Living here

Renters, Airbnb and elevators at 40 Sunny Glenway

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 40 Sunny Glenway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 40 Sunny Glenway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sunny Glenway is one of the cheapest ways I know to own a two- or three-bedroom suite in Toronto with your utilities paid. It is a 1973 Olympia & York condominium in Flemingdon Park with an indoor pool and a security guard, and the fee covers your heat and hydro. The age of the building is the whole story, good and bad. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

40 Sunny Glenway is the condos.ca name for the condominium corporation YCC-111 on Sunny Glenway in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca records it as 22 storeys and 420 suites, built in 1973 by Olympia and York Developments, with current listings at 10, 40 and 55 Sunny Glenway. The corporation registered on 29 August 1973, and condos.ca lists AA Property Management as manager. Condos.ca lists the fee as including common elements, heat, hydro, water, building insurance and parking.

One corporation, several addresses, some messy data

The database records for this corporation are confusing, so start here. Condos.ca groups YCC-111 under 40 Sunny Glenway and 5 to 55 Sunny Glenway, and current listings appear at 10, 40 and 55 Sunny Glenway. The same record also carries a 1273 Bloor Street West address, which is on the other side of the city and almost certainly a data error.

Condos.ca also labels the corporation a low-rise while recording 22 storeys and 420 suites. My reading is that YCC-111 includes a high-rise tower and lower buildings on the same street, but I could not confirm the exact split. Before you buy, check the status certificate for the legal description, the number of units and which buildings belong to the corporation.

This matters for more than tidiness. If the corporation covers a tower and townhouses, the two share one budget and one reserve fund, and the cost of a tower’s elevators, roof and mechanical systems is spread across everyone.

Built as part of Flemingdon Park

Flemingdon Park was planned in the late 1950s as a large apartment community on about 350 acres south of Don Mills, following a master plan by Macklin Hancock, with housing designed by architect Irving Grossman. William Zeckendorf’s Webb and Knapp started it; when that firm ran out of money, the Reichmann family’s Olympia and York took it over. Construction began in 1959, the first tower opened in 1961, and the community was completed in the early 1970s.

Sunny Glenway comes from the end of that build-out. The original plan was largely rental housing; this block was registered as a condominium in 1973. When it was finished, Flemingdon Park was the most populated census tract in Canada, with housing for more than 20,000 people.

Olympia and York went on to build First Canadian Place in Toronto and Canary Wharf in London. That history does not make a 1973 building any newer, but it does tell you this was built by a serious developer as part of a planned community, not as a one-off.

Larger suites and an all-in fee

The current listings show what this building offers: one-bedrooms around 500 to 600 square feet, two-bedrooms around 800 to 900, and three-bedrooms up to about 1,000. Those are 1970s plans, with separate kitchens, real dining areas and bedrooms that fit a bed and a dresser.

In a building this age, the condition of the suite drives the price more than the plan does. Some suites have been fully renovated; others still have original kitchens, bathrooms and electrical panels. Ask what was renovated, when, and whether the corporation approved the work.

Fees across the five listings run from about $499 to $860 a month, or about $0.85 a square foot. Condos.ca lists heat, hydro, water, building insurance and parking as included. When you compare that with a newer condo, add back the hydro bill, the heating and cooling bill, and often a parking charge. Cable and internet are not on the list.

The catch with an all-inclusive fee is that energy costs flow straight into the budget. Ask for three years of budgets to see how fast the fee has risen, and whether the board has looked at suite metering or energy retrofits.

Flemingdon Park is changing fast

Line 5 Eglinton opened in 2026 with three stops in Flemingdon Park: Don Valley, Aga Khan Park and Museum, and Wynford. The Ontario Line is under construction with two elevated stations in the community, Flemingdon Park and Don Valley, where it will connect with Line 5. Few older condominiums in Toronto will gain this much transit in one decade.

Large redevelopments are also planned at the former Celestica site at Don Mills and Eglinton, with thousands of new homes, offices and shops, and the Ontario Science Centre, a neighbourhood landmark since 1969, closed in June 2024. Expect years of construction nearby and a much busier area when it is done. The data panel on this page lists current transit, schools and parks.

Pricing: Toronto’s cheaper end of condo ownership

Five suites are listed at the time of writing, asking from about $360,000 to about $500,000 near 1,000 square feet. The two-bedrooms sit between about $400,000 and $440,000.

Working from the size bands, that is roughly $450 to $550 a square foot for the two- and three-bedrooms, and more for the one-bedroom, as is usual for smaller suites. That is low for Toronto, and it reflects the building’s age, the work ahead of it and a fee that looks high until you remember what it covers. Use the 12-month sold figures in the data panel above to see where offers actually land.

Five listings and five rentals at once tells you there is turnover here and real choice. That favours buyers, so compare suites closely and look at condition, floor and view before price.

Amenities at 40 Sunny Glenway

Indoor poolGymRecreation roomSecurity guardVisitor parkingBarbecues permitted

An indoor pool, gym and recreation room with a security guard is a full 1970s amenity package, and it is part of why the fee is what it is. Pools are expensive to run and eventually rebuild, so check what the reserve fund study plans for it.

Jatin’s honest take on 40 Sunny Glenway

Who this building suits

First-time buyers and families who need two or three bedrooms on a tight budget, buyers who value a predictable all-in monthly cost, and owner-occupiers who will benefit from Line 5 and the Ontario Line. It also suits buyers who want a pool without a club membership.

What I’d want you to check

This building is more than 50 years old. Read the reserve fund study and recent board minutes for the windows and balcony doors, balconies and railings, elevators, plumbing risers, roof, garage and pool. Ask whether a special assessment has been levied or discussed. Confirm which buildings and how many units belong to YCC-111, the parking space attached to the suite, how the suite is cooled, and any rules on pets and renovations.

The value question

At roughly $450 to $550 a square foot for the larger suites with heat, hydro and parking in the fee, this is about as much space as a small Toronto budget can buy, in an area about to have two rapid transit lines. You accept an older building and the repairs that come with it. If the reserve fund is sound, I think it is good value for an owner-occupier. If it is not, walk away, because the fee will have to rise to catch up.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
