier is the other end of the scale: its fee includes hydro along with the pool and the tennis court, which is why its fee per square foot looks high next to newer towers.

Is there a condo with a pool in Mimico or Long Branch?

Away from the Humber Bay Shores strip, the choice shrinks quickly. North of Lake Shore on Legion Rd, California Condos at 165 Legion Rd N is the one building I found listed with an indoor pool. The others nearby, and Aquaview in Long Branch, are listed with outdoor pools only, which here means a summer season.

I found no condo building in New Toronto or Alderwood whose profile lists a pool.

Which condos near Islington station have a pool?

The towers around Islington station and Islington Village are a good middle ground: you get the subway, the indoor pool and usually a concierge, without the lakefront price. Barclay Terrace II is the one here that also lists a squash court; Kingsway on the Park and both Barclay Terrace towers list tennis courts.

The Kingsway, Old Mill and Humber Valley: are there pool buildings?

Yes, though they are smaller buildings, so the pool cost is shared among fewer suites. Riverhouse at 30 Old Mill Rd is a short walk to Old Mill station; the Fontenay Crt buildings and The James Club sit on the Royal York Rd side of Humber Valley.

Etobicoke Centre: Kipling, Sherway, Valhalla and the west Queensway

This group runs from The Residences at Kingsgate beside Kipling station, past the Michael Power Place and Valhalla Inn Rd towers, to the One Sherway towers near the mall and the IQ and Loggia buildings on The Queensway. Most are 2000s and 2010s buildings with an indoor pool, gym, sauna and guest suites. Queenscourt, an older complex on The East Mall, is listed with both an indoor and an outdoor pool.

West Mall, Markland Wood and Richview

If you want both pools, look here. Six of the eleven buildings in this group are listed with an indoor and an outdoor pool, mostly the older Mill Rd and West Mall towers from the 1970s. West Village I and II on Eva Rd are the newer option, beside Highway 427.

North Etobicoke: Humber Heights, Dixon Rd, Rowntree Rd and Humberwood

North Etobicoke has some of the most complete amenity lists in the borough: an indoor pool, tennis, a sauna and sometimes squash, mostly in towers built from the 1970s to the mid-1990s. Islington 2000 and the three Platinum on the Humber towers on Rowntree Rd are listed with both pools. The Mansions of Humberwood towers are the newer choice, from 2006 to 2008, beside the Humber River trails.

Which Etobicoke condos have only an outdoor pool?

These are listed with an outdoor pool and no indoor pool. That still costs money (filters, heaters, opening and closing, lifeguard or attendant rules where the corporation has them) but usually less, because the pool runs for one season.

How does a pool affect maintenance fees and the reserve fund?

A pool costs you twice. The first cost is in the operating budget every month: heating the water and the room, running dehumidifiers, chemicals, cleaning and the extra insurance. The second cost is in the reserve fund: the pool tank, tiles, filters, pumps, boiler and, for an indoor pool, the room itself. Warm, humid air is hard on roofs, ceilings, ductwork and windows, so those items wear out sooner than they would over a party room.

Under the Condominium Act, 1998 the reserve fund has to be built to cover major repair and replacement of the common elements, and the reserve fund study sets out what will need replacing and when. If the study prices a pool rebuild at year 25 and the building is 23 years old, that cost is already in the fee, or it will be. I explain how to read fees properly in how to compare Etobicoke condo maintenance fees. In short, compare what each fee includes before you compare the dollar amounts, because a fee that includes hydro (Palace Pier, The Masters) is not the same as one that does not.

Owners do not vote on the budget or on the reserve fund plan, and a like-for-like repair of the pool does not need an owner vote either. I set out the sections of the Act that decide this in why your condo fees keep going up. So the time to judge the pool is before you buy, not after.

My take

If you will swim twice a week, a pool building can save you a gym and pool membership and make winters easier. If you will never use it, you are paying for someone else’s swim every month for as long as you own. Neither is wrong. Just decide which buyer you are before you fall for the view, and when you sell, remember the next buyer will ask the same question.

What should I check in the status certificate for a pool building?

