Living here
Renters, Airbnb and elevators at 101 Hammersmith Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 101 Hammersmith Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 101 Hammersmith Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

101 Hammersmith is the answer I give buyers who want the Beach without a semi-detached price or a high-rise. It is a 1989 complex of only 14 townhome-style suites around a shared courtyard, with underground parking and the lake within walking distance. It is also an older, tiny corporation, and that changes what you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
101 Hammersmith is a low-rise condominium of 14 suites at 101 Hammersmith Avenue in The Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists Byron-Hill Corporation as the developer and a 1989 build year. The condominium corporation is MTCC-839, registered on 18 September 1989, and Horizon Property Management is listed as manager. Maintenance fees include common elements, building insurance, water and parking.
101 Hammersmith Lofts at a glance
Called lofts, built as townhomes
Condos.ca lists this as 101 Hammersmith Lofts, but recent listing descriptions make clear that the suites are townhomes arranged around a courtyard. That matters for how you search: if you filter only for apartments or only for freehold houses, you will miss it.
There is a small mismatch in the records. Condos.ca shows two floors, while a recent listing described a three-level townhome with a loft-style primary suite under a cathedral ceiling on the top floor. The likely explanation is that some suites use the roof space as a third level. Check the floor plan of the specific suite, because a cathedral-ceilinged top floor is a very different space from a standard bedroom.
With only 14 suites, this is one of the smallest condominium corporations in the Beach. That gives it a private, almost co-operative feel, and it means owners share every decision and every repair.
Layouts, outdoor space and parking
Suites run from about 1,162 to 1,292 sq ft on condos.ca, which is a family-sized footprint by Toronto condo standards. The layout described in a recent listing put the kitchen and a sunken living and dining room on the main floor, two bedrooms and laundry on the second, and the primary suite above.
Outdoor space is the selling point. Owners share a courtyard garden, and some suites have private terraces and sundecks. Condos.ca also lists a rooftop deck. Ask which outdoor areas are exclusive-use for the suite you are looking at and which are common elements, because that decides who pays to repair them. Private terraces in older buildings are also a common source of leaks into the suite below, so ask whether any membrane work has been done.
Parking is underground and is included in the fee, along with water. That is rare for a Beach townhome; many freehold houses nearby rely on a front pad or permit parking. Confirm the suite’s space and any locker in the status certificate.

What a 1989 building needs
A complex built in 1989 is now well into its second cycle of major repairs. Roofs, windows, the underground garage membrane, decks and the courtyard drainage are the usual big-ticket items in a building like this, and the underground garage in particular can be expensive to waterproof.
Split across only 14 owners, those costs add up quickly. The reserve fund study tells you whether the corporation has planned for them. Read it alongside the last couple of years of board minutes, and ask the property manager what has been done recently and what is scheduled next.
Living small in the Beach
The appeal of a building like this is that it lets you live in the Beach on house-like terms. You walk to Queen Street East’s shops and cafes, the boardwalk and the parks near the lake, and you come home to a front door and a garden courtyard rather than a corridor. The automatic panel on this page covers the transit, schools and parks around the address.
The trade-off is the neighbourhood’s own pace. Summer weekends bring crowds to the waterfront and Queen East, and street parking around the Beach is tight, which is exactly why the included underground space matters. Visit on a sunny Saturday as well as on a weekday evening, so you know both versions of the street.
Small complexes like this also tend to have long-term owners. That usually means well-kept common areas and neighbours who care, but it can also mean the rules and habits are well established. Ask the property manager about the courtyard, garbage, and noise rules before you buy, so there are no surprises.
What 101 Hammersmith costs to own
Condos.ca shows an average of about $560 per sq ft. With only 14 suites and very few sales, that number may be built on old transactions, so do not treat it as today’s value. A Beach townhome of this size competes more with nearby freehold semis and townhouses than with condo apartments, and that is the comparison I would use. Price the suite against what a buyer would pay for a similar-sized freehold townhouse nearby, then subtract a fair amount for the monthly fee and the age of the shared systems.
There were no suites for sale or for rent at the time of writing, which is normal here. Months or even a year can pass between listings. If you want this building, register your interest with an agent and be ready to act when something appears.
Fees include parking and water as well as common elements and insurance. Heat and hydro are on each owner, so ask for a year of utility bills, since multi-level townhomes can cost more to heat than a stacked apartment. For past results, use my building sold report, and be cautious with any single comparable from a building this small.

Amenities at 101 Hammersmith Lofts
The shared amenity is really the courtyard and the outdoor space, not a gym or party room. For most buyers here, that is the right trade: the Beach itself, with its boardwalk and parks, does the work that amenity floors do in a tower. If outdoor space is why you are buying, look at how the courtyard is kept; it tells you a lot about how the corporation is run.
Jatin’s honest take on 101 Hammersmith Lofts
Who this building suits
Downsizers leaving a Beach house who want to stay in the neighbourhood, and young families who need about 1,200 sq ft, outdoor space and parking without freehold maintenance. It also suits buyers who want a quiet, small community rather than a lobby and elevators.
What I’d want you to check
Read the reserve fund study, with a focus on the underground garage, roofs, windows and decks, because a 1989 building with 14 owners can face large shared bills. Confirm which outdoor spaces are exclusive-use, check the pet rules in the declaration since condos.ca flags a restriction, and ask about any recent or planned work on the courtyard. Ask too whether any owners have made structural changes, such as opening up the top floor, and whether the corporation approved them.
The value question
If the reserve fund is sound, this is one of the better ways into the Beach at this size, because the fee covers parking and you avoid the roof-and-furnace surprises of an old freehold house. If the reserve fund is thin, the small number of owners works against you, and I would rather you buy a freehold townhouse. Either way, expect to wait for the right suite, and get your financing ready before one appears.
