Living here
Renters, Airbnb and elevators at Northtown Casitas I
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Northtown Casitas I?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Northtown Casitas I
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Northtown Casitas I is what I show buyers who want house-sized space near Yonge and Finch but do not want a tower. It is a two-storey Tridel complex from 1996, tucked inside the Northtown community off Grandview Way, with suites that start where most condo floor plans stop. The trade-off is age, and a small amount of resale stock. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Northtown Casitas I is a low-rise condominium townhome complex at 100 to 825 Grandview Way in the Yonge-Doris area of North York, Toronto, close to Yonge Street and Finch Avenue. It was developed by Tridel as part of its Northtown community and has 196 suites. Condos.ca records two storeys, completion in 1996 and suite sizes from about 952 to 2,095 square feet. The corporation is MTCC-1113, registered on 7 March 1996. Maintenance fees include common elements, building insurance, parking and water.
Northtown Casitas I at a glance
A low-rise piece of Tridel’s Northtown
Northtown is the name Tridel gave to a cluster of buildings it developed in the 1990s and 2000s just east of Yonge Street near Finch Avenue. Most of the community is high-rise: Triomphe on Northtown Way, Grande Triomphe, Marquis at Northtown on McKee Avenue, Parkside at Northtown on Grandview Way and Sommerset at Northtown. The Casitas are the low-rise part, with a sister complex, Northtown Casitas 2, at 28 Sommerset Way.
That context matters. You get a townhome-style home inside a planned, established community, with towers around you rather than detached streets. Walk the streets around it at rush hour before you commit, because a low-rise surrounded by towers does not feel like a street of detached houses.
Each address on Grandview Way is a separate suite number, which is why the complex is listed as a range from 100 to 825. When you book a showing, check which block and level the suite is in, because the experience changes a lot from one end of the complex to the other.
Big suites, and the stair question
The size range is the reason to look here. Condos.ca puts suites at roughly 952 to 2,095 square feet, which means even the smaller plans are larger than a typical two-bedroom in a North York tower. The biggest suites approach the space of a small house, and the one active listing when I checked was a four-bedroom-plus-den.
With two storeys and a range of plans, formats differ. One recent listing for a two-bedroom suite described one-level, stair-free living with a south-facing terrace and a locker inside the suite. Other suites will be laid out differently, so ask for the floor plan before you view and confirm whether the suite is on one level or split across two.
That matters most for two groups. Downsizers leaving a house often want one-level living with no stairs inside the suite. Families who need four bedrooms often want the opposite: a larger plan with sleeping areas separated from living space. This complex can serve both, but not in the same suite.

Parking underground, not a driveway
Although these are townhomes, parking works like a condo. The same two-bedroom listing described one underground space included with the suite and plenty of underground visitor parking. Condos.ca also lists a parking garage and visitor parking among the amenities.
Parking is included in the maintenance fee, along with common elements, building insurance and water. That is useful: you are not paying a separate monthly parking charge, and the garage is maintained by the corporation. But it also means the garage membrane and ramps are a shared cost, and in a complex registered in 1996 that is a line I would look for in the reserve fund study.
If you need two cars, ask whether the suite has a second space or whether extra spaces can be rented from the corporation. Do not assume a larger suite comes with more parking.
One more point that catches townhome buyers out: in a condominium complex, the line between what you maintain and what the corporation maintains is set by the declaration, not by what looks like yours. Terraces, front doors, windows and in-suite heating and cooling equipment can fall on either side of that line. Ask for the declaration and the maintenance schedule with the status certificate, because they decide which repairs come out of your pocket and which come out of the reserve fund.
The daily reality near Yonge and Finch
Listings describe the complex as roughly a 10-minute walk to the subway, with supermarkets, restaurants, parks and a library nearby. The data panel on this page shows the transit and walking details, so I will not repeat them here. The short version is that you can live here without a car if you choose to, which is unusual for a home of this size.
Condos.ca lists a security guard and a security system, and listings mention landscaped gardens and a designated barbecue area. There is no concierge tower lobby, gym or pool listed, so do not buy here for amenities. You are buying space and a low-rise setting in a part of North York that is otherwise built up.
What Northtown Casitas I costs
This complex trades rarely. When I checked there was one suite for sale and none for rent, which is not enough to quote an asking range. Because the suites are so much larger than tower units, per-square-foot comparisons with nearby high-rises can mislead: big suites usually sell for less per square foot but more in total.
The fair comparison is with other low-rise condo townhomes in North York and with Northtown Casitas 2 nearby, not with the Northtown towers. Fees here include parking and water but not heat or hydro, so budget for your own utilities. Larger suites also carry larger fees, because fees follow the suite’s share of the common elements.
Use the sold data on this page for recent closed results, or ask me for a building sold report covering both Casitas complexes.

Amenities at Northtown Casitas I
The amenity list is short and practical: security, an underground garage, visitor parking, gardens and a barbecue area. There is no gym or pool, which keeps the operating budget simpler than a tower’s, and you are paying for living space rather than shared facilities.
Jatin’s honest take on Northtown Casitas I
Who this building suits
Downsizers who want house-sized space without a yard to maintain, families who need three or four bedrooms in the Yonge and Finch area, and buyers who prefer a low-rise setting to an elevator. It also suits people who want underground parking in the fee and would rather not pay for a pool they will never use.
What I’d want you to check
This complex was registered in 1996, so read the reserve fund study for roofs, windows, exterior cladding and the underground garage membrane, which are all shared costs in a townhome condo. Condos.ca notes a pet restriction, so read the declaration and rules if you have a dog. Confirm whether the suite is on one level or two, how many parking spaces it has and where the locker is.
The value question
Space is the value here. You give up concierge amenities and new-build finishes, and you gain suites far larger than nearby towers offer, inside a known Tridel community. With so few listings, buyers who want in usually need to be ready when a suite comes up, and I think that patience pays off if the reserve fund is healthy.
