Leases 79%Sales 21%

Renter-heavy building. Of 57 deals here in the last 24 months, 45 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Majestic II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Majestic II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Majestic II at 18 Parkview Avenue is a 24-storey Conservatory Group tower a short walk from Empress Walk and the civic heart of North York Centre. Its suites range from tiny to genuinely large, and the corner plans with solariums are the ones I would look at first. The fee covers hydro, heat and parking, which makes the monthly maths simple. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Majestic II is a 24-storey, 285-suite condominium at 18 Parkview Avenue, Toronto M2N 7H7, in the Yonge-Doris (Willowdale East) area of North York, just south of Empress Avenue near Yonge Street. It was developed by Conservatory Group as the second phase of The Majestic, after 28 Empress Avenue. Condos.ca gives the year as 2004; one listing site says 2003. The condominium corporation is TSCC-1599, registered on 4 June 2004, and condos.ca lists Manor Crest Management as property manager. Maintenance fees include heat, hydro, air conditioning, water, building insurance, parking and common elements.

The second Majestic, a block off Yonge

Conservatory Group built The Majestic in two towers: the first at 28 Empress Avenue and this one at 18 Parkview Avenue, just south of Empress. The corporation for this phase, TSCC-1599, was registered on 4 June 2004. Condos.ca puts the building at 24 storeys and 285 suites.

The name varies on listings. Condos.ca calls it The Majestic II, while a Century 21 page calls it The Majestic Condominiums on Yonge and gives the year as 2003 rather than 2004. Use the address and corporation number on any offer so there is no confusion with the first tower.

Being one block off Yonge is the useful part. You are close to the Yonge strip and Empress Walk, but your windows face a side street rather than the main road.

From a 300 sq ft studio to a 1,500 sq ft corner

Condos.ca lists suites from about 304 to 1,528 sq ft. That is an unusually wide range for one building, and it means you can find almost any kind of buyer here: a student or investor in a small studio, a couple in a one-plus-den and a downsizer in a large corner suite.

The plans to look at are the corners with solariums. A REW listing describes a south-west corner suite of about 1,131 sq ft with two bedrooms, a solarium that can work as a third bedroom, split bedrooms and an L-shaped balcony. A Century 21 page describes a two-bedroom-plus-den plan called the Berkeley at about 913 sq ft.

A solarium is usually an enclosed glass room off the living area, and it is excellent as an office or nursery. It is not always a legal bedroom, though, so confirm how it is described on the floor plan and in the listing before you count it as one.

At the other end, the smallest suites near 300 sq ft are a niche product. They tend to appeal to students and single professionals working near North York Centre, but they have a smaller pool of buyers when you sell, and the fee takes a larger share of the monthly cost. Buy one as a deliberate investment, not as a compromise because a one-bedroom felt slightly out of reach.

An all-in fee, and what it puts on the board

According to condos.ca, the fee includes heat, hydro, air conditioning, water, building insurance, parking and common elements. The two active listings I reviewed worked out to about $1.01 a square foot, which looks high until you add back the hydro and heating you would pay yourself in a newer building.

In an all-inclusive building, the corporation pays the energy bill for 285 suites. If costs rise, the budget feels it first and owners feel it through the fee. Read the last few budgets, see how the utility lines have moved and how the board has adjusted fees, and ask whether sub-metering has been looked at.

Also check the shared arrangements with the first Majestic tower. Two phases built by the same developer side by side often share facilities or a garage, and if that is the case here, the status certificate will show how costs are split.

Daily life in North York Centre

Rentals.ca describes the building as within walking distance of Empress Walk and the North York Centre subway station, and a REW listing mentions a library, shopping, a theatre and restaurants nearby. The data panel on this page has the specific transit, school and walkability figures.

This is the civic and commercial core of the old City of North York, so daily errands rarely need a car. The trade-off is density: Yonge through North York Centre is busy and continues to add towers, which means construction and change around you for years to come.

If you work downtown, the subway is the reason to be here. If you drive, Century 21 notes easy access to Highway 401, which helps for trips out of the city.

What The Majestic II costs

Condos.ca doesn’t publish a building average per square foot for 18 Parkview, and with suites ranging from 304 to 1,528 sq ft, a single average would not mean much anyway. Small studios sell for much more per foot than large corner suites, so compare a suite only with others of similar size in this tower or in 28 Empress.

When I checked, two suites were for sale, asking between $488,000 and $549,000. Their fees ran from about $675 to $740 a month, roughly $1.01 a square foot, with hydro, heat, air conditioning, water and parking included.

Seven suites were listed for rent at the same time, which suggests a meaningful share of investor owners. That is normal near North York Centre, but it is worth knowing if you want an owner-occupied feel. For sold figures in aggregate, see my building sold report.

Amenities at The Majestic II

24-hour conciergeFitness centreParty roomMeeting roomBike roomStorage lockersVisitor parkingUnderground parkingVideo surveillance

The amenity set is practical: a 24-hour concierge, a fitness centre, party and meeting rooms, a bike room and storage lockers. None of the sources I found mention a pool, so if you want one, ask whether residents have access to anything shared with the first Majestic tower. For most owners here, the concierge and the location do more for daily life than any amenity room could.

Jatin’s honest take on The Majestic II

Who this building suits

Downsizers and small families who want a large corner suite, with a solarium for an office, in walking distance of Empress Walk and the subway. It also suits investors who want a rentable suite in North York Centre with utilities included, and buyers who want a single, predictable monthly cost.

What I’d want you to check

Read the reserve fund study with a 20-year-old building in mind: windows, balcony membranes, the garage, elevators and the heating and cooling plant are moving into their replacement years. Check whether any facilities or the garage are shared with 28 Empress Avenue, and how. Confirm parking and locker ownership for the suite, whether a solarium is counted as a bedroom, and the pet rules; condos.ca flags pet restrictions and a REW listing mentions one small pet.

The value question

With an all-in fee near $1.01 a square foot and asking prices that sit in the mid range for the area, I think The Majestic II is good value for the larger plans, where you get real space a block from Yonge at a lower price per foot. For the small studios, the fee takes a bigger bite of the monthly cost, so compare carefully before you buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
