Living here
Renters, Airbnb and elevators at Grande Triomphe
Do mostly owners or renters live here?
Renter-heavy building. Of 105 deals here in the last 24 months, 78 were leases and 27 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Grande Triomphe?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Grande Triomphe
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Grande Triomphe at 10 Northtown Way is the building I point to when a buyer wants a Tridel tower, a pool and a predictable fee near Yonge and Finch for well under new-build prices. It is 31 storeys and 398 suites, part of the Northtown cluster just east of Yonge, and it is now about 20 years old. The current listings are almost all one-bedroom-plus-dens, which tells you who this building is for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Grande Triomphe is a 31-storey condominium with 398 suites at 10 Northtown Way, Toronto M2N 7L4, in the Yonge-Doris area of Willowdale East, North York. It was built by Tridel, and its corporation, TSCC-1677, was registered on 12 May 2005. Del Property Management is listed as manager. Suites range from about 500 to 1,628 square feet. Maintenance fees include air conditioning, common elements, heat, building insurance, parking and water.
Grande Triomphe at a glance
One of the Triomphe towers at Northtown
Northtown Way is a short private-feeling street east of Yonge, between Finch and Sheppard, lined with a group of towers built in the early 2000s. Grande Triomphe at 10 Northtown Way sits beside Triomphe at 5 Northtown Way and the Triomphe East Tower at 15 Northtown Way, with a second phase, Grande Triomphe 2, at 500 Doris Avenue.
REW lists Tridel as the builder here. Tridel’s name still carries weight with buyers in this part of North York, and many of the towers along this stretch of Yonge were built by Tridel or Menkes in the same era. That gives you a deep pool of similar buildings to compare against.
It also means you are choosing between near-identical towers. When you shop the Triomphe buildings, compare their fees, what each fee includes and the health of each reserve fund, because each tower has its own corporation.
Sources also differ on the basics. REW gives the build year as 2004 in one place and 2005 in another, while the corporation was registered in May 2005, and the name appears as both Grande Triomphe and Grand Triomphe. None of that changes the building, but use the corporation number, TSCC-1677, when you order the status certificate so there is no confusion with its neighbours.
An amenity package that newer towers skipped
Listings for this building describe an indoor pool with a hot tub, a sauna, a gym, a meeting room, a golf simulator and a 24-hour concierge. REW adds guest suites, a multimedia room, a party room, storage lockers and underground parking.
A full pool and spa is something many towers of this era included and many newer towers on Yonge have left out to keep fees down. If you would otherwise pay for a gym and pool membership, having them downstairs has real monthly value.
The flip side is cost. Pools, hot tubs and saunas are expensive to run and eventually to rebuild, and the owners pay for them through the fee and the reserve fund whether they use them or not.

One-bedroom-plus-dens, and who buys them
Condos.ca lists suites from about 500 to 1,628 square feet, but the current sale listings are all one-bedroom-plus-dens in the 600 to 699 square foot range. At the time I checked there were nine suites for rent against three for sale, which tells you the building is popular with investors.
That is normal for a tower this close to the Yonge line. For an owner-occupier, it means more turnover in the elevators and hallways than in an owner-heavy building. For an investor, it means steady tenant demand and plenty of competing rentals.
If you want more space, the larger two-bedroom and corner suites come up less often, so be ready to move when one does. One listing described an east-facing view over a park, so ask about exposure and what is likely to be built in front of the suite.
Check the den carefully in any one-bedroom-plus-den. In buildings of this era, some dens are open alcoves and others are large enough for a bed or a proper office. That difference shows up in rent and resale price, and it is easy to miss from a floor plan alone.
Daily life at Yonge and Finch
Listings for the building point to the subway, GO buses, North York Civic Centre, a library, restaurants, shops and a park within walking distance. This is the busy, well-served end of the Yonge strip, where most errands are a walk rather than a drive.
The data panel on this page has the transit, school and walkability details. Most residents here can live comfortably without a car, but parking is included in the fee, which is worth having for weekend trips and resale.
The Yonge corridor around Finch keeps adding towers, and the area around the station will keep changing as new projects arrive. For an owner, that means more choice of shops and services and more construction noise for a while. For resale, it means you will compete with newer suites, so condition and the fee inclusions here are your main selling points.
What Grande Triomphe costs
Condos.ca puts the building average at about $737 per square foot, which is below the newest towers along Yonge between Sheppard and Finch. For a Tridel building with a pool and parking included, that is a reasonable entry point.
When I checked, three one-bedroom-plus-dens were listed, asking from $499,888 to $568,000, with fees from about $586 to $630 a month. That works out to roughly $0.94 per square foot in fees.
The fee covers air conditioning, heat, common elements, building insurance, parking and water, so hydro is the main utility you pay yourself. Compare that with a newer building where heat, cooling and parking may all be extra, and the higher fee looks more reasonable. For the latest closed results, use the sold data on this page or ask me for a building sold report.

Amenities at Grande Triomphe
This is a full amenity package of the kind Tridel built in the early 2000s: pool, hot tub, sauna, gym and a golf simulator, plus guest suites for visitors. For anyone who would use them, they replace a gym membership; for those who would not, they are a cost you share anyway.
Jatin’s honest take on Grande Triomphe
Who this building suits
First-time buyers and investors who want a one-bedroom-plus-den in a Tridel building near the subway, and owners who want a pool and gym in the building. It also suits buyers who want heat, cooling and parking bundled into one fee.
What I’d want you to check
At about 20 years old, the building is entering the period when the pool equipment, the garage membrane, the elevators, the windows and the heating and cooling plant come due. Read the reserve fund study and the board minutes, and ask whether any large project is planned. Read the pet and rental rules in the declaration, because sources differ on pet restrictions, and confirm the locker and parking for the suite.
The value question
At about $737 per square foot with parking and heat included, Grande Triomphe is good value for a buyer who wants a starter suite near Yonge and Finch in a well-known builder’s tower. You give up new finishes and gain an established building with real amenities. If the reserve fund checks out, I think it compares well with the newer, smaller suites nearby.
