Living here
Renters, Airbnb and elevators at The Majestic
Do mostly owners or renters live here?
Renter-heavy building. Of 63 deals here in the last 24 months, 49 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Majestic?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Majestic
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Majestic at 28 Empress Avenue is a 22-storey tower from 2000 a few steps east of Yonge, in the civic centre of North York. It has some of the smallest suites on the street and a fee that covers hydro, which makes it a natural fit for students, first-time buyers and investors. Parking is the one thing the fee does not cover, and that changes the comparison with its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Majestic is a 22-storey condominium with 269 suites at 28 Empress Avenue, Toronto, in the Yonge-Doris area of Willowdale East, North York, on the east side of Yonge between Sheppard and Finch. Condos.ca lists Grape Arbour Construction as developer and 2000 as the build year; a REW listing says 1999. The condominium corporation is MTCC-1319, registered on 31 May 2000, and condos.ca lists Del Property Management as manager. Suites range from about 303 to 1,279 square feet. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance and water.
The Majestic at a glance
The first of two Majestic towers
The Majestic was built in two phases. This tower at 28 Empress Avenue came first, with its corporation registered in May 2000, and The Majestic II followed at 18 Parkview Avenue, registered in 2004. Each has its own corporation, fees and reserve fund.
Condos.ca lists Grape Arbour Construction as the developer of this tower. A Century 21 listing for the second tower credits Conservatory Group, and I could not confirm from public sources how the two names relate. It does not change the building, but use the corporation number, MTCC-1319, on any offer and when you order the status certificate.
Sources differ by a year on the build date, as they often do for buildings of this age: condos.ca says 2000 and a REW listing says 1999. The registration date in May 2000 is the firm one.
Having two related towers close together helps a buyer. You can compare similar layouts, fees and recent sales across both, and if the suite you want is not available in one, the other may have it. Just remember that their fee inclusions differ: the second tower lists parking in its fee, and this one does not.
Across from Mel Lastman Square
Location is the main reason to buy here. A REW listing places Mel Lastman Square and the North York Central Library across the street, with the subway, Loblaws and a Cineplex a short walk away. This is the civic centre of North York, with the city offices, the library and the square all on your block.
Being on Empress rather than on Yonge itself keeps the street out front a little quieter. Royal Pinnacle sits across Empress at number 33, and the towers around you are close together, so views depend a great deal on which side of the building and which floor the suite is on.
The data panel on this page has the transit, school and walkability details. For most residents here, a car is optional, which matters because parking is not in the fee.

Studios to two-bedrooms, and hydro in the fee
Condos.ca puts suite sizes at about 303 to 1,279 square feet. The bottom of that range is a very small studio, which is unusual in a building of this age and appeals to students and investors who want the lowest entry price near the subway. The top end is a comfortable two-bedroom.
Condos.ca lists the fee inclusions as air conditioning, common elements, heat, hydro, building insurance and water. Including hydro, heat and cooling means one predictable monthly bill, which is useful for a first-time buyer and simple for a landlord.
Parking is not on the inclusion list. If the suite comes with a space, ask whether it is owned or rented and whether it carries its own monthly charge, and confirm any locker. If you do not need a car, a suite without parking can be the cheaper way into the building.
Small suites need careful layout checks. In a studio of around 300 square feet, a few feet of wasted hallway or an awkward closet makes a real difference, so measure where your bed, desk and sofa will go before you make an offer. For investors, the smallest suites usually rent quickly near the subway, but they also have the most competition from other small units nearby.
A practical amenity list
REW describes a full exercise room, a whirlpool, a sauna and quiet study rooms, and condos.ca adds a concierge, a security guard and visitor parking. Study rooms are a sensible touch in a building with this many small suites, where a desk in the living room is often the only office space.
There is no pool listed. That keeps operating costs down compared with neighbours that have one, and the gym and sauna cover the basics.
Pets are listed with restrictions on condos.ca, and a rental listing tells tenants to contact the manager about them. If you have a pet, read the declaration and rules before you commit.
What The Majestic costs
Condos.ca puts the building average at about $708 per square foot. That is at the low end of the towers of this age on Empress Avenue and well below the newer towers along Yonge.
When I checked, only one suite was listed for sale and none for rent, so there is no meaningful asking range to quote. For closed results, use the sold data on this page or ask me for a building sold report.
The building average mixes very different suites. Small studios tend to sell for more per square foot than two-bedrooms, so a studio here will likely sit above that average and a larger suite below it. Ask for recent sales of the same suite type before you judge any price.
When you compare fees with Royal Pinnacle across the street, compare what each covers. The Majestic includes hydro but not parking; Royal Pinnacle includes parking but not hydro. Work out your total monthly cost, including any parking charge here or your own hydro bill there, before you decide which one is cheaper.

The amenities cover the basics: an exercise room, a whirlpool and sauna, study rooms, and a concierge with security. With no pool to run, the package is cheaper to maintain, and the library and square across the street add to it.
Jatin’s honest take on The Majestic
Who this building suits
Students, first-time buyers and investors who want a small suite in the civic centre of North York with hydro and heat in the fee. It also suits buyers without a car who do not want to pay for parking they will not use.
What I’d want you to check
This tower is about 25 years old, which is when windows, balcony doors, elevators, the garage membrane and the heating and cooling plant come due. Read the reserve fund study and board minutes and ask about any planned project. Confirm how parking and lockers are held and charged for the suite you are buying, check the pet rules, and confirm the current manager in the status certificate. In a very small suite, check the layout and storage in person, not just on the floor plan.
The value question
At about $708 per square foot with hydro, heat and cooling included, The Majestic is one of the lower-cost ways to own on Empress Avenue. You give up new finishes and a pool, and you gain a predictable bill and an address across from Mel Lastman Square. If the reserve fund checks out, it is good value for a small-suite buyer, though not the best choice if you need a large layout.
