Living here

Renters, Airbnb and elevators at 50 Battenberg Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 50 Battenberg Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 50 Battenberg Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

50 Battenberg Avenue is a 35-home townhouse condominium from 1978 on a quiet side street just off Queen and Coxwell, where Leslieville runs into the Beach. Its homes are split-level, with private patios and underground parking, which is more than most condo apartments nearby can offer. It is also a 48-year-old complex, and that is what you are really buying. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

50 Battenberg Avenue Townhouses is a 35-unit condominium townhouse complex at 31-50 Battenberg Avenue, Toronto M4L 1J8, in the Woodbine Corridor neighbourhood near Queen Street East and Coxwell Avenue, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1978, and the condominium corporation is YCC-396, registered on 22 June 1978. Condos.ca lists Cape Property Management as the manager. No developer is recorded, and condos.ca does not publish what the maintenance fee includes. Shared features include a parking garage and barbecue permission.

Split-level homes with a patio and parking

A recent listing described one of the homes as a split-level townhouse with two bedrooms and one bathroom in the 1,000 to 1,199 square foot range. It had a balcony off the primary bedroom, in-suite laundry, a private patio for barbecuing and a space in the underground garage.

That combination is the reason to look here. Two outdoor spaces, laundry in the home and secure parking below ground are hard to find in a condo apartment at this end of Queen Street, and the split-level plan gives you more separation between living and sleeping areas than a flat.

Split levels also mean short flights of stairs between every part of the home. They suit couples and young families well, but if you are downsizing or planning to stay into retirement, walk every level before deciding. Condos.ca records the complex as one floor, which reflects how it files townhouses, not the number of levels inside.

One of the 1978 east-end townhouse condos

The condominium corporation is YCC-396, registered on 22 June 1978, and Cape Property Management is listed as the manager. No developer is recorded in the sources I checked. The complex is recorded under addresses from 31 to 50 Battenberg Avenue, so check the exact municipal address your unit is registered under.

It is one of several small townhouse condominiums registered in this part of the east end in the late 1970s. Edgewood Green at 90 Edgewood Avenue, a 37-home complex near Gerrard and Coxwell, was registered two months later, and 1666 Queen East Townhouses, a 34-home complex further east on Queen, was registered in 1977. If you are shopping in this pocket, compare all three.

With 35 owners, the costs of a major repair are spread more widely than in the tiniest complexes, but still among few enough households that each one feels it. A professional manager is a plus at this size. Confirm Cape is still in place, and ask how long the firm has managed the complex.

Ask how many owners live on site as well. In a complex of 35 homes, a high share of rented units can make it hard to fill the board, and the quality of a small corporation depends heavily on the people who volunteer for it. Ask when the last annual meeting was held and whether it reached quorum.

The garage and the reserve fund

The underground garage is the item I would look at first. In a 1978 complex, the garage roof slab, the waterproofing membrane and the drainage are among the most expensive things a corporation has to repair, and in townhouse complexes the garage roof often sits under patios and walkways, which makes the work disruptive as well as costly.

Read the reserve fund study and see what has been done to the garage in the last ten years, and what is scheduled for the next ten. Compare the reserve balance with that work. Ask whether a special assessment has been discussed, and read two years of board minutes for any talk of leaks or concrete repairs.

The declaration decides who repairs what above ground. Some townhouse corporations look after roofs, windows, doors, balconies and fences; others leave some of those items to owners. Find out which applies here, because it changes what the monthly fee is actually buying you.

Ask about heating and hot water as well. Condos.ca does not say what the fee includes, so check whether each home has its own furnace and water heater, how old they are, and whether the water heater is owned or rented.

Queen and Coxwell

This stretch of Queen Street sits between Leslieville to the west and the Beach to the east, and Battenberg Avenue is a short residential street just off it. You get the shops, cafés and restaurants of Queen East within easy reach, while the side street keeps the noise of the main road away. The data panel on this page covers transit, schools, parks and food in detail.

Newer townhouse stock has arrived nearby, including Bespoke Towns, a 22-home complex on Coxwell Avenue completed in 2020. Newer stock sets a benchmark for finishes, while an older complex like this one competes on space, outdoor area and a long track record you can read in the documents.

Pricing: what to compare against

Condos.ca does not publish an average price per square foot for this complex, and there were no active listings when I checked. With 35 homes, sales are infrequent, so I will not put a figure on it. The data panel on this page shows recent MLS sales and rents.

When a home here comes up, I compare it with other older condo townhouses nearby, including Edgewood Green and 1666 Queen East Townhouses, and with small freehold houses in the Woodbine Corridor and Leslieville. The discount against a freehold house is what you are buying, and the monthly fee and the state of the reserve fund decide whether it is a real discount.

Because the fee inclusions are not published, get the current fee, the budget and the list of what is covered before you compare it with any other complex. For a proper read of what has sold here and nearby, ask me for a building sold report.

Amenities at 50 Battenberg Avenue Townhouses

Underground parking garageBBQs permitted

There are no indoor facilities on record, and that is typical of a 1978 townhouse complex. Underground parking and a private patio where you can barbecue are the features owners here actually use, and the fee goes to upkeep and reserves rather than to a gym or party room.

Jatin’s honest take on 50 Battenberg Avenue Townhouses

Who this building suits

Couples and small families who want a townhouse with outdoor space and secure parking near Queen East, for less than a freehold house. It also suits condo apartment owners who want to move up to more space without leaving the east end.

What I’d want you to check

The garage and the reserve fund first, then two years of board minutes. Confirm what the fee includes, who repairs roofs, windows, balconies and fences, the heating system and its age, the parking space and its status, the current manager, and the rules on pets and rentals.

The value question

If the reserve fund is healthy and the garage has been properly maintained, a split-level townhouse with a patio and parking here is good value for the east end. If the garage needs major work and the money is not set aside, 35 owners will share the bill, and I would want that in the price or I would walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
