Renters, Airbnb and elevators at Wynford Park Condominiums
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Wynford Park Condominiums?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Wynford Park Condominiums
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

If you need three bedrooms in Toronto and your budget stops around half a million, 10 Edgecliff Golfway is one of the short list of buildings I will actually show you. It is a 1974 Olympia & York tower with an indoor pool and a fee that pays nearly every utility. What you are really evaluating is a 50-year-old corporation and how it has spent its money. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Wynford Park Condominiums is a 19-storey, 312-suite high-rise condominium at 10 Edgecliff Golfway in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Olympia and York Developments and built in 1974. The condominium corporation is YCC-165, registered on 30 September 1974, and condos.ca lists Comfort Property Management as manager. Condos.ca lists the fee as including common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.
Wynford Park Condominiums at a glance
The twin tower, with its own corporation
10 Edgecliff Golfway was built in 1974 alongside 20 Edgecliff Golfway, as part of the last phase of Olympia and York’s Flemingdon Park community. The two towers look alike and offer much the same package, but they are separate condominium corporations: this one is YCC-165, registered in September 1974, and its neighbour is YCC-146.
That distinction is the most useful thing I can tell you about this building. Two towers of the same age and design can be in very different financial shape depending on the decisions each board has made over five decades. One may have already replaced its windows and garage membrane; the other may have it all ahead. Never assume what you read about the twin applies here.
Flemingdon Park itself was planned in the late 1950s as a dense apartment district on the former Donlands Farm, with first occupancy in 1961. These Edgecliff towers came at the tail end of that build-out, and they were condominiums from day one.
Three-bedroom suites at a price newer buildings cannot match
Condos.ca records suites from roughly 904 to 1,000 square feet, and the mix of current listings is the story: one two-bedroom-plus-den and three three-bedroom suites. A true three-bedroom in a newer Toronto tower is rare, small and expensive. Here it is the normal product.
The layouts are the 1970s template: a closed or galley kitchen, a separate dining area, bedrooms down a hallway, and good closet space. For a family that wants a door on every bedroom, that is often better than an open-concept plan with a den that has no window. Separate rooms also make the space easier to share with a home office or an older parent.
Condition varies a lot between suites. Some have been fully renovated; others still carry original kitchens and bathrooms. Price the renovation into your offer, and ask the corporation whether any previous work in the suite needed its approval, especially anything touching plumbing.

The all-inclusive fee, read properly
Condos.ca lists the fee as covering common elements, heat, hydro, central air conditioning, cable TV, building insurance, parking and water. Across the current listings, fees run from about $875 to $968 a month, generally rising with suite size.
That looks high until you subtract what you would otherwise pay. A family in a newer building would usually add a hydro bill, often a separate heating and cooling charge, and sometimes a parking fee. Here, internet and contents insurance are roughly the only extras.
What I want you to watch is the trend. Because utilities are inside the budget, energy costs feed straight into the fee. Ask for three years of budgets and any notice of an upcoming increase, and check whether the board has studied suite hydro metering, which would change how costs are shared.
Living here as the neighbourhood changes
The Edgecliff towers sit on a residential street near Wynford Drive, away from the main arterial traffic, with the Don Valley ravines and Flemingdon Park Golf Club in the wider neighbourhood. It is a quieter, greener setting than the price might suggest.
The big shift is transit. Line 5 Eglinton opened in 2026 with stops in Flemingdon Park, and in February 2026 Metrolinx started building the Ontario Line’s Flemingdon Park, Thorncliffe Park and Don Valley stations on an elevated guideway along Don Mills Road. Redevelopment plans for the former Ontario Science Centre lands and the old Celestica site will add thousands of new homes nearby. The data panel on this page has the exact nearby stations and walking times.
For an owner who plans to stay, that is a long-term tailwind. For the next few years, it also means construction noise and detours around Don Mills Road.
Pricing and the per-square-foot gap
Condos.ca puts the average here at about $487 per square foot, a little above its twin at 20 Edgecliff Golfway but still far below newer towers in the area.
Four of the current listings I reviewed ask between roughly $400,000 and $525,000, covering a two-bedroom-plus-den and three three-bedroom suites. Asking prices are not sale prices; the data panel above shows what has actually traded here over the last 12 months.
The discount per square foot reflects age, the all-in fee and the work any 1970s building eventually needs. It is real value only if the reserve fund is adequate for what is coming.
One practical tip: price this building and its twin together. Because they share an age, a design and a street, any big difference in fee or price per square foot between them usually points to something in the corporation’s finances, the suite mix or recent capital work. Find out which before you decide where the better buy is.
If you are financing, leave time in your conditions for your lender to review the status certificate. With an older building, that review is part of the process, not a formality.

The pool, sauna and gym give families somewhere to go in winter without a membership. They are also the kind of facilities that need periodic rebuilding, so check what the reserve fund study says about them.
Jatin’s honest take on Wynford Park Condominiums
Who this building suits
Families who need three bedrooms on a budget, buyers moving up from a one-bedroom who refuse to pay new-build prices per square foot, and owner-occupiers who will benefit from the new transit over the next decade. It also suits anyone who values a predictable monthly cost, because almost every utility is in the fee.
What I’d want you to check
Get the status certificate, the reserve fund study and recent board minutes, and read them for windows, balcony slabs and railings, the garage, plumbing risers, the roof and pool equipment. Find out what has been done recently and what is scheduled. Condos.ca lists a pet restriction, so confirm the rules before you commit. Confirm the current manager too, since management can change. And compare the numbers with 20 Edgecliff Golfway, the same age and design, before you choose.
The value question
At under $500 per square foot with hydro, heat and parking bundled in, a three-bedroom here costs a fraction of anything comparable built recently. You accept dated layouts and the risk that comes with an older building. If the corporation’s finances are sound, I think this is one of the strongest family-size values in this part of the city. If the reserve fund looks thin against the work ahead, I would rather you wait for the right building than buy the wrong one.
