Can you Airbnb a unit at Acclaim Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Acclaim Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Acclaim is the kind of building most buyers drive past on Sheppard Avenue West without noticing. It is seven storeys, 61 suites, no pool, no concierge, and that plainness is exactly why it can make sense for an owner who wants space and a modest fee more than a lobby. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Acclaim Condos is a 7-storey, 61-suite mid-rise condominium at 801 Sheppard Avenue West in North York’s Clanton Park neighbourhood, between Bathurst Street and Allen Road. It was completed in 2012. Condos.ca lists the developer as Urban Group, while CondoInvestments.ca attributes it to Urbancorp. The condominium corporation is TSCC-2235, registered on 20 April 2012, and Eastway Property Management is listed as manager. Maintenance fees cover common elements, building insurance, parking and water.

Small building, short amenity list, and that is the point

Acclaim rises about 20 metres over seven storeys and holds only 61 suites. Condos.ca lists a party room, a meeting room, visitor parking and an underground garage. There is no gym, pool or concierge on that list, and I would not expect one.

That matters for the budget. Every amenity a building carries has to be staffed, insured, cleaned and eventually replaced, and in a 61-suite building those costs are split among very few owners. Acclaim avoided most of that, which is why its fee structure is simpler than the tower down the road.

The trade-off is daily life. If you want to come home to a gym in the basement and someone at the front desk to take your parcels, this is the wrong building. If you already have a gym membership and order little online, you are not paying for things you will not use.

A building this size also governs differently. With 61 owners, the board is a few of your neighbours, votes are decided by a small group, and a single owner who stops paying fees has a bigger effect on the budget than in a 400-suite tower. Go to an annual general meeting if you can, or at least read the last two years of minutes.

Who built it: the sources disagree

Condos.ca names Urban Group as both developer and builder. CondoInvestments.ca credits Urbancorp. The names are close enough that this may be the same company recorded two ways, but I could not confirm it from a primary source, and I would rather tell you that than pick one.

For a 2012 building this matters less than it would for a pre-construction purchase. Fourteen years in, what counts is how the corporation has been run since registration: the reserve fund study, the maintenance history and the board minutes tell you far more than the original builder’s name.

Ask the property manager, listed as Eastway Property Management, for the most recent reserve fund study and any engineering reports. A building of this age should be starting to plan its first big items, such as roofing, caulking and garage membrane work.

Bigger suites than the street average

Condos.ca puts Acclaim’s suites at roughly 600 to 1,360 square feet. That top end is generous for a 2012 mid-rise; many condos completed in that era leaned toward compact one-bedroom plans, and the market kept moving smaller in the years after.

The lower end, around 600 square feet, is the one-bedroom-plus-den territory most investors buy. The upper end is family or downsizer space, and in a building this size there are only a handful of those suites, so they come up rarely.

No published floor plans were available when I checked, so ask for the plan of the specific suite. Measure the den, because in some plans a den is a true second room and in others it is an alcove that will not fit a bed.

Daily life on Sheppard Avenue West

This stretch of Sheppard, between Bathurst and Allen Road, is lined with mid-rise condos from the 1990s through the 2010s, including Plaza Royale at 872 Sheppard Ave W and Privilla Condos nearby. It is a practical, residential corridor rather than a destination street, with shops and services along Sheppard and Bathurst and the Allen Road and Highway 401 close by for drivers.

Clanton Park and Bathurst Manor are established neighbourhoods with a strong base of long-term owners, and that tends to keep these smaller buildings stable. The transit, schools and Walk Score details are in the data panel on this page.

Because the building fronts Sheppard, ask which way the suite faces. A unit facing the avenue will hear more traffic than one facing the back, and that difference shows up in resale.

If you are coming from a house in the area, the appeal is staying close to the same shops, services and friends while trading stairs and snow-shovelling for an elevator. That is a common move in this pocket, and it is one reason the larger suites here are worth watching for.

Pricing Acclaim against the district

Condos.ca puts Acclaim’s average at about $585 per square foot. For a 2012 building with parking included in the fee, that sits at the modest end of what I see in North York mid-rises of similar age.

For context, the TRREB Market Watch figures for district C06, which covers Bathurst Manor and Clanton Park, showed an average condo sale of about $478,000 in September 2026, at about 98% of asking, with roughly 4.8 months of inventory. That is a market where buyers have room to negotiate, and Acclaim is no exception.

There was a single listing active when I checked in October 2026, so I will not quote it. With only 61 suites, a year can pass with very few sales here. The panel above shows the recorded sales, and for a fair price I would also look at Plaza Royale and the other Sheppard West mid-rises of similar age and size.

Amenities at Acclaim Condos

Party roomMeeting roomVisitor parkingUnderground parking garage

This is a building for people who want a home, not a club: a party room and meeting room for the occasional gathering, visitor parking for guests, and an underground garage. Budget for a gym elsewhere if you need one.

Jatin’s honest take on Acclaim Condos

Who this building suits

Owner-occupiers who want more space than a typical North York one-bedroom and a fee that does not carry a pool or a 24-hour desk. The larger suites suit downsizers from nearby Bathurst Manor and Clanton Park houses who want to stay in the area. Investors like the one-plus-den plans, but should check the rental rules in the declaration first.

What I’d want you to check

Heat and hydro are not in the fee list, so ask the seller for a full year of utility bills and confirm how the suite is heated and cooled. Order the status certificate and read the reserve fund study closely: at 14 years old, the building is moving toward its first major repair cycle, and with 61 owners each big item is a meaningful share per suite. Confirm the parking spot and any locker are deeded or assigned to the unit you are buying, and check the pet rules in the declaration rather than relying on a listing.

The value question

At around $585 per square foot with parking included, Acclaim is priced like a solid, unflashy mid-rise, which is what it is. You give up amenities and a doorman and gain a lower carrying cost and, in the bigger plans, real square footage. For a buyer planning to stay five years or more, that is a reasonable trade, provided the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
