Do mostly owners or renters live here?

Leases 61%Sales 39%

Renter-heavy building. Of 44 deals here in the last 24 months, 27 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 715 Don Mills?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 715 Don Mills

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

715 Don Mills is where I point first-time buyers who have run the numbers on a new one-bedroom and want a real alternative. It is a 1972 complex of 606 suites at 715, 725 and 735 Don Mills Road, with heat, hydro and parking in the fee and some of the lowest prices per square foot in the city. Now that Line 5 Eglinton is running nearby, the location story is better than the price suggests. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

715 Don Mills is a 26-storey, 606-suite high-rise condominium complex at 715, 725 and 735 Don Mills Road in Flemingdon Park, in the former City of North York, Toronto. It was built in 1972; condos.ca does not name the original developer. The condominium corporation is YCC-51, registered on 18 March 1972, and condos.ca lists Nadlan-Harris Property Management as manager. Maintenance fees include common elements, heat, hydro, water, cable TV, building insurance and parking.

Three addresses, one corporation

The complex is registered as a single condominium corporation, YCC-51, but you will see suites listed at 715, 725 and 735 Don Mills Road. When you search, look at all three addresses, because the same corporation, rules, reserve fund and fee structure apply to each.

With 606 suites, this is a large community by any standard. Scale cuts both ways. Major repairs are shared across many owners, which keeps the per-suite cost of a new roof or elevator manageable, but decisions take longer and you need a capable manager and board to keep a complex this size on track.

It was built in the final phase of Flemingdon Park, the planned apartment community Olympia and York developed between the early 1960s and early 1970s. Most of the neighbourhood’s towers are rentals, so a large owner-occupied complex stands out here.

Check which tower a suite is in when you compare listings. Views, exposure, distance to the elevators and the walk to the parking garage can differ between 715, 725 and 735, even though the paperwork and fee structure are the same.

Layouts and what you get for the money

Condos.ca gives a suite range of about 606 to 804 sq ft, though current listings include two-bedroom and two-plus-den plans marketed in the 800 to 999 sq ft bands. In practice the mix is one-bedrooms, one-plus-dens and two-bedrooms, and they are noticeably larger than their equivalents in new towers.

Expect the layouts of the period: separate kitchens, defined living and dining spaces and good closet space, with lower ceilings and smaller windows than newer buildings. Condition varies from suite to suite. Some have been fully renovated, others are close to original.

If you plan to renovate, check the corporation’s rules on flooring, plumbing and electrical work before you buy, and price the work properly. A renovated suite here still costs far less than a new one, but the gap closes quickly if you underestimate the job.

The 1972 question: reserves and fees

Every building of this age has been through, or is going through, a cycle of major replacements: windows and balcony doors, roofs, garage membranes, elevators, the boiler plant and the pool. In a three-tower complex those are big contracts, and timing matters.

Read the status certificate, the latest reserve fund study and at least a year of board minutes. You want to know what has been done, what is scheduled, whether the reserve fund is on track, and whether owners have faced special assessments or steep fee increases. If that information is hard to get, treat it as a warning.

Because hydro and heat are in the fee, the corporation absorbs energy costs for every suite. That simplifies your budget but makes the building’s finances sensitive to utility rates. Ask how fees have changed over the past few years.

Living at Don Mills and Eglinton

The biggest change here is transit. Line 5 Eglinton opened in February 2026, with Don Valley station at Don Mills and Eglinton. The Ontario Line is under construction and is planned to interchange there and to add a second station in Flemingdon Park, with service expected around 2031.

The area around the stations is in the middle of a long redevelopment. The Ontario Science Centre closed in June 2024, and the former Celestica lands on Don Mills Road are planned for condo towers, offices, shops and a new community recreation centre.

That means years of construction, but it also means new shops, services and transit within reach of a building that was priced for a car-dependent suburb. The automatic panel on this page covers transit, schools and parks in detail.

Pricing and the all-inclusive fee

Condos.ca puts the building average at about $516 per sq ft, far below what newer condos in the city typically ask. At the time of writing, six suites were for sale: one-bedrooms and one-plus-dens asking roughly $348,000 to $440,000, and two-bedroom and two-plus-den plans asking roughly $399,000 to $479,000.

Fees on those listings run from about $714 to $990 a month, which works out to around $1.12 per sq ft. That looks expensive until you look at what it covers: heat, hydro, water, cable TV, building insurance and parking. In most newer buildings, hydro and heat are on your own meter and parking can be a separate charge.

To compare fairly, add your expected utility bills and any parking charge to the fee of the newer building. The difference usually narrows sharply, and in this case the much lower purchase price still leaves a big gap in total monthly cost.

The closest alternative nearby is 60 Pavane Linkway, a 1972 Olympia and York tower with a similar all-in fee but larger three- and four-bedroom suites. If you need a third bedroom, look there; if you want a one- or two-bedroom at the lowest possible price, this complex is the stronger option.

Amenities at 715 Don Mills

Indoor poolSaunaGymBike storageSecurity guardSecurity systemParking garage

An indoor pool, sauna and gym in a building at this price point is a genuine perk, and the security staff matter in a complex of 606 suites. Ask how the pool and gym have been maintained, because those are among the first things a building cuts back when budgets are tight.

Jatin’s honest take on 715 Don Mills

Who this building suits

First-time buyers who want space and an all-inclusive monthly cost, investors who want a low entry price near new transit, and downsizers who want a larger suite without a large mortgage. It is less suited to buyers who want new finishes, a boutique feel or a building with a dog-friendly policy, since condos.ca lists a pet restriction.

What I’d want you to check

Read the reserve fund study and board minutes closely, with a focus on windows, elevators, the garage and the pool, and ask about recent fee increases and any special assessments. Confirm the pet rules and renovation rules in the status certificate. In a complex this large, also ask how many suites are rented, as that affects financing for some buyers.

The value question

On price per square foot this is one of the most affordable ways to own in Toronto, and new transit should help it over time. The risk sits in the building’s age and finances, not its location. If the reserve fund is healthy, I think it is a good value for an owner-occupier or a patient investor. If the paperwork shows big unfunded work ahead, wait or look at another building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