The status certificate costs no more than $100 and the corporation has 10 days to deliver it. My guide to reading a status certificate covers the order I read it in. For a pool building, I add these checks:

  • The reserve fund study’s pool lines. Find the pool tank, the mechanical equipment and the pool room roof and ceiling. Note the year each is due and the estimated cost.
  • The fund against the plan. Compare what the financial statements say the fund holds with what the study says it should hold. A large gap is the clearest sign that fees will rise or a special assessment is coming.
  • Special assessments levied or expected. Look for any assessment since the budget date and anything the certificate says may increase common expenses.
  • Board minutes, if you can get them. Leaks from the pool, closures for repair, or a vote on removing the pool will show up there before they show up in the fee.
  • The rules. Pool hours, guest limits, and whether children must be supervised. These are the terms you will live under.
  • Insurance and litigation. Check the deductible, and whether any claim or lawsuit involves the pool or water damage from it.

Watch out

A pool that appears in an amenity list can be closed for months, or permanently. Some corporations close an ageing pool rather than pay to rebuild it, which needs an owner vote in some cases and not in others. Ask the manager directly whether the pool is open, when it was last rebuilt, and whether the board has discussed closing it. Get the answer in writing before your conditions come off.

How I built this list, and what it does not tell you

Each row comes from the amenity list on that building’s condos.ca profile, checked in October 2026. I used the indoor or outdoor label as the directory gives it. Three buildings were listed only as having a “pool” with no type, so I left them out rather than guess, along with buildings whose profiles place them outside Etobicoke. I have not swum in every one of these pools, and the list says nothing about size, hours, or whether a pool is a lap pool or a small plunge pool. Ask for that on the viewing.

If you are comparing two or three of these buildings, I can pull the fee history and what each fee includes, and tell you which pool buildings have a sound reserve fund. I help buyers and sellers across Etobicoke and the whole GTA, and I am at 833-330-1925.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Frequently asked questions

Which Etobicoke condos have both an indoor and an outdoor pool?

Fourteen buildings are listed with both, including South Beach I and II at 88 and 90 Park Lawn Rd, Islington 2000, the three Platinum on the Humber towers on Rowntree Rd, Top of the Humber at 61 Richview Rd, Queenscourt, Summit Royal, The Buckingham, The Masters and the three Millgate Manor towers. Most are older towers in north Etobicoke, Markland Wood and the West Mall.

Are there condos with an indoor pool near Islington or Kipling station?

Yes. Near Islington station, Kingsway on the Park, Town and Country II, both Barclay Terrace towers, Islington Terrace, Bloorvista and Bloor Promenade are listed with indoor pools. Beside Kipling station, The Residences at Kingsgate at 101 Subway Cres has one, and so do the Michael Power Place and Valhalla Inn Rd towers a short walk away.

Do the new condos on The Queensway have pools?

Most of the newer mid-rises on The Queensway do not list one. The exceptions at the west end are IQ Condos at 1185 The Queensway, Park Towers at IQ at 15 and 17 Zorra St, and Loggia and Loggia II at 1040 and 1050 The Queensway, which are all listed with an indoor pool.

Does a pool make condo fees higher?

Usually, yes. The operating budget pays to heat, clean and insure the pool every month, and the reserve fund has to save for replacing the tank, the equipment and, for an indoor pool, the room itself. Compare what each fee includes before comparing amounts, as I explain in my fee comparison guide.

Can a condo board close the pool?

Boards do sometimes close an ageing pool rather than rebuild it. Whether owners must vote depends on whether the change counts as a substantial change to the common elements under section 97 of the Condominium Act, 1998. Ask the manager and read recent board minutes before you buy.

What should I look for in the status certificate of a building with a pool?

Look at the pool items in the reserve fund study and the year each is due, compare the fund’s balance with what the study says it should hold, and check for special assessments levied or expected. The certificate costs no more than $100 and must be delivered within 10 days.

Is there a condo with an indoor pool in Long Branch or New Toronto?

I could not find one. Aquaview at 3865 Lake Shore Blvd W in Long Branch is listed with an outdoor pool only, and I found no condo in New Toronto or Alderwood whose profile lists a pool. The nearest indoor pools are in Humber Bay Shores and at California Condos on Legion Rd.
