Living here
Renters, Airbnb and elevators at The Gateway
Do mostly owners or renters live here?
Mix of owners and renters. Of 9 deals here in the last 24 months, 5 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Gateway?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Gateway
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Gateway at 10 Gateway Boulevard is one of the most affordable ways to own a full-size suite this close to Leaside. It is a 1999 mid-rise where the monthly fee covers almost everything, including hydro, and the neighbourhood around it is in the middle of its biggest change in sixty years. The price per square foot is low for real reasons, and I want you to understand them before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Gateway is a six-storey, 110-suite condominium at 10 Gateway Boulevard in Flemingdon Park, in the former City of North York, just east of Leaside, grouped on this site with the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Western Industrial Group and built in 1999. The condominium corporation is MTCC-1248, registered on 12 May 1999, and TSE Management is listed as the manager. Suites run from roughly 796 to 1,220 square feet. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water.
The Gateway at a glance
The fee that covers your hydro
The headline feature of The Gateway is its fee structure. Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water as included. Hydro is the unusual one. Most buildings, including almost every condo finished after the mid-2000s, put each suite on its own meter.
That makes the fee look high when you compare it with a newer building, and it makes your total monthly cost lower and more predictable than it looks. When you compare, add a realistic hydro bill, a winter heating cost, summer cooling and a parking charge to the other building’s fee before you decide which is cheaper.
The other side of bulk utilities is that the building pays for everyone’s usage, and every owner shares that bill. Ask how utility costs have moved in the last few budgets and whether the board has looked at sub-metering. A change like that can shift what you pay each month.
Full-size suites in a 1990s mid-rise
Suites here run from about 796 to 1,220 square feet, which puts most of them in two-bedroom territory. That is larger than what most new condos in this part of the city offer, and it is the main reason families and downsizers look here.
This is late-1990s construction, so expect conventional layouts with separate rooms rather than open lofts, and standard ceiling heights. I could not confirm an architect or the original suite plans, so ask the seller for the floor plan of the suite you are considering and check whether walls have been moved.
The building lists a sauna, a security guard, a security system, an enterphone, a parking garage and visitor parking. It also lists a pet restriction, so read the rules before you bring an animal. Commercial lease listings for the building have described lower-level space used by medical and office tenants, so ask how any commercial portion is set up and whether it shares costs with the residential suites.
Parking is included in the fee, which is worth more than it looks. In many newer buildings a space is bought separately or rented monthly. Confirm in the status certificate which space goes with the suite and whether it is owned or exclusive-use.

Flemingdon Park is changing quickly
Flemingdon Park was planned in the late 1950s as an apartment community and finished in the early 1970s, and it has long been one of the more affordable parts of the city. That history is part of why prices here sit well below Leaside, just across the valley.
The change is transit. Line 5 Eglinton opened in February 2026, with three stops in the neighbourhood, and the Ontario Line, now under construction, is planned to add elevated stations including one at Flemingdon Park and an interchange at Don Valley. For a building that was built around car commuting, that is a big shift.
The other change is the former Ontario Science Centre site. The Science Centre closed in June 2024, and the land is expected to be redeveloped. Large projects like that bring years of construction and many new suites, which can compete with resales here, but they also bring new shops and services. I would watch both closely if you plan to hold for a long time.
Nearby, the former Celestica plant on Don Mills Road has been cleared for a large mixed project with townhomes, condominium suites, retail and a planned recreation centre. Between that, the Science Centre lands and the transit lines, the area around The Gateway will look very different in ten years. Older buildings with large suites and low prices per square foot often benefit from that kind of change, but there is no guarantee, and construction years are disruptive.
What daily life looks like
This is a practical, car-friendly location. The Don Valley Parkway, Eglinton Avenue East and Don Mills Road all run through the neighbourhood, and Flemingdon Park also has ravine trails, a golf course and community facilities.
The data panel on this page covers transit stops, schools, parks and nearby food. What I would add is that Flemingdon Park mixes older rental towers, townhomes, offices and new projects, so walk the immediate streets at different times of day before you commit.
Pricing and fees
Condos.ca puts the building average at about $420 per square foot. That is very low for Toronto, and it reflects the building’s age, the neighbourhood’s long history as an affordable area and the fact that the fee is high in dollar terms because it carries the utilities. At that average, a suite in the 796 to 1,220 square foot range works out to roughly $335,000 to $510,000.
Treat that average with some care. In a 110-suite building with only a handful of sales a year, one or two trades can move it. No suites were listed for sale when I checked, so I cannot give you a current asking range, and you should not rely on one figure either way.
For context, The Bayview at 1801 Bayview Avenue in Leaside, a 2003 building that also includes hydro, heat and air conditioning in its fee, averages around $632 per square foot. The gap tells you what the Leaside address is worth. For actual sold numbers, ask me for a building sold report.

Amenities at The Gateway
The amenity list is short and practical: a sauna, staffed security and parking. There is no pool or large fitness centre to fund, which helps keep a 1999 building’s reserve fund focused on the structure and mechanical systems.
Jatin’s honest take on The Gateway
Who this building suits
First-time buyers who want two bedrooms for the price of a one-bedroom elsewhere, families who need the space, and anyone who values a fixed monthly cost. It also suits buyers who are betting on the new transit, and who are willing to hold through a period of change.
What I’d want you to check
At 27 years old, the building is in the window where windows, roofs, garage waterproofing, elevators and heating and cooling plant need major work. Read the reserve fund study and any engineering reports closely. Ask about utility cost trends and any plans to sub-meter. Confirm the pet rules, the parking space and how any commercial space is set up.
The value question
On a per-square-foot basis, this is about as cheap as condo space gets this close to midtown. If the reserve fund is healthy and you plan to stay, the all-in fee and suite size are strong value. If the documents show big repairs coming without the money set aside, walk away and look elsewhere.
