Living here
Renters, Airbnb and elevators at Maple Gate Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Maple Gate Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Maple Gate Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Maple Gate sits right on the line where Toronto ends and Vaughan begins, and that position shapes almost everything about owning here, from your tax bill to where you shop. It is a 1974 townhouse complex, so it is also a test of how well 63 owners have looked after half a century of roofs and paving. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Maple Gate is a 63-home condominium townhouse complex at 745-751 Steeles Avenue West, near Bathurst Street and Steeles Avenue in Newtonbrook West, North York (listed on this site under Willowdale, Yonge & Sheppard, Bayview Village and North York Centre). It was built in 1974, and the condominium corporation is YCC-136, registered on 10 April 1974. Condos.ca lists AA Property Management as the manager. Listed amenities are a parking garage, visitor parking and permission for barbecues. Condos.ca does not list the fee inclusions, so confirm them in the status certificate.
Maple Gate Townhouses at a glance
On the Toronto side of Steeles
Steeles Avenue is the northern boundary of the City of Toronto. Maple Gate sits on the south side, so owners pay Toronto property tax and fall under Toronto’s rules and services, while Thornhill and the City of Vaughan begin across the road. Much of the daily retail at Bathurst and Steeles is on the Vaughan side, so in practice you live in both.
The complex fronts onto a busy arterial, which is the main trade-off. Homes closest to Steeles will hear more traffic than those set deeper into the site. When you view, stand in the bedrooms and the backyard at rush hour, and ask where in the complex the home sits.
A short way west along Steeles is 777 Steeles Avenue West, a seven-storey condominium, and the surrounding streets of Newtonbrook West are mostly low-rise houses. Maple Gate is the townhouse option in a pocket that otherwise offers either an apartment or a detached house.
An early York Condominium Corporation
YCC-136 registered in April 1974. The York Condominium Corporation prefix, and a number this low, mark it as one of the early condominiums in the former North York, created when shared-ownership townhouses were still a new idea in Ontario. Condominium ownership had only been legal in the province since 1967.
I could not confirm the original builder or architect from a reliable source, and condos.ca does not list one. For a complex of this age, that is common. The declaration in the status certificate names the original declarant if you want the record.
What matters more than who built it is what has been done since. After 50 years, most of the exterior has been through at least one replacement cycle. How the corporation planned and paid for that work is the real history of Maple Gate, and it is all in the documents.
Sixty-three homes is a useful size. It is large enough that a roof or paving program is shared across a meaningful number of owners, and small enough that the board is made up of neighbours you can meet. Ask how often the board turns over and whether annual meetings reach quorum, because an engaged ownership is one of the best signs in an older complex.

Parking and the shared garage question
Condos.ca lists a parking garage among the amenities, along with visitor parking. In a townhouse complex that can mean one of two quite different things: an attached garage with each home, or a shared garage serving several homes. I could not confirm which applies here, and it matters.
A shared underground or covered garage is a common element with its own costs. Garage roofs, waterproofing membranes, drainage and lighting are expensive to repair, and in a 1974 complex they may already have needed major work. If parking here is in a shared structure, find it in the reserve fund study and see when the next big spend is planned.
Either way, confirm in the status certificate how many spaces come with the home you are buying, whether they are owned or assigned, and whether visitor parking has any rules attached. If you have two cars, settle that before you make an offer, not after.
Bathurst and Steeles is about to get taller
The intersection is changing. Just south of Steeles, an application has been filed at 6200 Bathurst Street for two rental towers of 39 and 43 storeys, adding 1,021 homes next to an existing 14-storey apartment building. Further south on Bathurst, a 16-storey condo and townhouse project is being marketed at 5950 Bathurst.
Neither project is built, and the 6200 Bathurst proposal is still at the application stage. But the pattern on both sides of the city line is clear: older low-rise and parking-lot sites around Bathurst and Steeles are being proposed for much higher density.
For a townhouse owner, that usually means more shops and services over time, more traffic, and a few years of construction. It also makes ground-oriented homes in this pocket scarcer. Check the City’s development applications map for the blocks around the complex before you buy. Transit, schools and walkability are in the data panel on this page.
Pricing and fees: what to compare
No homes were listed for sale or lease when I checked, so there is no current asking range to quote. With 63 homes, the complex does trade, but not often, and each sale reflects the condition of that one home as much as the market. A renovated end unit and an original interior unit are different products, and the price gap between them can be large.
To price a home here, I would use the complex’s recent sales as aggregates, alongside condo townhouse sales elsewhere in Newtonbrook West and across Steeles in Thornhill, then adjust for condition. A building sold report gives you those figures for Maple Gate.
Condos.ca does not list what the fee covers. Ask for the current budget and confirm whether water, exterior maintenance, snow clearing, landscaping and the garage are included. Then compare the fee to what the reserve fund study says the complex needs, not to a newer complex with younger roofs.

Amenities at Maple Gate Townhouses
The amenity list is short: parking, visitor spaces and permission to barbecue, with no gym, pool or party room. That keeps the fee focused on the buildings and grounds rather than on shared rooms, and the parks, community centres and shopping around Bathurst and Steeles fill the gap.
Jatin’s honest take on Maple Gate Townhouses
Who this building suits
Buyers who want a townhouse with Toronto taxes and services but daily access to the shops and community life around Bathurst and Steeles on both sides of the city line. It suits families moving up from a condo suite and downsizers who want stairs-and-yard living without maintaining the exterior themselves.
What I’d want you to check
Read the reserve fund study for roofs, windows, paving, underground services and, above all, the parking garage if it is shared. Check the status certificate for any special assessment and read a year of board minutes. Confirm the fee inclusions, the parking that comes with the home, and which exterior parts the corporation maintains. Visit at rush hour to judge Steeles traffic noise for the specific home.
The value question
A Maple Gate home is usually a cheaper route to family space than a detached house in Newtonbrook West, and the redevelopment around the intersection tends to support low-rise values. Whether it is good value depends on the corporation’s finances and, for homes facing Steeles, how much the road bothers you. A well-funded complex makes this a practical long-term buy.
